Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/21/24: The lawn has some browning in the front yard. Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is in the auto position. Visual check of the boat photo below. Straps were tight. Plants on lanai were wet from rain.
8/21/24: Alarm is off. The pool auto fill has been put back on and is working. Some weeds on the lanai, some of the larger ones are still half alive, I re-sprayed them again today.
8/21/24: Water is to remain off. The plants out front do not require watering based on the plant moisture meter I use. While I was filling out the report, Diana Stewart stopped by the lady that the package of pet odor bottles were sent here. She described them before I gave them to her..
8/21/24: All of the weeds appear to have been sprayed recently. One of the neighbors cars are in the driveway. Lanai screen door is locked. All storm shutter panels are on. Green slip in mailbox.
8/21/24: I placed the mail in the blue recycling bin in the garage as requested. I walked the house twice to ensure all faucets and toilets were not running. I did not run water in the MB shower as the drain is covered. Minimal weeds beginning to grow on the lanai/pool cage area. The pool level was down a bit so I set the water timer for 45 minutes which should bring the pool level up to just under the middle of the skimmer.
8/21/24: Cleaned up some gecko droppings off the floors in the kitchen and living room. A small section of new soffits on the front of the building are pushed up. Ac system uv light was blue. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Faint water stain around light in shower has not changed in appearance.
8/21/24: Brought in a service report from Southwest pest management dated 8/16 see photo below. All of the weeds appeared I’ve been sprayed recently. The lawn still has some slight browning throughout the entire yard. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
8/21/24: I poured bleach down the AC drain.
8/21/24: The smoke detector in the master bedroom is defective and needs to be replaced. Lawn conditions have returned to normal. Poured several ounces of bleach down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
8/21/24: I started the car and it idled during the service call. There was a package at the front door, photo below. I placed it in the garage.
8/21/24: Water to remain on for plant irrigation on the lanai. I walked the house inside twice to ensure all water faucets, shower heads and toilets were not running. Photo of the plants on the lanai/ pool cage area below. I locked the door between the garage and home that was not locked to allow the AC tech to get to the thermostat. I found a few ceiling spots that I have now saved a baseline photo of today. These more than likely were here from past storms and are slowly getting a bit darker. Obviously since Debby came through I am a bit more hyper vigilant about ceiling spots.
8/21/24: All of the weeds that were growing on the lanai appear to have been sprayed since the last service call. The ac system was back on & appeared to be working correctly again. Poured one bottle of Nuline down the ac condensate drain line for preventative maintenance. All ceiling fans are off. Watered the plants on the front porch per the instructions provided. All the plants appear to be healthy. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
8/21/24: The front stoned area spears to have been weeded. I watered all the plants based on the readings of my plant moisture meter. I found many very very slight ceiling spots that if one looked without my high powered head lamp could be easily missed. I have several photos of these below. They could be slow bleed through (this is what I tend to believe) or from Debby the recent TS (less likely). Maybe some or all of these you are already aware of. You may not even pick them up with the photo but the spot will be directly in the center of the frame. The first 2 are found in the bedroom off the garage. The 2nd to last is in the LR above the TV. The others can be Denny items in the photo or wall paint.
8/21/24: Checked all damp rid bags. Wine cooler in dining room is off & door open. Deep freezer in front room closet was on & cold. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Plants on lanai were wet from rain. Both lanai screen doors are locked. Left the front door handle unlocked when leaving.
8/21/24: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Wine cooler in kitchen is off & door propped open. Lanai screen door is locked. Green slip in mailbox.
8/21/24: All ceiling fans are off. Monitoring the guest bedroom window closely. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
8/21/24: Washer dryer combo partially removed from utility closet blocking closet doors making it unable to inspect the water heater & ac air handler. Mini fridge in kitchen is off & door open. All ceiling fans are off. Checked damp rid bucket in storage closet. Will start the car every other service call.
8/21/24: All of the ac air filters in the ceilings throughout the residence appear to be dirty & may need to be replaced soon. All ceiling fans are off. Washing machine door is cracked open to prevent odors from building up. All storm shutter panels are on. Green slip in mailbox.
8/21/24: All ceiling fans are off. Wine chiller read 62. All storm shutters are closed. Green slip in mailbox.
8/20/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
8/20/24: All breakers are off except for the ac & heat breakers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will replace the ac air filters as needed. All ceiling fans are off. Did not run any water inside the residence per the client.
8/20/24: All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
8/20/24: The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
8/20/24: Both guest bedroom windows are still waiting for new screens. Facade of building is still waiting to be finished. Storm shutters are open. Left everything show ready when leaving.
8/20/24: New windows are still waiting to be installed in the guest bedroom. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Some plaster work and painting will need to be done around the inside of the new windows. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
