Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,389 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/12/24: Two large sections of pool cage screens are torn. The plates on both cars expire soon. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.11/12/24: The dehumidifier read 50 and was running/working.
11/12/24: The large pile of landscaping/storm debris has been collected since the last service call. There was some type of liquid or chemical droplets in the stainless steel kitchen & utility sinks when I arrived causing rust spots see photos below. I wiped off both sinks but was unable to remove the rust spots. Client advised they will address the situation when they return. Client addressed the garage since the last service call. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/12/24: The tree out back was blown down by the storms. Some plants are blown over and wind whipped, both reported previously.
11/12/24: Turned on the pool heater & set it to 88° per the client. Brought in two pieces of mail with some sales flyers see photo below. More distilled water will be needed for the golf cart batteries by the next time they need to be refilled. Left the garage door handle unlocked when leaving. Wiped dead ants off the master bedroom left side window sill again. One of the pipes inside of the pool heater is slowly leaking while the pool pump is running. Client is addressing. Lanai south screen door has a broken closer. Portable dehumidifier in kitchen read 45. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
11/12/24: There is a large pile of storm debris in the driveway waiting to be collected still. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both the avocado trees & some of the landscaping bushes have been storm damaged. Two of the bottom screens on each end of the lanai have small circular holes chewed in them most likely from squirrels. Client is addressing. The lawn has a few small brown spots on the left & right side of the house. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
11/12/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Garage side entry door handle unlocked for access.
11/12/24: There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in one piece of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
11/11/24: Contractor access. Met with Zach from Patek inspections & let him into the residence for inspection. Zack inspected the attic, breaker panel, water heater, ac system & plumbing etc. Zach also inspected the roof & exterior of the house. I stayed with Zach until he was finished, made sure everything was locked up & activated the alarm system when leaving. 12:15pm- 1:15pm.
10/14/24: I got to your condo today. You have no visible signs of any major storm damage. Your lanai furniture was moved around a bit, but that would be expected with the winds. I don’t see any storm damage to the screens, although there could be a small tear somewhere. The humidity inside is 57.8% do you have power and your AC is running and cooling I’ve been cleaning the MB shower a bit each time I’m here but when you come it could use a goof sanitization. The wind blew some debris under the main door but it does appear it was wet. Sent photos via text.
9/29/24: I found no obvious evidence of storm damage to your condo. You have power and the AC is working. The lanai furniture was pretty much in place, photos coming. I put the cover back on The TV. Sent photos via text.
10/13/24: I could not find any obvious major storm damage to your home. You have power and your AC is running and cooling. The humidity inside is right under 56.2% which is acceptable. The plants look wind whipped understandably. You have some soffit damage and roof issues, but they are minor from what I can see. Sent photos by text.
10/11/24: Sent 6 photos of the damage via text. Spent 10 minutes on the phone with the homeowner during the day when I was there.
9/27/24: Good evening Paul. I visited your condo today, but it was having issues with Internet connectivity so I waited until I got home. Your condo had no obvious signs of storm damage of any kind. You had power and your AC was running, which is the only unit I did today that had power. Your car unfortunately sat in the parking lot in the water covered it up to and a little over the handles. I’m sending a photo and you’ll be able to see the waterline.
10/12/24: I found no storm damage to your condo
10/11/24: You have no obvious signs of storm damage. You have power and the AC is running and cooling and 58% humidity inside.
10/11/24: I found no damage to your home inside. You have some plant and tree damage outside. You also have lost some shingles on the caps of the roof. Photos sent via text.
10/13/24: I did find any major storm damage to your home. You have power and the AC working and cooling. The humidity is 58% which is acceptable. Your plants appear to be wind whipped which is understandable.
10/14/24: I did not find any obvious major storm damage to your condo. He did have one screen that had popped out on the lanai photo below. The bedroom window on that side. I cannot see if you lost that screen because there’s insulation in the window. You lost the screen on the refrigerator side dinette window and you lost one of the screens on the office window. Your unit has power. The AC is running and cooling. You had a tripped GFI in the garage which powers the two battery chargers I reset it and they came on. The humidity inside is 53.7%. 11/8/24: The dehumidifier read 40%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it. The garbage disposal was frozen, I freed it up and then sprayed it liberally with WD40.
11/8/24: The dehumidifier in the kitchen read 51 and had some water in the condensation tube. The dehumidifier in the bathroom read 53 and it had water in the condensation tube. There is a very light discoloration around the light fixture above the tub in the guest bathroom, reported previously. It does not appear to have changed when compared to the photo taken previously. The refrigerator and the bar fridge are cold. The fridge freezer has frozen items in it.
11/8/24: Photos of the yard and trees below. The modem did not have lights. I unplugged it for several minutes and the it rebooted.
11/8/24: Poured 2oz of bleach in each toilet.
11/8/24: There is a commercial grade dehumidifier in the living room. There is a great deal of gritty dirt from the roofing work all over the front room, photos below. The LR furniture appears dry but very dirty, needs cleaned. The back part of the condo (bathrooms and bedrooms) need light cleaning but are inhabitable by appearance, photos below. I could not find obvious evidence of mold or even mildew but could be. I looked but could not find my lock box anywhere in the condo. The roof has not been completed as of yet photo below. The lanai doors are closed and sealed from what I could see and feel. Temp in front room 85.4 and humidity is 45.4%
11/8/24: I could not find any obvious evidence of black mold. The dehumidifier in the guest bathroom, read 45 and had water in the tube/hose. The dehumidifier in the master bathroom, red 50 and had water in the tube/hose. The screens on the lanai if you had to be repaired. The pool is clear and clean in appearance. Photos of the lawn below. There is a sign from ugly bug pest control in the front yard. I could not remove because it is not dated. The front door lock was working very hard, so I sprayed some WD-40 in it and work the key back-and-forth until it was working, almost flawlessly.
