Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,904 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/22/24: The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
8/22/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two new and primary armadillo holes appear to still be active. Pool level is above bottom of the coping.
8/22/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
8/22/24: The water heater is a on-demand. There are several ceiling areas that are being worked on in one bedroom that is torn down to the ceiling studs. The garbage disposal switch is taped in one position so I did not test it. The smoke detector in the living room is chirping, indicating it will need a battery replaced. It is not an issue as long as no one is staying here in my opinion.
8/22/24: Brought in a package that was laying by the front door when I arrived see photo below. The west addict had water on the floor again & I was able to see the actual roof leak during today’s inspection see photos below. Will send a video of the roof leak to the client via text. Portable dehumidifier in kitchen read 49. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Storm shutters on lanai are closed. Storm shutter over front door is half closed for access to residence.
8/22/24: Visual check of the car, battery maintainer had power.
8/22/24: I poured vinegar down the HVAC condensate tube then chased with water. I will continue to use both water valves for the time being until I’m confident it is not necessary.
8/22/24: Water is to remain off per client. I insured that the water valves were off outside. I made sure the slider between the 2 areas was closed upon departure. The AC for the Florida room had no power. Talked to the HO and discovered a tripped GFI in the bathroom was the issue. Bothe sides of the home had higher than desired humidity so I reduce the unit settings by a few degrees to help mitigate this issue.
8/22/24: Removed a problem solved pest sign from the front yard. Brought in two pieces of mail with some sales flyers see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
8/22/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered both thermostats to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is some heavy washout starting to happen on the back right corner of the house which may start to damage the concrete slab soon. The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
8/22/24: Met with ac technician Tom from Sunset Air & moved the SUV out of the way for ac repair and returned it back. Tom found the ac condensate drain line clogged & cleaned it out causing the ac to work correctly again. 8:00am to 9:30 am
8/22/24: Lawn conditions have returned to normal. The plate on the vehicle appears to be expired. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware & addressing. All ceiling fans are off. Left the water main on for the pool when leaving.
8/22/24: The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
8/22/24: Portable dehumidifier in kitchen read 30. Minor drywall work and painting is still waiting to be completed inside the residence and the lanai ceiling is still waiting to be finished. Terry advised that they will still be accessing the attic to install the blown in insulation soon. The entire residence will need to be thoroughly deep cleaned when construction is complete. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Turned off both water mains when leaving.
8/22/24: Reconnected the wifi to the ac thermostat with client on the phone. Did not water the plants during today’s service call as it was raining. Weeds & grass are growing in all the landscape beds. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight.
8/21/24: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
8/21/24: All ceiling fans are off.
8/21/24: All of the weeds appear to have been sprayed recently. Lawn conditions have returned to normal. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
8/21/24: I poured 1/4 cup of vinegar down the AC drain as requested. Most AC companies suggest I pour a cup every month or a half cup every 2weeks. Food for thought suggestion. The ceiling spot in the master bedroom is unchanged.
8/21/24: I poured vinegar down the HVAC tube. The bands securing the palm tree supports out front have snapped, reported previously.
8/21/24: Removed a pest eliminators sign dated 8/12 from the front yard. There were location flags & marks in the front yard when I arrived see photo below. The ac system was off and the thermostat had error codes on the display when I arrived see photos below. The condensate drain pan underneath the air handler in the garage is starting to rust out on one end from condensation. Client is addressing. There are some perishable items inside the refrigerator. All ceiling fans are off. The concrete privacy wall by the garage side entry door on the front left side of the house is starting to detach from the side of the house. All storm shutters are closed. Will run the mesh storm shutters on the lanai once per month for preventative maintenance. Visual check of the boat photo below.
8/21/24: The pool pump is set to pull water from the bottom center drain. I raised the garage overhead door during the service call to air out the stale air in the garage and closed it upon departure. I pulled a Truly Nolen sign from the yard dated 8/20.
8/21/24: The lawn had a large brown spot in the front yard & there were numerous location flags & marks on both sides of the driveway when I arrived see photos below. Brought in a pool boy service slip dated 8/17. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
8/21/24: The alarm pad next to the garage door beeps lightly every minute or so. The ceilings spots are the same.
8/21/24: The ac system is still off and waiting to be repaired. Client is addressing. Weeds are starting to build up in the landscape beds & pool pavers. The backflow preventer on the left side of the house is dripping water. The lawn has several large brown spots throughout the yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
