Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/4/24: I did not see any water stains on the ceilings or water intrusions throughout the residence. All ceiling fans are off. Lanai screen door is unlocked. Visual check of the outbuilding in the backyard. Made sure to turn off both water mains before leaving. Green slip in mailbox.10/4/24: The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.
10/4/24: There was a small brown stain from a puddle of water on the garage floor in front of the water heater see photos below. The garage was dry & water does not appear to have got inside the garage. Will continue to monitor closely. I did not see any water stains on the ceilings. Did not water the new Pygmy date palm. The new palm tree is alive & appears to be healthy. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Bahama shutters are open.
10/4/24: I did not see any new water stains on the ceilings & water did not get into the garage. The lanai may need to be pressure washed soon. All ceiling fans are off. Checked all damp rids. There is a small section of soffits pushed up on the right side of the house by the lanai. Lanai screen door is unlocked. Did not run any water inside the residence.
10/4/24: The Bougainvillea needs to be trimmed soon photo below. I did not see any new water stains on the ceilings or any water intrusions throughout the residence. Water did not get into the garage. All ceiling fans are off. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.

10/4/24: I did not see any water stains on the ceilings & water did not get into the garage. Will water the plant on the lanai every other service call.
10/4/24: There is browning in the front yard that does not appear to be getting better. The gutter baffle to the right of the front door needs to be repaired, reported previously. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. There are 2 small trees that a leaning but in opposite directions which leads me to believe they are leaning because the soil is so wet and their braces have given way, reported previously. I found a small broken piece of tile in the front of the pool equipment, photo below. I could not see where it came from on your roof nor your neighbor’s.
10/4/24: Put all the paint cans from the side of the house in the garage. Photos of some of the new soffits installed recently below. I did not see any new water stains on the ceilings throughout the residence. Weeds are starting to build up in the lanai pavers. The old water stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Mini fridge in kitchen is off & doors open. All ceiling fans are off. Checked light timer in living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. All storm shutters are closed & storm panels are on. Accordion storm shutter over front door will be closed if major storm is imminent.
10/4/24: There appears to be some irrigation work being performed across the backyard & through the community see photos below. I did not see any water stains on the ceilings. Ran the keurig coffee maker & made sure it was off when finished. The plate on the vehicle appears to be expired. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. Will run the keurig coffee maker once per month. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
10/4/24: I poured a bottle of vinegar down the HVAC condensate tube. There is an armadillo hole under the backside of the AC condensing unit, reported previously. There is a long aluminum brace on the ground next to the house, photo below. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return. The AC unit is not running. The thermostat is calling for the unit to cool. The fan will not run when set to on. The drain line is not backed up. This must me a motor or capacitor if I had to guess but a qualified tech will need to look at it.
10/4/24: Opened all the storm shutters on the lanai for pressure washing. Two small section’s of soffits on each side of the front entrance were pushed up when I arrived photos below. I did not see any new water stains on the ceilings or any water intrusions. Brought in one piece of mail with a stack of sales flyer see photo below. Excessive live & dead ants still throughout the inside of the residence. Client is addressing. Weeds are starting to build up in the pool pavers. Client is addressing. The pool pavers may need to be pressure washed soon. Client is addressing. One of the water supply valves underneath the kitchen sink has a slow drip leak. Client will address. Weeds & grass are growing in the landscape beds. Both bathroom shower faucet handles are tagged for being broken. I poured water down the drains for now to keep the traps from drying out. Client will address. The on suite master bathroom toilet is tagged for leaking from a dry rotted rubber supply line connected to the fill valve in the tank that comes loose when flushed. The line did not leak while flushing the toilet today. I temporarily turned the water supply valve off to the toilet after flushing it for now. Client will address. The other toilet water supply valve was not leaking during today’s inspection. Double bed master bathroom shower tile grout is cracking in one of the corners. Checked all light timers. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Pool pump timer is set to run from 10am-6pm daily. Lanai east screen door is locked. South screen door is unlocked. One of the top pool cage screens has a tear in it. All storm shutters are closed except for the shutters on the lanai.
10/4/24: Drive by post storm report. There were some new water stains on the right side garage ceiling when I arrived see photos below. I did not see any other water stains or water intrusions inside the residence. Power was on & the ac system was on. Excessive weeds are growing in all the pool pavers & the lanai needs to be pressure washed soon as previously reported photos below. Drove the suv & golf cart within the community. I had to put air in the front right tire on the suv again. Made sure everything was locked & closed up before leaving.
10/3/24: Will be moving the vehicle & golf cart to Schranks parking garage on Saturday 10/5. The garage storage room was dry & the garage area was clean but all the rugs are still wet. Punch out list & permit package on front porch. Paint cans in foyer. All ceiling fans inside are on. Checked all damp rids. Storm shutters on lanai are closed & one is partially open for ventilation. Made sure the new front doors were completely closed & locked when leaving.
10/3/24: Will be moving both cars to the Schutts on Saturday 10/5 & putting the golf cart somewhere safe. Garage is currently clean & dry. The new water stains on the living room ceiling have not changed in appearance since the last visit. Will continue to monitor closely. Dead bugs in kitchen from pantry have not been cleaned up yet. Client is addressing. Monitoring all water stains on the ceilings closely. No torn screens on the front porch or windows. All storm shutters on the lanai are closed.
10/3/24: The garage storage room door was open when I arrived. There appears to have been at least a couple feet of water inside the storage room damaging everything inside photos below. All ceiling fans are off. All storm shutters are closed.
10/3/24: The garage storage room door was open & everything inside was water damaged when I arrived photos below. There appears to have been at least a couple feet of water throughout the storage room. The refrigerator in the storage room was not working. I unplugged it & propped open the doors for now. Will not start the car until it has been returned from the dealership. Everything was ok upstairs. Portable dehumidifier in kitchen read 57. The garbage disposal appears to be seized & im unable to free it. Wine cooler in dining room read 54/46. Mini fridge in dining room was on & cold. Storm shutters on the lanai are closed.
10/3/24: The garage overhead door has been closed since the last visit & appears to be either storm damaged or has been hit by a vehicle as there were fresh tire tracks in front of the door photos below. Some of the screens in the garage are damaged photos below. Power has been restored to the garage storage room. The dehumidifier & air dryer are currently running again but everything in the storage room is still pretty wet. The outside of both vehicles may need to be cleaned soon as well. Good news pest control arrived to treat the inside of the residence as I was leaving. The master bedroom ceiling has not changed in appearance since the last service call & there wasn’t any water on the plastic. Everything was dry in the master bedroom & dry around the upstairs windows. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. All ceiling fans are on. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
10/3/24: The pool pump has a leak but I cannot identify exactly where, reported previously. The water valve is off on top of the water heater. The water main valve was on upon arrival and off upon departure. The pool level is up to the bottom side of the coping. The MB bathroom exhaust fan was on, I turned it off. The outside garage lights are on.
10/3/24: The browning of the lawn remains the same. I watered the plants on the lanai. Each car charger had power. All ceiling spots reported previously remain the same. The large plant on the lanai was on its side, I righted it to find damage to the pot, photos below. The water is beginning to smell a bit which will mean the hot side of the system will need to be ran to flush out the water heater where the smell is originating.
10/3/24: The garage storage room door was open when i arrived & everything inside was dry. Water appears to have only been several inches high inside the garage & did not get into the storage room. Found a water stain on the guest bathroom linen closet ceiling photos below. Ran the storm shutters up & down for preventative maintenance. The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was off in #2004.
10/3/24: Browning in the yard remains the same. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on for the pool auto fill. The ceiling spots mentioned int the previous report are the same. Weeds are growing in the cracks of the lanai. One of the front landscape lights must have been hit by a lawn mower, photo below. I placed it inside the front screened area.
10/3/24: The garage storage room door was open when i arrived & everything inside was currently dry. Water did not get inside the vehicle but appears to have been several inches high underneath the vehicle photo below. The upstairs humidity level was over the acceptable level of 60%. The upstairs air handler was running but warm air was blowing out of the vents. I did not find any tripped breakers. The upstairs ac system will need to be repaired at this time. Made sure the front door was locked & the key removed from the lock when leaving. The ac access area on the front of the building appears to be waiting on new louvers still. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
10/3/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same and not improving. I pulled about a few weeds on the lanai. The water is beginning to smell indicating the water needs to run on the hot side of the system until the water inside the water heater has been completely flushed out before or upon your return.
10/3/24: The garage storage room door was open when I arrived & still waiting to be cleaned out. Some items on the floors were still wet. I left the storage room door open & unlocked when leaving. Made sure the water heater & ice maker were off. Automatic ac condensate drain line cleaner attached to air handler is 1/4 full. Mini fridge in foyer read 37/54. The ac condenser access on the front of the building appears to be waiting on new louvers. All storm shutters are closed.
