Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,999 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/15/18: I pulled a dozen weeds on the lanai.
10/15/18: Ran water through exterior fridge door. Disposal housing is cracked and leaking. I have tagged both the fixture and the disposal. Did not run the disposal. Palm shucks are not being cleared by lawn care company, photo below. Pulled a Key Exterminator sign from the front yard dated 10/10/18.
10/15/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. Sprinkler head laying in back yard but couldn’t find where it came from. Brown spot out front. Weeds taking over landscaping, notated on last report. The lawnmowing company appears not to be picking up sticks and branches that have fallen from your tree in back as well they’re collecting them under the tree in back. I poured 2 cups of ammonia down animal den in back yard and then put several small twigs in entry to Mark if it returns.
10/15/18: Water is to remain off per client.
10/15/18: Two vehicles in your driveway, I believe your neighbors are using your drive while there’s is sealed.
10/15/18: No water fell from the top of the door today. I watered the plants on the lanai. I found the door between the garage and your home unlocked, I locked it. I found circuit breaker 33/35 for the irrigation pump tripped, I reset it.
10/15/18: Tub sink in garage is cracked and has a note about who hit it, see photo below. Pulled a Truly Nolan sign dated 10/9/18 from the front yard. Your home has very high humidity I believe due to the thermostat fan being set to ON but should be set to Auto. I set it to auto and this should correct the humidity. I also checked to ensure cold air was blowing from vents.
10/15/18: Photos of ceiling spots below. You have two gofer title dens in your back yard, both are small and very young turtles. I did see one small turtle and these may have been dug by the same turtle. You have some discoloration of the ceiling along the wall of the master bedroom closet without the attic access photo below.
10/12/18: The humidity is much better now, primary area down to 47.5% and the bedroom area is 52.9%. I moved both thermostats back to 77° As I feel this should be fine now that the primary thermostat fan is now set to auto.
10/12/18: Watered both plants on the lanai.
10/12/18: There were several insect droppings on master bath sink again as mentioned previously, I cleaned them up.
10/12/18: I set the dehumidistat back to 55%. I’m concerned the dehumidistat may have malfunctioned sometime during the last two weeks as Most of the time when I come in here the temp is always 5 to 8° warmer than the setting on the thermostat which is 80°. When I came in today it was set to 80 it was reading 80 and the system is running. Humidity level is much lower than it normally is under 50% which indicates that the system was running from the thermostat without regard for the dehumidistat. Once I turned the dehumidistat back to 55% the system shut down immediately.
10/12/18: As mentioned several times before, the weeds are really growing through the cracks on the lanai. May want to schedule someone to pull/spray/power wash the lanai. Palm fronds around the base of front trees have been there for the past several service calls.
10/12/18: It is my belief that the landscapers/lawn company employees are not removing the palm fronds and shucks all that were reported on last report are still here and now more from the recent storms. The pool deck will need some serious power washing soon, photos below.
10/12/18: The pool is above the skimmer port. I moved each thermostat to 70 mitigate the very high humidity. I found the primary AC thermostat fan switch set to on which should always be set to auto so I turned it to auto. I will run back by here later today to see if these adjustments have lowered this very high humidity.
10/12/18: I pulled several weeds on your lanai. There is a pool pump box on the lanai, pool pump and trap housing appears to be new. Water valve was on upon arrival off upon departure. I always put my car keys on the valve so I cannot drive away without turning the water off, so my guess is someone else turned it on and forgot to turn off.

10/11/18: Spots on ceiling in guest bedroom appear to be no worse. Circuit breaker #25 was tripped (kitchen/dining lights).
10/11/18: Hall toilet handle sticks a bit, need to jiggle handle. Smoke detector just leading into the master bedroom from the living room is chirping the battery needs replaced. Found dozens of dead ants behind and the the left of th sofa, photo below. I found no live ants. I cleaned these up best I could but could not reach those behind the sofa.
10/11/18: The car did not start, it has battery but too low to start.
10/11/18: Frank and his wife were power washing the building’s lanais the alarm was off upon arrival and they said the would activate it upon their completion. There is a small puddle of water at the base of the softener tube see photo below. The water was off upon arrival and the puddle was already there.
10/11/18: Water is off at unit 2004.
10/11/18: Drained water from system after water was turned off.
10/11/18: The right side boat trailer tires are down a few pounds but nothing critical.
10/11/18: I turned the thermostat down 1° to help mitigate the higher humidity.
