Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,004 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/6/18: Damage to pool cage screens reported upon in past reports has not been repaired as of yet. More damaged screen photos below. The mirror in the master bath has come loose from the wall and is leanining against the medicine cabinet, photo below. Based on how solid the cabinet is and the way the mirror fits I believe it is fine as is but should be secured to the wall again soon.
12/6/18: Lower level readings temp 64.2 and humidity 50.5%. I turned the water main off.
12/5/18: Some browning in the lawn especially on the right side of your home, photos below. Some slat like deposit stains around outside water equipment, photo below. Unplugged the router in the den and then plugged back in after 30 seconds. Waited for it to reboot. All lights solid with the exception of the Internet and 2.4Ghz lights they were blinking.
12/5/18: No bees found around the exterior of your home. Photos below of before and after clean up. Jodi has enough time left to sweep all the carpets and floors. Cleaned bout toilets and all counter tops. Pulled a Truly Nolen sign dated 11/13/18 from the front yard.
12/5/18: Car cover looks good. The tile on the lanai has popped up, reported previously.
12/5/18: The lanai surface has been cleaned, much of the grass and weeds ended up in the pool, see photos below. The living room carpet appears to have been swept/cleaned photo below.
12/5/18: I turned the water heater off at the switch next to the tank. The ice maker has ice in it, should I empty and turn off?
12/5/18: Brought two packages inside from front door area.
12/5/18: Found a small envelope package at your front door brought it in, photo below.
12/5/18: I plugged the fridge in and turned the breaker on for the water heater. I also put the safety pull back in which is next to the water heater. Before I did I checked to ensure there was power at the safety pull.
12/5/18: Debris on roof appears it may be growing there, as previously reported. Turned the thermostat down to 65 and switched it to heat.
12/5/18: Side stockade gate was open, I closed it. TV had an upgrade needed I did it so that the error message would go away and not burn the screen.
12/5/18: Met electrician to replace circuit breaker. Closed front blinds.
12/4/18: Turned all circuit breakers, including water heater. I set the thermostat to 75. I left the water main on for client’s arrival. I removed the charger from the van and started the car to ensure it would start.
12/4/18: I replaced the HVAC filter with those purchased by client. I moved the thermostat down to 76 to help mitigate the higher interior humidity.
12/4/18: I turned the thermostat up to 80 and the dehumidistat to 55% based on the very low humidity readings today. The deadbolt was not locked.
12/4/18: I picked up several pieces of fruit from the yard. Had several pieces of mail so I will be mailing that today. I moved the thermostat down to 76 degrees to help mitigate the humidity.
12/4/18: Hooked battery charger to the car. I also hooked up the dehumidifier on the counter in the kitchen. I made sure the hose fitting was very tight.
12/4/18: A/C filter needs replaced (20x20x1). I turned the dehumidistat down to 50% to help mitigate the higher interior humidity.
12/4/18: Watered the one plant on the lanai. Turned water heater off at circuit breaker. The ice maker was off. Entry hall light was on, I turned it off. There was a vey brown banana on the counter, I removed it. I turned the thermostat up to 78 degrees.
12/3/18: The alarm went off just as soon as I opened the front door. I successfully disarmed the alarm.
12/3/18: Pulled several weeds in the lanai. The interior humidity is a bit high but is common this time of year because the system runs less frequently than summer.
12/3/18: Watered 16 exterior plants. The pool’s skimmer port was sucking air about every 60 seconds. The pool level is low but still has water to keep the pump filled. I ran the water all the time I was watering plants and doing my interior inspection. This brought it up enough that the sucking stopped. The one front plant has been wilted pretty good each time I arrive despite watering it as much as the planter can hold, photo below.
12/3/18: Chipped away quite a bit of ice from the door, phots below. The contractor was working on walls in master bath, I could get in to flush the toilet or run faucets. He assured me he would make sure the theyand dehumidistat got returned to their proper settings. Did not run the disposal as instructed by your note.
12/3/18: No the pool is being worked on photos below. Humidity was above where I like to see it in the dehumidistat was set to 65.5% so I turned it back to what we had set it in the past at 55%.
