Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,014 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/26/18: The plant on the left front corner of your hole is dead and falling down, photo below.
12/26/18: There is an armadillo hole dug in the plant just to the right of your front screen door. The pool is a bit dirty at the water line but not extremely.
12/26/18: New letters for your mailbox we’re in your mailbox I brought them inside.
12/26/18: Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. Several fire ant hills in the yard and landscaping.
12/24/18: It appears the lawn mowing company ran ove and knocked off your downspout on the left side of your home but never put it back on, photo below. It is also smashed at one end. There was a gift from the pool company under your not when I cover roof but I brought it inside. I left the water main on as instructed. I turn off circuit breakers that were off which included the water heater. I turned it to him instead to ON and the thermostat to 74°. I closed each closet and put all the batteries back in the remotes.
12/24/18: Blind fell down in master bedroom photo below.
12/24/18: The back passenger tire on the car is almost flat, photo below. The filter piping on the pool is leaking photo below and I’m sending separately a video to show you how fast it is leaking. I shut the pump off to prevent any more drainage until pool company can repair. The water main was on upon arrival but I did shut it off upon departure.
12/24/18: Watered 16 exterior plants. There was someone in your home since the last time I was there. Both toilet lids were down which then causes mold to begin to grow at the waterline, so I swabbed each and left open. There is grass and particles on the tile throughout your home not a lot but enough that I can notice. All of the doors were shut not promoting very good circulation I opened them all back up. The door that enters the garage was not locked, and the light was on in the garage I turned it off. There was a bag of items in the refrigerator that I can’t recall being there last they were leaking all over the interior of the refrigerator so I threw them out, photo below.
12/24/18: The smoke detector above the boat in the garage is chirping the battery needs replaced. Browning of yard on left side of home as previously reported.
12/24/18: Plastic cover to exterior electrical outlet on the left side of your home next to the water main valve was off and laying in the lanai, I snapped back on to base.
12/22/18: The guest bedroom toilet DID flush today. Pulled 2 dozen weeds on the lanai. Mail had something in it I thought you may be looking for, photo below.
12/21/18: Closet ceiling in guest bedroom has large water spot but it looks dry, as reported previously.
12/21/18: Lower level readings temp 69.1 and humidity 57.5%. Moved bag of ice from freezer put ice in the sink.
12/21/18: Met Conditioned Air Tech’s so they could perform seasonal service. Lanai is wet and dirty from recent rain with water sitting at the master bedroom end of the lanai, photo below.
12/21/18: Brought in 2 pieces of mail, one looked like a holiday card from Edinburgh UK
12/21/18: Photo of the intercostal out your former window today is below. The cold water fixture on the right sink in the master bedroom is leaking slightly, I have tagged it as such.
12/21/18: Water is on at unit 2004.
12/21/18: Drained water from system after water was turned off.
12/21/18: The humidity is higher than I like to see however we have had a great deal of colder rainy weather And I’m sure your AC system is not running as frequently as it should to pull the humidity from your home. The long-term forecast is for high 70s low 80s to return so the setting at 76 I believe is still good there’s not much we can do at this point.
12/20/18: I left the water on as instructed for renters that are coming in. I also turned the water heater on as instructed. I turned the thermostat down fom 80 to 76 to help mitigate the upstairs humidity when the temps rise outside. The is moisture in the upstairs slider track photo below. I cannot feel ANY moisture along the door or wall or carpet, just see moisture in the track. It has been blowing rain off and on since early this morning. It is currently rhino, lightening and raining hard.
12/20/18: Damage to pool cage screens reported upon in past reports. I moved the the master bath mirror in the opposite direction so the top is leaning against the wall and the bottom is kicked out just a bit so that there is absolutely no possibility it should fall out, see photo below. There is some erosion and or digging at the pool concrete foundation, photo below.
12/20/18: No kitchen appliances hooked up. No kitchen sink so I couldn’t run the water. In the master bath there is no sink and no tub. I ran the water hose into the pool the entire time I was here for good measure, the water level was just about at the middle of the skimmer port opening. I removed a Truly Nolen pest control sign from the yard, it was dated 12/19/18. The palm tree out front needs trimmed, photo below.
12/19/18: Back bushes and trees have not yet been trimmed.
12/19/18: Debris on roof appears it may be growing there, as previously reported. The thermostat is set to heat.
12/19/18: Removed the key from the key box. I took many photos of the soffits as requested they are below. The RO system valve was on. The water main was on upon my arrival and I left it on for the guests arrival the end of the week.
