Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,019 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/2/19: Opened all hurricane shutters, turned the thermostat down to 74 degrees, left the water main valve on and plugged the fuse T in for the water heater.1/2/19: Some browning in the lawn as reported previously. Brought in an envelope form the mail box from your lawn service. Found a phone book and Truegreen notice under the mat from the front door, brought them is as well.
1/2/19: Double door fridge in the garage doors shut and cold. I brought the recycling container into the garage.
1/2/19: No bees found around the exterior of your home. Pulled a Truly Nolen sign dated 12/27/18 from the front yard.
1/2/19: Picked up a few dozen palm shucks and 6 palm fronds blown free from trees during last weeks winds, photo below.
1/2/19: I’m the master bedroom a blind slat has fallen done with broken top plastic clip, photo below.
1/2/19: I move the thermostat down to 75° to help mitigate the higher humidity inside your home.
1/2/19: Your pool filter casing is leaking (again/still), see below. No need to run the hose into the pool as the level was right to the X you mentioned in your email.
1/2/19: Picked up 4 pieces of fruit from the yard. Several pieces of mail being sent today. The humidity is above where I like to see it so I turn the dehumidistat back on and set it to 55% then I lowered the thermostat to 72°. What does should accomplish is when the humidity is above 55% the thermostat will have power and start cooling your home regardless of the temperature as long as it’s not below 72°. Once the humidity reaches below 55% the system will shut off.
1/2/19: Watered the one plant on the lanai. Ran showers and tub for extended period of time.
12/31/18: Garbage disposal switch has a note “Do not use does not grind”.
12/31/18: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open/lift. Did not run water in master bath tub as furniture is sitting in it.
12/31/18: The dehumidifier ran while I was there and had water in the tube. I turned the circuit breaker on but not the switch next to the water heater it is still off.
12/27/18: Poured water in master bath shower drain. Started the car, idled during entire inspection.
12/27/18: The water main was on upon arrival, I know that this was off last I laughed as I always leave my keys sitting on the valve don’t know I can I drive away without turning it off. And also appears someone been inside the condo prepping it for your renters so I will be leaving the water on as I expect they will return and complete but they began.
12/27/18: The smoke detector leading into the master bedroom is chirping the battery needs replaced. The outside water main valve has not been replaced.
12/27/18: The humidity is a bit high for what I consider acceptable, however last service call it was good so we can wait to see what it is next time before deciding to make changes.
12/27/18: The water heater was on, the water main was on, and the refrigerator was on. I turned the water heater off at the circuit breaker as well as the refrigerator and I propped the refrigerator doors open. I emptied the ice maker. The upstairs thermostat was wrong to 73 I set it to 78.
12/27/18: Water is on at unit 2004.
12/27/18: Driver side front tire a bit low on the Fiat.
12/27/18: Right side master bath sink is leaking at the base nut. I have tagged this faucet.
12/27/18: I set the thermostats and the dehumidistat back to the settings we had prior to construction as the humidity is a bit high but this could certainly just be the time of year it is not extreme and of no real concern I believe. Upstairs however I found the small closet door open which could be adding to the higher humidity in your condo, of course I closed it.
12/27/18: I replaced the 9v battery in the front hall smoke detector which has been chirping for weeks.

12/26/18: The lanai concrete and cage screens needs power washed. Some digging in the side and backyard looks like an armadillo Many more spots than last report.
