Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,020 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/2/19: One plant on the lanai does not look as if it may make it it’s always wilted I watered it last time I was here as well. Picture below.
4/2/19: I turn the water heater off at the circuit breaker and the garage light as well. Photos of the new hurricane panels are below. I found the thermostat set to 75 I moved it up to 78°. Found debris in the corner behind the water heater and a hole in the wall come put two blocks and pinned them against the interior wall to resent pest intrusion.
4/2/19: The grass and especially the front yard is still the same. The thermostat is set at 76° but due to the humidity level I left it at 76° based on the humidity level. No brown water in the master bathroom tub this time. FedEx package at your front door, brought inside photos below.
4/2/19: Pulled a Truly Nolen sign dated 3/18/19 from the front yard, photo below.
3/27/19: I move the thermostat back to 76° as the humidity now is very acceptable. I pulled weeds in the corner of the lanai where the garden is. I found the alarm system deactivated again when I walked in as I found the last time I was here as well. I distinctly remember turning the alarm on before I left as well I know I did it today too.
3/27/19: Your Take One container out front is empty.
3/27/19: I brought in several pieces of mail not appear to be important. I unplug the television set and turned on the light in the corner by the sofa as requested. We still have red bugs primarily out in back on the shed.
3/27/19: I found about 3 dozen dead bees behind the living room TV pic below. Cannot see any live bees inside and out, not sure whether they came from.
3/27/19: Drained water from system after water was turned off. I left the thermostat at 75° and dehumidistat to 50% help mitigate humidity.
3/27/19: Brought in a of junk mail. Poured 2oz of bleach down AC Evan tube and the chases it with 3 cups of water.
3/27/19: I left the thermostat at 76° do to the humidity being above 60%.
3/26/19: Do you water heater in the range were on at the circuit breaker I turn these off as there’s no need to heat the water while you’re away and there are concerns about ranges such as yours having the ability turn themselves on if there’s a lightning strike knew you’re home so with the breaker off no worries for this.
3/26/19: The dehumidifier ran while I was there and had water in the tube. Car parked in front of your garage.
3/26/19: Light under cabinets leading to garage were on, I turned them off.
3/26/19: The door that enters the garage was not locked. The water main was on upon arrival. Watered several small tender plants on the lanai that were wilted. Shut the water heater off using the switch on the wall next to it.
3/26/19: The thermostat was set to 73° I moved it back to 78°, the water was on when I arrive to turn the water main off when I left. The master bath left side sink is draining quite slowly may need to have the trap cleaned.
3/26/19: I reset the timer on the lamp just inside the door so that it would turn on at night only as I found it was on when I arrived.
3/26/19: Gate was locked.
3/26/19: First service call went smoothly.
3/20/19: The Watermain was on when I arrived. Called the client and we reset the camera for the living. I brought the garbage and recycling bins to the road for pick up tomorrow. The deadbolt on the door leading to the lanai spa area was not locked it is now. Red bugs we experienced last year on the back storage shed are back phots below. They are not inside any structures.
3/20/19: Could not get general entry door for garage to open, the code 1510On does not work. Called property management office they told me to call client.
3/20/19: When I arrived the water was on to the condo. The dehumidistat had been moved back to 80% which means the system ball run because were trying to maintain s much higher humidity level inside the condo before the AC turns on. Your dehumidistat is registering about 7% higher than it actually is inside. So in order to set this properly we need to keep the dehumidistat at 65% which should give us a reading for around 58-59%.
3/19/19: The grass and especially the front yard is still the same. The thermostat is set at 76° but due to the humidity level I left it at 76°. The first bathroom I do at your home is the master bath, when I turned on the tub the water came out slightly brown. I ran all the sinks, faucets and showers exceptionally long to try to make sure that we clear that from the pipeline.
3/19/19: Reset the modem in the bedroom.
3/13/19: The humidity inside your home is nearing 67%, The AC system is working and cooling as I let it run for sometime. The outside temperature is not getting warm enough to penetrate your tight fitting windows to push the temp inside above the 76° I had it set at, so even though the humidity is high the thermostat is shutting the system off. I move the thermostat down to 73°. During times like this the AC system should run more frequently to remove the humidity. So the thermostat setting should not be reached before the humidity is removed. Once humidity is brought under 55% the dehumidistat will shut the system off.
