Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,020 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/7/19: Center of front browning, weeds in driveway and sidewalk paver cracks. Master bath small sink hot water faucet handle leaks at base. Door handles are loose leading to the garage and lanai. Photos of mail you may want to review below. Screens on backside of lanai have heavy pine pollen.
5/7/19: Cleaned up gecko droppings.
5/6/19: Poured several ounces of vinegar down the AC condensation evacuation tube. PoUred two ounces bleach in each toilet
5/6/19: Some weeds growing in the cracks of the pavers on the lanai,pulled the larger weeds.
5/6/19: Pool level low so we ran water into it during entire service call. Ware Watered all exterior potted plants. Ran back shutter up and down
5/6/19: Watered 3 trees per written instructions on kitchen counter. Left side sink stopper in the master bathroom will not open.
5/6/19: Pulled a Hoskins Pest control sign from the front yard undated.
5/6/19: Gate was locked.
5/6/19: Cleaned dead bugs up behind toilet in master bath.
5/6/19: Car too close to shed for me to check inside. Moved the dehumidistat from 0 to 45, thermostat remains at 77.
5/6/19: One kitchen drawer is broken see photo below.
5/6/19: Shed doors are painted shut, I left a note for painters.
5/6/19: Guest bath sink stopper broken will not lift, cannot run water.
5/6/19: Back patio fence has a broken slat photo below.
5/6/19: Lanai has two windows slightly open I assume that is for ventilation?? Please let me know if not. Removed open candy from kitchen counter and discarded. Since toilets are covered did not flush however we did check water level. Dehumidifier ran while I was there and read 50.
5/5/19: Turned water main valve on, turnned all circuit breakers on, set clock on range, ran water in all sinks, tubs , shower. Turned the dehumidistat down to zero and the thermostat down to 75°. The crawl space vent screen next to the front door needs rescreened. Found the back driver side tire low on air but could not find an air compressor to fill.
5/3/19: Met tech at home for wireless thermostat and camera. Stayed additional time to fill the pool as it was almost down to the bottom of the skimmer port.
5/3/19: Ran the water in the kitchen sink found no leaks whatsoever under the sink. I move the dehumidistat from 60% to 55% and the thermostat from 78° to 76° to help mitigate the high humidity inside your condo.
5/3/19: Poured vinegar down HVAC condensation tube.
5/3/19: Started the car it idled during the service call.
5/2/19: Stopped back in the afternoon to check the humidity after having turn down the thermostat to 77°. The humidity downstairs was 59.5% and the humidity upstairs was 55.5% both in acceptable ranges.
5/2/19: Humidity is high so I set thermostat to 77 will come back to check later in the day. Master bedroom ceilings and guest hall ceiling has bleed through spots or possible mildew in MB photos below, will monitor.
5/2/19: Master bath cabinet doors sticking and laminate loose photo below. Damage to interior wall behind stationary entrance door photo below.
5/1/19: Watered 6 exterior potted plants. Pulled Hughes Pest Control sign date 4/22/19 from front yard. Several weeds growing in the cracks of the pool side pavers. Moved thermostat to 72°. The alarm was off upon arrival.
5/1/19: Took several photos sending via email. One postcard photos below.
