Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,035 service calls we have performed 28,802 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/30/19: Front hurricane shutter is up, do you want it down?
5/30/19: Spots on MB ceiling appear to be same as last service call. Storage room is unlocked.
5/30/19: Moved dehumidistat down to 50% from 60% to help mitigate humidity level. Extension cord by SUV is there something you need connected?
5/30/19: It appears nothing has been done to doors yet photos below.
5/30/19: Poured vinegar down HVAC condensation tube. Turned dehumidistat down 2% to help mitigate the border line humidity.
5/29/19: Watered 6 exterior potted plants. Photo of front yard browning below. One piece of mail looks important photo below.
5/29/19: Large section of screen torn on pool cage see photo below. Grass has excessive browning in front and back yards see photos below. Weeds in pool lanai pavers see photo below. Picked up Massey pest control sign in yard not dated see photo below. Turned water heater breaker off. Irrigation timer was off, I tested the zones and discovered several broken sprinkler heads and a broken irrigation pipe underneath the driveway videos texted separately. Left irrigation timer off. Irrigation system needs complete test and repair before it can be ran.
5/29/19: Spa water level at optimal level. Drove vehicle within community.
5/29/19: All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 42.7% humidity 80.8 degrees temp; Master bath hall 48.6% humidity and 80.1 degrees temp.
5/29/19: Fish pond looks very clean and at a good level. Brought in several pieces of mail two appear to be important see photo below. Picked up Truly Nolen sign in yard dated 5/22 see photo below.
5/29/19: Poured vinegar in HVAC condensation evacuation tube. Ran dishwasher on rinse cycle. Started car, idled during service call.
5/29/19: No tub or sink in MBathroom.Lawn needs watering excessive browning in the front and back see photos below. Unplugged light in cabinet. Brought in several pieces of mail one appeared to be important see photo below. Birds nest on top of gutter downspout by pool cage on left side of house see photo below.
5/29/19: Security system updated when attempting to leave.
5/29/19: There is still evidence of digging in the yard. Moved dehumidistat down to 50 to help mitigate humidity level. Cleaned up dead winged ants on master bathroom floor and lanai see photos below.
5/28/19: Moved dehumidistat down to 50% to help mitigate humidity level.
5/28/19: The pool light is out and sat on the edge of the pool as it was last service call. Ran water hose in pool entire time we were here.
5/28/19: Watered the larger plant on the lanai. Lawn is brown in several spots tested all zones irrigation system is working. It appears the heads are not hitting the Brown spots. The heads should be adjusted.
5/28/19: Poured 1oz of bleach in each toilet. Pool level was low below skimmer port upon arrival, pool guy arrived same time shut pool pump off and put water hose on timer. Irrigation timer was off and back up battery was dead. Discovered unlabeled breaker for irrigation timer #29 was switched off by accident. Turned breaker back on, replaced backup battery & reset all irrigation zones times and dates. Found broken sprinkler head in middle front yard. Found water on the floor on left back side of master bedroom toilet. Dried up and shut water valve off to toilet.
5/28/19: Checked each zone of the irrigation system all are working. Water main to house was off upon arrival, that is the only valve I know of and the irrigation system runs when it is off. Pulled a Truly Nolen sign from the back yard.
5/28/19: Gopher turtle hole is active!! Let Dawn from Fahey pest control into house for attic inspection in garage.
5/28/19: Boat garage humidity & temperature levels at 66.5% & 81.4. Pool pump impeller gasket housing slightly leaking see photo below. Emptied icemaker and turned off. Poured bleach in toilets. Photos below are issues we found and are baseline photos for the year.
5/28/19: Pool drain cover at bottom of pool is loose and unattached see photo below. Some minimal weeds growing in front bed see photo below. Brown area in the backyard grass photo sent in separate text.
5/27/19: Removed Arrow pest control sign dated 5/25. Ran water into pool during service call.
5/27/19: Watered 3 interior plants, ran dishwasher and ran shutters up and down
5/27/19: Added 1 ounce of vinegar to HVAC condensation tube
