Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,657 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/18/19: Started the car & let it run during service call. Removed undated pest control sign from the front yard.
9/18/19: 1-2 ounces vinegar down HVA C tube flushed toilets and brushed
9/18/19: Pot in front again turned over , picture below
9/18/19: The ac system is not working, air handler is not coming on & there is a high humidity level in the house. I checked all breakers etc. There is evidence of fresh digging in the yard, appears to be an armadillo.
9/18/19: Exterior of the house is in need of power washing.The trim all round your attic access is broken I’m not sure if it was prior picture below.
9/18/19: The wood side gate nails are loose and the gate has come unattached from the hinges see photos below.
9/18/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
9/18/19: Utility sink in laundry room has a leaking trap, it has been tagged as such. The wood base under the mailbox is rotted and the mailbox is loose.
9/18/19: AC came on and is working correctly. The vines attached to the house have been removed. Watered the two plants in the kitchen.
9/18/19: Drove the car within the community. Spa water level is at an optimal level. The master bathroom left sink has a drip leak from the trap around the drain stop area when water is running, It has been tagged and the valve shut off.
9/17/19: Pulled garbage cans out for collection & checked inside to make sure the ac system is working correctly per Mr.Drury.
9/17/19: Met with Steve from DMI inspections and let into the house. 1:20pm-2:40pm
9/17/19: Watered the plant in the kitchen & all potted exterior plants.
9/17/19: Brought in one piece of mail of which appeared to be important see photo below.
9/17/19: Bushes & trees on all sides of the house need to be trimmed. Found evidence of a mouse or rat on the back closed in lanai.
9/17/19: Watered the plant on the lanai. Palm trees have seed pods developing.
9/17/19: Can’t access breaker panel in garage. Checked boat straps. House appears to have been occupied since last service call. Bushes & landscaping have been trimmed around entire house.
9/17/19: The ac system is not turning on, I checked all the breakers etc. Humidity level is high in the house.The pool light is out and sat on the edge of the pool as it was last service call.
9/17/19: Picked up 4 pieces of fruit from the yard. Vines & weeds are growing in the landscape beds. Several pieces of mail being sent today. Photo of new roll down hurricane shutter over the front door below. I put the new crank handle in the garage next to the other hurricane shutters.
9/17/19: Weeds are growing in the landscape beds. The master bedroom left sink is leaking from the trap when water is running, I tried to tighten it but it still leaked. It has been tagged and the valve shut off. Removed a truly nolen sign from the yard dated 9/16. Brought in one piece of mail which appeared to be important see photo below.
9/17/19: Poured 1 oz of bleach in each toilet. Left water main on for pool auto leveler device installed. The water hose handle for the pool auto leveler has started leaking and forming a puddle on the ground see photos below. Master bathroom toilet has been tagged for supply line leak, it is off at the valve so as not to leak. Bushes on the front left & right side of the house have been trimmed see photo below. Removed a truly nolen sign dated 9/7 from the yard.
9/17/19: Garbage disposal is not working, I checked the breaker panel and the reset button. It has been tagged. There are several cracks in the exterior stucco on the left side of the house see photos below. Palm trees in the front and back have large seed pods developing.
9/17/19: Boat garage humidity and temperature levels 75.4% & 81.5. The flag was down on the mailbox & your original note to the postal carrier was inside & it appears the postal carrier wrote something on it see photos below. A smoke detector was chirping in the back right guest bedroom. It appears the pool pump might still be leaking but I can’t see where it’s coming from see photo below. The pool water level was low so I ran the hose in it during the service call & shut it off when I left.
9/16/19: Ran shutter up and down. Placed hide-a-key magnetic box under corner of AC condensing unit outside.
9/16/19: Spot check towels, none damp, dehumidifier in guest bath reading 40
