Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,657 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/19/19: Several large dead cockroaches on floors. Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance. Recommend cleaning9/19/19: Water plants on lanai. Found mildew in the car on the seats and steering wheel as it was last year’s photos below.
9/19/19: Sink in both guest bathrooms are slow to drain, I have tagged both as such. Orange spots in upstairs closet appear to be the same.
9/19/19: Brought in two pieces of mail which appeared to be important see photo below. Ran rinse cycles on the washer & dishwasher.
9/19/19: Smoke detector in the center hall outside the upstairs bathroom is chirping needs a battery replaced. The door to the roof area was locked upon, we unlocked and left it unlocked per clients’s past instructions.
9/19/19: Replaced damp rid bag in master bedroom closet.
9/19/19: Spots on MB ceiling appear to be same as last service call. Storage room is unlocked. The light to the upstairs landing was on I turned it off. No other lights are on inside.
9/19/19: Keys to the car are on NOT on top of the car and hood that was open is closed and no charger plugged in. Guest bathroom toilet tank is leaking where the tank meets the atoll. It is tagged with this info and the water is off at the valve.
9/19/19: Cleaned up several dead millipedes from inside front entrance floor & the front lanai.
9/19/19: Started the car it idled during the service call. Made sure air dryer was working in SUV. Guest bath sink water pressure is very low.
9/19/19: Poured vinegar down HVAC condensation tube. Turn the humidistat back to 50% from 55% to mitigate the higher humidity.
9/18/19: Put the garbage cans back in the garage & checked the ac system inside which was working correctly. Humidity & temperature readings were 55.6% & 83.2.
9/18/19: The lawn has some minimal browning see photo below, the irrigation timer is in the off position.
9/18/19: Took several photos sending via email. Both dehumidifiers are working. Checked on the screen that was partially popped out & was able to put it back in place, there was no damage or evidence of any foul play. A section of drywall corner bead on the coffered ceiling in the master bedroom is slightly cracking see photos below.
9/18/19: All thermostats set to 80 and read 80. Meter readings: Hall thermostat off kitchen 45.4% humidity 81.3 degrees temp; Master bath hall 49.1% humidity and 79.4 degrees temp.
9/18/19: Fish pond looks very clean and at a good level, I was able to count at least 12 fish.

9/18/19: The master bath rain shower head ran a little then made a loud pop. I shut it off immediately and saw that it is damaged, I have tagged it and we will not run it again. Ran the rinse cycle on the dishwasher & poured vinegar down the HVAC condensate drain. The battery is dead on the car and it would not start, I don’t think that the battery charger is actually charging the battery the way it is hooked up. It is displaying a message that says please connect cables.
9/18/19: Stain on ceiling living area unchanged, animal burrowing under back corner pool.
9/18/19: No tub or sink in MBathroom. The utility sink in the laundry room is drip leaking from a water supply valve when water is turned on to the house. It has been tagged. The roofing company was present & working on the roof when I arrived see photo below. The pool is slightly cloudy with some small debris floating on top.
9/18/19: Met with Eric from Martin air for ac repair. 10:55-11:55.
9/18/19: Lawn mowed and hedges trimmed recently
9/18/19: Smoke alarm chirping in tv room, front door needs adjustment, very hard to open and lock, picture of pond below
9/18/19: Alarm chirping back office, put golf cart on charge, no mail
9/18/19: A notice from the Charlotte County Property Appraisers office was on the front door see photo below.
