Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/11/19: Humidity still acceptable, no vinegar left for HVAC, pool level 1/3 skimmer port, blinds closed
12/11/19: No mail, flushed toilets, ran water sinks showers , ran disposal,removed eggs and milk from fridge, alarm off upon arrival and off upon departure
12/11/19: Brought in 4 pieces of mail see photo below. Started the car & let it idle during the service call. The security system updated itself before I left.
12/11/19: The ac system is off per homeowners request. Weeds around the house unchanged and reported upon in past reports. The spots on the ceiling of the living room are no worse. The roof on the back porch is leaking and causing the soffits to rot and fall down. There is also some soffits rotting on the back right corner of the house.
12/11/19: The wood side gate nails are loose and the gate has come unattached from the hinges.
12/11/19: Poured vinegar down HVAC, bath dehumidifier on 45
12/11/19: There was no package at the front door. The pool water level was low about 1” from the bottom of the skimmer port when I arrived, I ran water from the hose in it during the entire service call which brought it up to 1/3 of the skimmer port. The white vinyl privacy fence on the right side of the house appears to have been cleaned. The pool cage & screens have green mildew starting to build up on them. Fish pond looks very clean & at a good level. The guest bathroom toilet tank is loose & wobbly, I turned the valve off & tagged it as such.
12/11/19: The spa has a black ring starting to form at the water line, dead ants floating on the surface & the salt or sand is still laying on the bottom see photos below. The kitchen sink faucet is really hard to turn, it has been tagged as such. An animal is still excessively digging in the landscape beds. The master bathroom left sink has a drip leak from the trap around the drain stop area when water is running, It has been tagged as such and the valve shut off. Weeds are growing in the pavers on the pool lanai.
12/9/19: Pictures below , front landscaping good, pool clean, ran water during inspection, watered plants left pool level 3/4 up skimmer port, no rain in forecast, interior drywall damage in garage? Picture below
12/9/19: Home on right underway, pool clean and water at 1/2 skimmer, no sign of rodents or otherwise in attic, exterior drive and walk appear newly sealed, picture below
12/9/19: Started car app 5 minutes, ran water both bathrooms, flushed toilets, and ran disposal, humidity getting a little high, wil monitor kitchen,
12/9/19: Ran water both bathrooms, kitchen plus disposal, ran car during inspection, car in drive picture below, pool clean water level 1/4 skimmer port, no rain in site could use more,
12/9/19: Started, ran car okay, pool clean but water level about 1” above the bottom of the skimmer port pool company should be made aware. humidity inside a little high than normal still acceptable, flushed toilets. Ran water sinks tubs showers , ran garbage disposal, fridge good
12/6/19: The pool pavers have been pressure washed & all the weeds removed see photos below. A smoke detector in the guest bedroom & bathroom hallway is chirping. Brought in 1 piece of mail photo below.
12/6/19: Water stain on ceiling has not changed will continue to monitor it.
12/6/19: Brought in 1 pool service slip dated 11/22 photo below. Checked water level in the fountain by the master bathroom shower window.
12/6/19: The garage has a strong odor of gasoline from the boat. Brought in 10 pieces of mail photo below. The guest bathroom tub spout is loose, it has been tagged as such. Left the water main on & turned the pump switches off when I left.
12/6/19: The laundry room light was on, the garage entry door was unlocked & the alarm keypad was beeping when I arrived. Found no other water stains on the ceilings, the water stain from the previous roof leak in the master bedroom has been painted over. The fluorescent lights in the garage are flickering. The landscaping plants & trees have been trimmed & a bag of the clippings is laying on the landscape bed next to the air conditioner see photo below.
12/6/19: The dehumidifier had a block of ice on the back of it & was frozen up when I arrived, I immediately shut it off and placed it in the guest bathroom bathtub as it had started to thaw out and drip lots of water see photo below. Found the Ac thermostat set to 77 and moved it back down to the previous setting of 75. A table lamp is on in the living room.
12/6/19: Met with Gene from Tri County Air conditioning & Heating & let him into the residence for HVAC maintenance from 8:20am -9:32am. Poured capful of bleach into each toilet.
12/6/19: There are a total of 3 plastic caps missing from the pool deck for the pool security fence, I searched the area & looked in the pool but could not locate any of them. I included a photo of a plastic cap with a company name & phone number on it below. The freezer door seal has mildew starting to develop on the top please see photos below. Brought in 2 pool service slips dated 11/26 & 12/3. The ladder guard is still hanging from the gutters on the left side of the house.
12/5/19: Used an extension cord from the storage room to plug in the golf cart charger.
12/5/19: Yellow spots on closet ceiling have not changed in appearance.
12/5/19: Started the car, idled during service call.
12/5/19: Did not run water down the disposal drain as requested.
