Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/16/19: Car would not start, low battery, ran water both bathrooms and kitchen, ran disposal. Will bring a charger over for the car battery.
12/16/19: All is well
12/16/19: Do not run water per client
12/16/19: Pool bottom with small debris
12/13/19: The master bathroom sink is leaking underneath from the trap at the base of the sink when water is running, I shut the valves off & tagged it as such see photo below. Checked attic space upstairs.
12/13/19: There is a fishing pole outside leaning in the corner by the front door see photo below. Emptied & turned off the ice maker.
12/13/19: Left the keys in the kitchen drawer. Poured bleach & water down the ac condensate drain line.
12/13/19: The guest bathroom toilet is running, I shut the valve off & it has been tagged as such.
12/13/19: The residence has been occupied and will need to be cleaned. Lower level readings temp 76.4 and humidity 59.3%.
12/13/19: The windows are slightly dirty & wet from rain but don’t see any streaks. The front balcony is wet from rain & has some bat droppings.
12/12/19: The latch in the front door handle has quit working & the door will not stay closed unless the deadbolt is used. It has been tagged as such. Paint blistering under the breakfast nook window, It does not appear nor feel wet. We will monitor closely. Has not changed in appearance since last service call.
12/12/19: The master bathroom toilet tank is loose, it has been tagged as such & the valve shut off. No water pressure in MB bathtub.
12/12/19: Storage room door latch sticking and not opening. We had to pry open just a tad to get inside. Took metal jamb plate OFF and is works much better. Knob cannot pull mechanism in completely which is some of the problem as well.
12/12/19: Guest bathroom tub is full of garbage bags. The yellow spots on the master bedroom ceiling have not changed in appearance.
12/12/19: The entertainment center in the living room was pulled away from the wall with the tv turned on & the cabinet door open when I arrived see photos below. The master bedroom ceiling fan & the back lanai light were also on when I arrived.
12/12/19: The Apple computer monitor in the dining room area was on when I arrived see photo below.
12/12/19: Brought in 1 piece of mail see photo below.
12/12/19: Poured vinegar down the ac condensate drain line.
12/11/19: Water on upon arrival off upon departure, appears gopher is back under pool corner, water at 1/2 skimmer port in pool, picture below
12/11/19: Removed a problem solved pest control sign dated 12/10 from the front yard. The water valves to the kitchen sink have been turned off. The master bathroom light was on when I arrived. The interior of the house is still in various stages of remodeling, interior doors missing door handles, ac vent covers missing etc. The pool pump appears to have been repaired & is no longer leaking. The toilet brush holder & a small fish statue in the guest bathroom were broken and sitting on the bathroom counter when I arrived see photo below.
12/11/19: Brought in 2 pieces of mail photo below. The pool water level was low around 1” from the bottom of the skimmer port when I arrived, I ran water from the hose in it during the entire service call which brought the water level back up to around 1/3 of the skimmer port. The master bathroom toilet runs, it has been tagged as such & the valve shut off. Guest bathroom tub faucet leaks when turned off, it has been tagged as such and poses no threat unless the water main is not turned off.
12/11/19: Tom was at the residence working on the master bathroom when I arrived, photos of work progress below. Brought in 2 pieces of mail & a card left on the pool lanai see photo below. Put the ac thermostat back on the previous setting of 80 & the dehumidistat back to the previous setting of 55%. Guest bathroom toilet water supply valve has a slight drip. It has been tagged and the valve shut off. All water supply valves in the house have excessive corrosion.
12/11/19: Dehumidifier garage 40, pool cage underway, pool with debris, water level 1/2 skimmer, couple large bugs discarded, golf cart an charge during inspection, pictures below
12/11/19: No tub or sink in MBathroom. Checked the pipe screwed into the top of the irrigation pump.
12/11/19: Brought in a newspaper laying by the front door. A Grand Aire Services HVAC maintenance report was on the counter when I arrived see photo below.
