Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/5/19: Ran water thru fridge door. Drained water from system after water was turned off.
12/5/19: The shelves and closet doors have not been replaced yet & the unit does not appear to have been cleaned yet as well. In the storage room we found evidence of mildew on and some mold inside the grill on a couple of items outside of the grill and golf club handle etc.
12/5/19: Both the living room & guest bedroom ceilings each have one hairline crack several feet long in the drywall finish.
12/4/19: Found the ac thermostat set to 78 & moved it back up to the previous setting of 80. Watered plant inside. The garbage disposal is seized and has been tagged as such. The right side sink in the master bathroom is leaking from the trap when water is running. It has been tagged as such and the valve shut off.
12/4/19: The irrigation sprinklers were running when I arrived.
12/4/19: Picked up 3 large bugs, pictures below, all clean as observed
12/4/19: Utility shed unlocked
12/4/19: The pool pump is leaking heavily from the impeller housing see photo below. The plastic mailbox lid is broken. The backflow preventer on the water main is leaking slightly. The garage has a very strong musty smell which appears to be coming from the boat. A smoke detector over the master bedroom door is chirping.
12/4/19: Humidistat is on, reset furniture, all clean as observed
12/4/19: The smoke detectors in the kitchen & master bedroom hallway are chirping. The landscape bushes by the front walkway need trimmed.
12/4/19: Humidity ok, set humidistat at 55
12/4/19: Unit clean, low batteries smoke Detector
12/4/19: Pool water 1/2 skimmer. Lawn freshly mowed, bushes trimmed, no vines on cage, pictures below
12/4/19: The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel. The palm tree on the left front corner of the house has fronds growing into the soffits.
12/4/19: Brought in 1 piece of mail see photo below. The side gate was open which I made sure to close it before I left. The tub faucet drips when the handle is turned off & it has been tagged as such.
12/4/19: Covers worn, flushed brushed and inspected
12/4/19: Ran disposal, breaker turned off, added bleach to toilets
12/4/19: Put the heat on & the thermostat on 69. Replaced 2 room deodorizers in the guest bedrooms.
12/3/19: Brought in 1 piece of mail see photo below. The dehumidifier in the garage was off when I arrived & I could not get power to it. Used company issued booties inside. Dehumidifier in kitchen read 40 and water was draining from in hose.
12/3/19: The garage has a strong mildew smell.
12/3/19: Turned the water heater breaker off. Emptied the ice maker. Could not find the remote to run the mesh shutters up & down.
12/3/19: The pool pump impeller housing is still leaking.
12/3/19: Left the water main on, turned on the ice maker & water heater. Turned the dehumidistat to on.
12/3/19: Brought in 4 pieces of mail photo below. Brought in 2 pool service slips dated 11/21 & 11/27.
12/3/19: The alarm keypad kept saying invalid code when I entered our previous pass code, it would not deactivate & eventually sounded the alarm. The exterior of the house & pool cage needs to be pressure washed.
