Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,434 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/18/19: Brought in 4 pieces of mail photo below. Found some ghost ant activity in the master bedroom coming out of a space in the wood flooring along the baseboard on the right side of the sliding glass doors, I was able to spray them with some bug spray from the garage see photo below.Watered plant inside. The garbage disposal is seized and has been tagged as such. The right side sink in the master bathroom is leaking from the trap when water is running. It has been tagged as such and the valve shut off.12/18/19: A smoke detector above the master bedroom doorway is chirping.
12/18/19: The pool pump is leaking heavily from the impeller housing see photo below. The plastic mailbox lid is broken. The backflow preventer on the water main is leaking slightly. The garage has a very strong musty smell which appears to be coming from the boat. A smoke detector over the master bedroom door is chirping.
12/18/19: The living room tv was on & displaying a message concerning an update when I arrived, I made sure to turn it off before I left see photo below. The tub faucet drips when the handle is turned off & it has been tagged as such.
12/17/19: Cleaned up gecko droppings from the dining room floor.
12/17/19: Emptied & turned off the ice maker. The exterior of the house appears to have been pressure washed.
12/17/19: Brushed flushed, ran water, ran disposal, no insects observed
12/17/19: Watered the plant in the kitchen sink & all potted exterior plants, the desert rose flower in the southeast corner of the lanai has black soot & bugs all over it see photos below. The mini fridge on the lanai was on & reading 36.
12/17/19: Checked utility shed, still unlocked, everything appears in order, brushed and flushed, ran water and disposal, no insects observed

12/17/19: Brushed and flushed, checked filter HVAC, Still clean, no problems observed picture below
12/17/19: Went back to clean the mildew from around the outside of the refrigerator doors & on the door seals. 9:55am-10:25am.
12/17/19: Went back to turn the bathtub & showers off, I left the water main on when I left.
12/17/19: Water on upon arrival off upon departure, furniture on patio, everything clean inside
12/17/19: Shoe covers worn, ran disposal, turned off breaker flushed and brushed toilets, door lock hard to turn key, Will note to bring lubricant next inspection
12/17/19: Found the power switch for the dehumidifier in the garage. Used company issued booties inside. Dehumidifier in kitchen read 35 and water was draining from in hose.
12/17/19: Ran water, flushed brushed toilets, water more yellow than usual, ran disposal, all is clean
12/17/19: Pool 1/2 skimmer, freshly vacuumed, hanger on door per city put tops down on toilets as they are checking sewers, everything observed normal, picture below
12/17/19: The pool pump impeller housing is still leaking.
12/17/19: Hooked up the battery maintainer to the car, set up the dehumidifier in the kitchen sink on the non disposal side, grabbed the check off the counter & ensured all the correct circuit breakers are off. The refrigerator door seals have mildew on them see photos below.
12/17/19: Turned on the ice maker & water heater breaker. Left the water running in the bathtub & both showers & will return in approximately 2 hours to shut them off.
12/16/19: Brushed and flushed, ran water both bathrooms, sink in guest bath stopper stuck down or came loose from leveR, large ant mound by Lanai door, picture below
12/16/19: Ran water both bathrooms, brushed and flushed toilets, ran water in kitchen, ran disposal, water off upon arrival off
12/16/19: Ran water in showers, tubs and sinks, brushed and flushed toilets, ran water in kitchen and ran disposal, poured vinegar down HVAC, not much left, alarm was off upon arrival, called client he instructed us not to arm the alarm
12/16/19: Toilets brushed and flushed, disposal ran today, ran water in sinks, shower, tub,
