Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,721 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/30/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. 5/30/25: Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.
5/30/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
5/30/25: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
5/30/25: All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
5/30/25: Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
5/30/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lena screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
5/30/25: Made sure the water heater was on the lowest setting & the icemaker was off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
5/30/25: Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
5/30/25: Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
5/30/25: Removed a true green sign from the front yard. The plate on the vehicle expires soon. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/30/25: Removed some Trugreen signs from the yard. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. The bottom hinge is damaged on the left side pool cage screen door. All ceiling fans are off. All storm shutters are off/open.
5/30/25: The water heater, range & ice maker were all previously turned off when I picked up the new key. All ceiling fans are off. Bringing in all the patio furniture is recommended before hurricane season. Green slip in mailbox. All Storm shutter panels are off.
5/30/25: Drive by. Found the gfi outlet underneath the breaker panel in the garage tripped & reset it restoring power to the garage. I also rebooted the internet modem restoring signal to the security cameras.
5/29/25: Drive by. Brought the package to the UPS store for forwarding to the northern address. Photo of the receipt with tracking number below.
5/29/25: Brought back the suv & golf cart & placed them in the parking garage on top of the rugs. I ran the extension cords & reconnected all the battery maintainers and air dryer, etc. The tag on the SUV is expired photo below. All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
5/29/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
5/29/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
5/29/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I plugged in both air dryers to help mitigate the high humidity levels as well. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
5/29/25: Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 61. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
5/29/25: The automatic ac condensate drain line bottle had to be replaced. Will replace the refill bottles as needed & take a photo of the QR code for the client. Removed the package from the foyer to be forwarded to the client’s northern address. Ran the storm shutters up & down for preventative maintenance. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.

5/29/25: Automatic ac condensate drain line cleaner attached to air handler is full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
5/29/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
