Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,708 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/30/25: Brought in a package that was laying by the front door when I arrived see photo below. Made sure the water heater & the ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
5/30/25: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
5/30/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen was on & cold.
5/30/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all small damp rid buckets. All ceiling fans are off.
5/30/25: Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found the master bedroom window unlocked & locked it. All ceiling fans are off. Lanai screen door is locked.
5/30/25: The fill valve in the guest bathroom toilet has quit working. I have tagged the toilet as such. Client can address when they return. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
5/30/25: All ceiling fans are off. Storage room on breezeway is locked.

5/30/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
5/30/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.

5/30/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.

5/30/25: Front load washing machine lid is cracked open for ventilation. Wine cooler in den is off. All ceiling fans are off. Lanai screen door is unlocked. Put the key back in the lock box when leaving.
5/30/25: Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
5/30/25: The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
5/30/25: All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
5/30/25: Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
5/30/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lena screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
5/30/25: Made sure the water heater was on the lowest setting & the icemaker was off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
5/30/25: Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
5/30/25: Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
5/30/25: Removed a true green sign from the front yard. The plate on the vehicle expires soon. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/30/25: Removed some Trugreen signs from the yard. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. The bottom hinge is damaged on the left side pool cage screen door. All ceiling fans are off. All storm shutters are off/open.
