Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,728 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/29/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
5/29/25: The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I plugged in both air dryers to help mitigate the high humidity levels as well. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
5/29/25: Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 61. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
5/29/25: The automatic ac condensate drain line bottle had to be replaced. Will replace the refill bottles as needed & take a photo of the QR code for the client. Removed the package from the foyer to be forwarded to the client’s northern address. Ran the storm shutters up & down for preventative maintenance. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
5/29/25: The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
5/29/25: Automatic ac condensate drain line cleaner attached to air handler is full. Mini fridge in foyer read 37/54. All ceiling fans are off. All storm shutters are closed.
5/29/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
5/29/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door.
5/29/25: One of the new landscaping bushes on the right side of the house appears to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
5/29/25: Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
5/29/25: Brought in one piece of mail with some sales flyers see photo below. I was unable to get the garage overhead door to open. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
5/29/25: Excessive weeds & grass are starting to build up in the landscape beds see photos below. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
5/28/25: All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
5/28/25: Brought in eight pieces of mail with a stack of sales flyers see photo below. Water timer for the pool is on & set to run every three days for one hour. The lawn has some browning in the backyard. The irrigation system is in the run position. Portable dehumidifier in kitchen read 51. Owners pantry is locked. I left the water main on when leaving for the pool.
5/28/25: I did not see any ants inside the residence. All ceiling fans are off.
5/28/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
5/28/25: The citrus tree that’s covered in the backyard appears to be dying see photo below. Found the garage side entry door unlocked & locked it. Made sure the water heater, oven & ice maker were off. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
5/28/25: The pool water level was a little low when I arrived. I ran the hose in the pool during the service call to help bring the water level up. The hose connected to the chlorinator on the pool pump equipment is leaking while the pool pump is running. The lawn has some browning in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
5/28/25: All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
5/28/25: The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
5/28/25: Brought in a service slip from Southwest pest management dated 5/19 see photo below. Irrigation system light was solid blue. All ceiling fans are off. Mini fridge in dining room was off & door open. Right side lanai screen cage door is locked. Storm shutter panels are on over the front door. Green slip in mailbox.
5/28/25: Front load washing machine lid is open to prevent odors. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. Garage side entry door handle only is unlocked. All storm shutter panels are on. Green slip in mailbox.
5/28/25: All ceiling fans are off. Watered the plants on the front porch per the instructions provided. Photo of the plants below. Mesh storm shutters on lanai are closed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days for preventative maintenance if applicable. Left the water main on for the pool water auto filler when leaving.
5/28/25: The inside of the residence has been repainted recently. All ceiling fans are off. Storage room door on breezeway is locked.
