Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/12/20: The humidity level was high inside the residence when I arrived, I found the settings on the ac thermostat have been changed from 74 to 78. I lowered the dehumidistat from 62% to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/11/20: Crack in ceiling in master bedroom just above slider has not changed in appearance, will continue to monitor closely.
6/11/20: The master bathroom bathtub has no water pressure, it is tagged as such.
6/11/20: Brought 4 replacement bags of damp rid granules for buckets & 2 boxes of damp rid bags see photo below. Refilled 8 damp rid buckets & replaced 5 damp rid bags throughout the residence. Started the car & let it idle during the entire service call. Dehumidifier in kitchen read 45. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
6/11/20: Remodel work has not changed in appearance since last service call. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
6/11/20: It appears there has been activity in the unit, found the water heater breaker turned on, master bedroom doors were closed, toilet seats were down, all open cabinets have been closed & batteries have been put back into all the remotes. The wine cooler in the dining room was on & reading 41/50.
6/11/20: Started the car & let it idle during the service call.
6/11/20: The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & making a strange sound when running, i opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
6/11/20: Master bathroom shower has no water pressure, it is tagged as such.
6/11/20: The guest bathroom toilet leaks from between the tank & the bowl when the water is on & the tank is full, I shut the valve off & tagged it as such.
6/11/20: Emptied & turned off the ice maker. Put the storm shutter on the front door back down when leaving.
6/11/20: Brought in 2 pieces of mail photo below. The storage room door was unlocked when I arrived & the lockbox cover was open with the entry code showing.
6/11/20: Drove the suv within the community. The laundry room light was on when I arrived. Storm shutters are up.
6/11/20: The ac air filter is dirty & needs replaced size 20x22x1. The guest bathroom sink right faucet handle leaks from underneath the countertop when water is running only, the valves are shut off & it has been tagged as such.
6/11/20: Turned off the breaker to the range. Wine chiller in the downstairs guest bedroom closet was on & cold. All ceiling fans are on.
6/11/20: The laundry room light was on when I arrived. Turned off the breaker to the range. The downstairs ac air filter is dirty & needs replaced size 20x25x1. The living room & master bedroom ceiling fans are on. Found the living room & master bedroom sliding glass doors unlocked. Replaced full damp rid bag in master bedroom closet with damp rid bags supplied. The stains on the living room ceiling & the upstairs guest bedroom closet have not changed in appearance, will continue to monitor closely.
6/11/20: There are cracks in the drywall tape in the upstairs ceiling. The seal on the bottom of the rear lanai screen door is deteriorated & is laying on the floor. The stain on the ceiling in the front entrance has not changed in appearance, will continue to monitor closely. Could not access the storage room below with the keys provided.
6/11/20: Could not gain access to the storage room below with keys provided.
6/11/20: The humidity level was high inside the residence when I arrived, I lowered the ac thermostat to 74 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Started the vehicle & let it idle during the service call. Oil change indicator is on.
6/11/20: Poured vinegar down the HVAC condensate drain line.
6/11/20: The humidity level was slightly high inside the residence on both floors when I arrived, I lowered the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom bathtub faucet handle leaks when water is running only, it has been tagged as such. There is a crack on the living room ceiling above the ceiling fan, will continue to monitor closely. Upstairs temperature & humidity readings were 82.2 & 64.6%.
6/10/20: Brought in all lanai furniture, rugs & painting off wall see photos below. Moved the kitchen table into the corner & placed everything in the breakfast area as requested. Wiped down all glass with windex before bringing in. There was also 2 Grand Aire Services HVAC maintenance reports for unit#1 & unit #2 on the kitchen counter see photos below. 2:45pm-4:45pm Two People. 45 miles traveled round trip.
6/10/20: The water main was on upon arrival, off upon departure. Pulled a Problem Solved Pest control sign from front yard dated 6/10/20 @ 11:00am.
6/10/20: The ac air filter is dirty & needs replaced size 18x24x1. Brought in 1 piece of mail photo below. An animal has been digging up plants & making holes in the front landscape bed. Weeds are growing in the driveway photo below. I made sure to turn the water main off to the house only.
6/10/20: There is a motorcycle in the garage photo below. Patio furniture is back on the lanai photos below. The broken mailbox has not been replaced. The fish pond looks clean & the water is at a good level photo below.
