Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/15/20: Weeds growing in pavers, photos below.6/15/20: Pool pavers have weeds growing in them. Ran shutters up and down.
6/15/20: Exterior tree in need, picture below. Poured vinegar down HVAC Condensation evac tube.
6/15/20: Poured vinegar down HVAC condensation evac tube. Some debris on the bottom of the pool,photo below
6/15/20: Exterior good, weeds growing on Lanai, interior, 2 dead spiders in living area, added vinegar down HVAC tube, pictures below
6/15/20: Poured vinegar down HVAC condensation evac tube and chased with 1 cup of water. Both of my hygrometers were reading better than 80° inside your home yet your thermostat reads 75°. Humidity is mid 50s so that’s good will just keep an eye on it. Couple of dry spots in the front lawn are better sinc last service call. One dry/dying plant near door, photo below. Shower curtain fell in front guest bedroom, photo below. I layer on the sofa in the TV room.
6/15/20: All good exterior, interior clean, no problems observed, pictures below
6/15/20: Dehumidifier running at 48, set thermostat to 78 as per note, put damp rid in closets
6/15/20: Pool has a small bit of debris top and bottom, interior clean, no problems observed
6/15/20: Main water valve replaced, master toilet on and working well, garage dehumidifier running at 45
6/12/20: Closed roll down shutter on front door. Brought all patio furniture in under covered lanai area behind large electric roll down storm shutter & closed all remaining accordion shutters. Made sure to lock them all & put the pins in place. Put the clear shutters up on the four windows. 3:30pm-6pm.
6/12/20: Started the vehicle & let it idle during the service call. Photos of landscaping below, stood closer to flowers. Please inform if satisfied with new photos. All four ac air filters are dirty & need replaced. One 20x20x1 & three 12x12x1. All ceiling fans are on. The stain on the upstairs guest bedroom ceiling next to the ac return vent has not changed in appearance, will continue to monitor closely. Landscape lighting is off. 6/12/20: The guest bathroom toilet is running slowly, I shut the valve off & tagged it as such. The ac air filter was dirty, I replaced it with a new one from the guest bedroom closet & wrote the date of installation on it.
6/12/20: Brought mail from Pennyroyal here. Mailbox was full, brought inside. Paint is peeling on ceiling above door in first bedroom the the left as you enter thru the garage. This is the same area we found a roof leak a year or so ago. Photos of exterior of home. Valve not closing and leaking water at the base of the pool filter, sent video to client.
6/12/20: Poured vinegar down the HVAC condensate drain line. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
6/12/20: Alarm was going off inside home
6/12/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such.
6/12/20: Poured vinegar down the HVAC condensate drain line.
6/12/20: Watered the 3 plants on the lanai.
6/12/20: Turned off the breaker to the range.
6/12/20: The guest bathroom toilet runs, the valve is off & I tagged it as such.
6/12/20: Removed the milk from the refrigerator. Replaced all 4 damp rid bags throughout the residence & 1 full damp rid bucket in the master bedroom closet with damp rids supplied in the downstairs storage closet.
6/12/20: The humidity level was high inside the residence when I arrived, I lowered the dehumidistat to 55% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/12/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
6/12/20: Watered the plant on the kitchen counter.
