Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,661 service calls we have performed 29,507 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/10/20: The alarm system is saying keypad batteries are low, could find any in drawers of kitchen. Set the thermostat to 78 from 75 and the dehumidistat to 35% because humidity is so low. Sent mail out.
6/10/20: Removed the two ziploc bags with meat from the refrigerator. Ran the rinse cycle on the dishwasher & poured vinegar down the condensate drain line. Made sure to unplug the battery maintainer before starting the suv & opened the dishwasher door when finished.
6/10/20: The irrigation timer is on but we need it for now as the rainy season has yet to kick into full swing, front lawn is slightly brown photo below. Moving the dehumidistat down to 55% from 65% last service call solved the high humidity level we had last service call.
6/10/20: The humidity level was high inside the residence when I arrived, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Sticks & branches are starting to build up on the roof from the oak trees on the right side of the house see photo below. The guest bathroom sink leaks from the trap at the drain stop connection when water is running, I tried tightening the drain stop but it continued to leak. I shut the valves off & tagged it as such. The damp rid bags in the closets are full.
6/10/20: Watered potted plants no recent heavy rains in days. The mini fridge on the lanai was warm couldn’t get it to run.
6/10/20: The alarm was deactivated when I arrived, I made sure to activate it before leaving. Found the door between the garage & home unlocked. Brought in 1 piece of mail photo below. The ac air filter is dirty & needs replaced size 20x20x1. The potted plant by the front door has died. The west guest bedroom & the half bathroom each has some drywall removed from one of the walls. No tub or sink in the master bathroom. Checked the pipe screwed into the top of the irrigation pump.
6/10/20: Turned off the breaker to the range. There is a Grande Aire Services HVAC maintenance report on the kitchen counter photo below. Found the alkaline batteries in one of the living room tv remotes corroded photo below.
6/10/20: Did not turn on the master bathroom shower per client. Pulled car out of garage and let idle during the entire service call.
6/10/20: The back flow preventer on the water main is no longer dripping. The humidity level was high inside the residence when I arrived, I lowered the ac thermostat to 79 & the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn is excessively high see photo below. Could not access the water heater, the boat is blocking the door to the storage room. Visual check of the boat, trailer & vehicle.
6/10/20: Photo of clam shutters, boat & motor below. All damp rid bags are full. The humidity level was high inside the residence when I arrived, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/10/20: The guest bathroom toilet is running, it appears to need a new flapper. I shut the valve off & tagged it as such. The master bathroom shower light switch is broken.
6/10/20: Weeds are growing in the pavers on the back patio see photo below. Spider webs are building up on the walls & soffits on the exterior of the house. Right side bow window in master bedroom has not changed in appearance, will continue to monitor.
6/10/20: The humidity level was high inside the residence, I lowered the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is still really clean. The pool water level is back to an optimal level of half the skimmer port. The empty lot behind the residence is being maintained. The washing machine water valves & hoses are corroded, I tried turning them into the off position but could not get them to turn. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such.
6/10/20: All four ac air filters were dirty, I was able to replace 3 out of the 4 with new filters from the laundry room & wrote the date of installation on them. One filter is still needed for master bedroom size 14x14x1. The weeds that were growing in the driveway, walkway & lanai pavers appear to have been sprayed with roundup & most have died. Found mud dauber activity on the exterior front entrance ceiling. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The spa water level is at an optimal level. An animal has dug another large hole in the landscaping bed on the left side of the house near the ac condenser. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
6/9/20: Bobs truck was in the garage. Tested the irrigation system, ran 2 zones.
6/9/20: Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
6/9/20: The humidity level was high inside the residence, I lowered the Ac thermostat to 82 & the dehumidistat to 50% to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both pool cage doors are locked. The pool water level is back up to an optimal level.
6/9/20: A screen on the pool cage is torn on the back left side by the screen door which is now unlocked see photo below. Brought in 4 pool slips from the lanai dated 5/13-6/3. Weeds & grass are growing in the landscape beds see photos below. Large seed pods are growing on the palm tree in the front yard photo below.
6/9/20: One of the hurricane shutters on the lanai has become detached from the top see photo below. The pool water level is high from recent rains.
6/9/20: Weeds growing on lanai and screen damage, photos below. Two large ant hills very near front door.
6/9/20: Pool water clear but bottom needs vacuumed, interior clean, no insects observed, pool water 1/2 skimmer port
6/9/20: Brought in several pieces of mail. More weeds growing in cracks of the lanai/pool area, pooled as many as possible. Watered interior plant. Wine cooler cool, reading 55.
6/9/20: Pool deck pretty dirty, picture below.
6/9/20: Exterior good, pictures below, interior good but lowered temperature to 80 as humidity little high, front door working well
6/9/20: Found the master bedroom left sliding glass door unlocked. The south sink in the master bathroom was leaking from the trap when water was running, I shut the valves off & tagged it as such. See photo below. Turned off the breaker to the range & water heater. Watered the two plants on the lanai. No mailbox.
