Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/19/20: Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.
6/19/20: Poured capful of bleach into each toilet.
6/19/20: Found the door between the garage & home open. Turned off the breaker to the range. Bug zapper on lanai is on. Hairline cracks are still in the living room ceiling & master bedroom ceiling.
6/19/20: Brought in 1 piece of mail photo below. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
6/19/20: Nothing has changed in appearance. Left the lockbox on front door. The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long.
6/19/20: The smoke detector in the guest bedroom is chirping. Dehumidifier in kitchen read 51. Found mud daubers in the garage over the right side of the garage door. Table lamps in the living room & front bedroom are on.
6/19/20: Brought in 1 piece of mail photo below. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet. Low water pressure on kitchen sink faucet.
6/19/20: Brought in 2 pool service slips dated 6/9 & 6/16. The piece of cardboard under the engine bay of the suv has oil stains on it & couple drops on the floor see photo below. The different color pool fence caps have been replaced with same color see photo below. The soffits still need to be sealed around the pool pump electrical conduit on the back of the house.
6/18/20: No access to the water main or storage rooms. Visual check of the golf cart which has been moved to Bldg #26.
6/18/20: The plants on the lanai all look healthy. Found a water leak in the upstairs guest bedroom round window last service call & tagged it as such. Made sure to lock the front door handle only when leaving.
6/18/20: Watered the orchids by the front door.
6/18/20: Started the car & let it idle during the service call.
6/18/20: Mini fridge in dining room is on & cold.
6/18/20: Ran storm shutters up & down. Remodel work has not changed in appearance since last service call. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
6/18/20: The ac air filter is dirty & needs replaced size 24x24x1.
6/18/20: The humidity level was slightly high upstairs, I lowered the dehumidistat to 50% to help mitigate the high humidity level. The metal flange for the fire sprinkler on the upstairs bathroom ceiling has fallen & is laying on the floor.
6/18/20: Checked the water pan in the ac return vent.
6/18/20: Master bathroom bathtub has patio furniture cushions in it.
6/18/20: The ac air filter is dirty & needs replaced size 24x24x1. Ran water thru fridge door. Drained water from system after water was turned off.
6/18/20: The front door keypad was unlocked when I arrived & the brown Porsche was uncovered & pressed up against the back of the mustang touching the bumper see photos below. No mail today.
6/17/20: The pool was almost half empty & the pump running dry when I arrived, I shut the pump off at both switches immediately see photos below. The pinch a penny service card says they were just here yesterday on 6/16 at 3:45pm & I cant find any water leaking anywhere see photo below. The weeds growing in all the landscape beds have been sprayed with roundup & are brown & wilting. The master bathroom sink next to the shower is leaking from a supply line underneath & from the top from under the faucet handles when turned on only, I made sure both valves were shut off & tagged it as such. The master bathroom toilet runs, I shut the valve off & tagged it as such. The garbage disposal switch appears to be broken & is hard to turn on. I have tagged it as such.
6/17/20: The guest bathroom toilet is running slowly, I shut the valve off & tagged it as such. The handle on the water supply valve for the guest bathroom toilet had a small drip leak when being turned off, I have tagged it as such.
6/17/20: Poured a capful of bleach into each toilet.
6/17/20: The lawn is still excessively long & weeds are growing in the landscape beds see photos below. The front mailbox lid was broken off & laying inside the mailbox when I arrived see photo below. The ac air filter was dirty, I replaced it with a new one that was next to the air handler & wrote the date of installation on it. Brought in 1 piece of mail photo below. Brought in 2 pool service slips dated 6/4 & 6/11. I made sure to shut off the water main to the house only before leaving.
6/17/20: The humidity level was still on the cusp of being at an unacceptable level after the last adjustment so I lowered the dehumidistat down to 50%. Will continue to monitor closely & adjust accordingly. Made sure to monitor all wood floors closely.
