Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/17/20: The pool water level is high over the skimmer port from recent rains & is a bit cloudy. Turned off the breakers to the range & water heater. Mini fridge on lanai is on & cold.
6/17/20: All of the weeds have been sprayed with round up & are brown & withering see photos below. The palm tree in the front landscape bed still has large seed pods developing see photo below. The hibiscus flowers & landscape bushes on the right side of the house may need to be trimmed soon see photo below. Visual check of the boat, photo from this morning below.
6/17/20: Exterior potted plants were still wet from recent rain. The mini fridge on the lanai is still off, could not find any tripped gfi’s or breakers.
6/17/20: Did not turn on the master bathroom shower per client.
6/17/20: Replaced the two dead 3v 123A batteries in the living room smoke detector & made sure to test it before putting back up see photo below. Removed a truly nolen sign dated 6/11 from the front yard.
6/17/20: The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
6/16/20: Unit clean, no problems observed, thermostat setting 75 and humidistat to on and very low humidity so I raised dehumidistat to 55 will monitor
6/16/20: Could possibly raise thermostat a little more if you would like?
6/16/20: The bushes around the ac condenser on the left side of the house need to be trimmed back see photo below. Pool water level is high from recent rains. The exterior walls & soffits have spider webs & bugs starting to build up on them mainly the south side of the house. The pool pump is still leaking.
6/16/20: Humidity at 59.1, turning dehumidistat down to about 50, no other problems observed
6/16/20: Brought in 17 pieces of mail. Replaced 4 AA batteries in the alarm keypad see photo below. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding. The pool pump has a drip leak coming from the impeller area see photo below.
6/16/20: No problems observed, all clean, humidity good
6/16/20: Plumbing pipes on carport
6/16/20: The kitchen sink faucet is working again, found the batteries were dead in the battery pack & replaced them with 6 AA batteries from the garage. Made sure to run the garbage disposal. Brought in 1 piece of mail photo below. Watered the 2 plants by the front door on the inside. Checked all damp rid bags.
6/16/20: Clock in guest room constant Buzz, could not stop so unplugged, no other problems observed
6/16/20: Found 5 dead bugs disposed of some pictures below. All sinks, tub and shower with stoppers down, can’t see how they are getting inside.
6/16/20: Brought in 1 piece of mail photo below. Poured capful of bleach into each toilet. Boat garage humidity and temperature levels 64.6% & 85.6. Visual check of the boat & trailer. Made sure to leave the water main on for the pool water auto leveler.
6/16/20: Exterior weeds growing in pool pavers and driveway. Ran spa during inspection
6/16/20: Inside I found a couple dead cinch worms disposed of.
6/16/20: Made sure to run the water in all sinks, showers & bathtub during the entire service call. The ac air filter was dirty, I replaced it with a new one that was next to the air handler & wrote the date of installation on it. Ran the storm shutters up & back down. Started the car & let it run during the service call. Restoration work does not appear to be complete, photos of progress below. Dehumidifier in kitchen read 41.
6/16/20: Found 1 large dead bug, disposed of, humidity good, putting humidistat to 55% as instructed, leaving temp at 77.
6/16/20: There is a stain on the ceiling in the den over the picture on the wall see photo below, will continue to monitor closely.
6/16/20: Tree losing leaves (cleaned them up), felt soil, added some water picture below. Poured vinegar down HVAC condensation evac tube. Moved thermostat to 78 to mitigate humidity.
6/16/20: The ac air filter was dirty, I replaced it with a new one that was next to the air handler & wrote the date of installation on it.
6/16/20: Checked damp rid bag in master bedroom closet. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such.
