Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/23/20: A brown Audi sedan was parked in the driveway when I arrived see photo below. Checked damp rid buckets & bags, the damp rid bags in the master bedroom closet & bathroom are full & need replaced. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
6/23/20: Pool clear and level at mid skimmer port. Watered 2 plants, interior clean, no problems observed, rebooted modem off and back on
6/23/20: Bobs truck was in the garage. Tested the irrigation system, ran 2 zones.
6/23/20: Exterior good, back patio has been sprayed with weed killer. The humidity inside is very low so moving temp up couple degrees.
6/23/20: No mail. Exterior past digging has not increase from last service call. Ran disposal dry for 1 second. Filled glass with water from fridge door. Found 2 small worms in master bedroom, and disposed of.
6/23/20: Visual check of the car which is slated to be started & moved on 7/3. Replaced all damp rid bags, moisture eliminator buckets & air fresheners throughout the residence. The rusted mailbox has fallen off the post & was laying up by the garage door when I arrived see photo below. There is a section of soffit hanging a couple of inches on the front of the house over the front windows see photos below. Checked all light timers.
6/23/20: Exterior good , picture blooming bushes right side, interior, no problems observed
6/23/20: Driveway may need to be pressure washed see photo below. The rear passenger side tire on the car is starting to get a little low see photo below.
6/23/20: Replaced the deteriorated flappers in both toilets & turned the valves back on see photo below. Trees still need to be trimmed. Weeds are growing in the landscape beds.
6/22/20: Found all the breakers not marked with an x turned off including the breakers to all the lights in the house & the gfi outlet in the garage with the battery maintainer & air dryer in the car. Made sure to turn on all breakers that were previously on & supposed to be on. Several lights & fans came on when I turned the breakers back on, I made sure the lights would be bright for the neighbor before turning them back off. I made sure to close the HVAC closet door.
6/22/20: Pool water level 1/3 skimmer port
6/22/20: Bushes possibly need trimmed before summer rains, photos below.
6/22/20: Pool has debris on bottom, picture below.
6/22/20: Poured vinegar down HVAC condensation evac tube.
6/22/20: Poured vinegar down HVAC condensation evac tube. Dispose of several junk mail pamphlets
6/22/20: Alarm was off , left off upon departure
6/22/20: Water was on upon arrival, on upon departure, painters working, interior good, all covered and taped picture below
6/22/20: Water main was on upon arrival, off upon departure. Breaker to hot water off. Base trim at sliders not done, sent picture last inspection. Door between garage and home unlocked upon arrival, locked upon departure. Garage dehumidifier running and reading 50
6/19/20: The washable ac air filter is dirty & needs to be replaced. Removed a truly nolen sign dated 6/2 from the front yard. Weeds are growing in the landscape beds. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel. The palm tree on the left front corner of the house has fronds growing into the soffits.
6/19/20: Client called saying water dept called saying they were using 100-200 gallons per hour. Asked to have us check it out. Found the master bath toilet was running continuously. Turned both toilet tank valves off for time being. Start time 12:50pm-2:05pm (1.25/hrs)
6/19/20: Removed a massey pest control sign from the front yard. Brought in 1 piece of mail photo below. The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
6/19/20: The water stain on the master bedroom ceiling has not changed in appearance, will continue to monitor closely.
6/19/20: Poured vinegar down the HVAC condensate drain line. Replaced the ac air filter & wrote the date of installation on it.
6/19/20: Poured vinegar down the HVAC condensate drain line. Ac air filter not due to be changed until 7/13. Poured capful of bleach into each toilet. Checked all damp rids, replaced the 4 in closets. Buckets in bathrooms still ok.
6/19/20: The guest bathroom toilet is running, I shut the valve off & tagged it as such. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker. Checked all damp rid bags. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
