Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/24/20: The water main was on when I arrived. Weeds are growing in the pavers on the back patio. Spider webs are building up on the walls & soffits on the exterior of the house. Right side bow window in master bedroom has not changed in appearance, will continue to monitor.
6/24/20: The lawn has been mowed. Visual check of the boat, trailer & vehicle.
6/24/20: All damp rid bags are full. Photos of the boat & motor below.
6/24/20: Brought in 1 package left by the front door see photo below. (Forgot to include photo in service report.)
6/24/20: The pool water level was really low when I arrived, I ran the garden hose in it during the entire service call to help bring up the water level to around 1/3 the skimmer port. Turned off the breaker to the range. Found the door between garage & home unlocked. Visual check of the car in the driveway.
6/24/20: The pool water level is back to an optimal level of half the skimmer port. The empty lot behind the residence is being maintained. The washing machine water valves & hoses are corroded, I tried turning them into the off position but could not get them to turn. I have tagged them as such. The right side kitchen sink drain leaks from the trap when water is running only, it has been tagged as such. Checked the shed in back.
6/24/20: Drove the vehicle within the community. Weeds are growing in the lanai pavers again. Spa water level is at an optimal level. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. The wildlife trap is still on the left side of the house. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has grout falling out in the corners.
6/24/20: The neighbors truck was in the driveway.
6/24/20: Brought in 1 piece of mail photo below. The pool water auto leveler is not connected & sitting on the lanai photo below. The batteries in the ac thermostat were low which I replaced with 2 new AA batteries see photo below. Found the right side master bedroom sliding glass door unlocked. The irrigation system is turned off. There is Seawall construction on yours & the neighbors photo below. Poured 1 oz of bleach in each toilet. Picked up the check from the kitchen counter.
6/24/20: The ac air handler in the garage is dripping water all over the floor. The kitchen sink faucet is leaking from underneath when water is running only see photo below. I shut the valves off & tagged it as such. Window in garage has been closed. Visual check of the boat photo below.
6/24/20: The ac air filter in the master bedroom was dirty, I replaced it with a new one from the master bedroom closet & wrote the date of installation on it. Visual check of the boat photo below. The irrigation timer is on but we need it for now as the rainy season has yet to kick into full swing, front lawn is still slightly brown.
6/24/20: Sent requested mail out. Vines are starting to grow in the landscape beds. Visual check of the two boats photos below. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding.
6/24/20: Valves are off on all toilets, I turned them on then back off to flush them. Watered all exterior potted plants. Mini fridge on lanai is off, can not find any tripped breakers or gfi’s.
6/23/20: Put the clear storm shutters up on all the front windows, closed all accordion shutters & locked them see photos below. Left the shutter up over the front door for the painters & made sure to put the shutter key back inside on the chest before leaving.
6/23/20: The lid to the pool filter canister was leaking when I arrived see photos below. Weeds & grass are starting to grow in the landscape beds see photos below. The south sink in the master bathroom leaks from the trap when water is running only, the valves are off & it is tagged as such. Watered the two plants on the lanai. No mailbox.
6/23/20: Pool clean, water 1/2 skimmer port. Bush flowering in front. Possible viscous snake in pool are, pictures below.
6/23/20: Used the new house key under the girl statue & put it in the green key tag in the electrical box outside when finished. Could not unlock the mailbox with keys provided. Brought in 1 package left outside by the front door see photo below. The humidity level was very inside when I arrived, I found the ac thermostat fan had been set to on. I put the fan on the correct setting of auto which should mitigate the high humidity level & return to normal, will continue to monitor closely & adjust accordingly. Turned off the breakers to the range & water heater. The hot water handle on the utility room faucet leaks when water is running only, I shut the valve off to it & tagged it as such. The kitchen sink faucet leaks from underneath in two different areas when water is running only, I shut the valves off & tagged it as such see photo below. Found a pile of debris coming from a crack under the left guest bedroom window sill see photo below. The guest bathroom shower had dead ants on the floor. Removed alkaline batteries from all tv remotes. Emptied the ice maker. Spiders & dead ants along baseboards. There is a small puddle of brown liquid on the floor under the front right side of the suv see photo below. Made sure to turn the water main off to the house only before leaving.
6/23/20: I added bleach to each toilet
6/23/20: Weeds growing on lanai and screen damage.
6/23/20: Brought in several pieces of mail & put them in the box by the front door see photo below. Wine chiller in kitchen was on & read 53. Watered the plant in the living room. The podocarpus bushes on the front & right side of the house need to be trimmed see photos below.
6/23/20: Exterior good, package on front porch . Interior clean, no problems observed, added bleach to toilets, poured vinegar down HVAC tube and ran disposal, picture below of package.
6/23/20: Toilets covered in cellophane, did not flush. Weeds growing on the lanai, photo below. Lawn was just sprayed, photo of sign below.
6/23/20: The broken storm shutter on the back lanai has not been repaired yet.
6/23/20: Exterior good, interior, no spiders or webs observed, turned disposal on and off, poured vinegar down HVAC tube, no problems observed
6/23/20: The pool water level was slightly low when arrived, I ran the hose in it during the entire service call to help bring up the water level. Both pool cage doors are locked.
