Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/20: Watered all exterior potted plants. Valves are off on all toilets, I turned them on then back off to flush them. Mini fridge on lanai is off, can not find any tripped breakers or gfi’s.
7/15/20: Exterior good, interior mostly clean, 2 cinch worms disposed of, turned water on/off to toilets, flushed and brushed, no problems observed
7/15/20: Did not turn on the master bathroom shower per client.
7/15/20: Exterior good, interior clean, changed out 2 damp rid bags? No problems observed
7/15/20: Removed an undated tru green sign from the front yard. Landscape bushes on the left & right side of the house need to be trimmed see photos below. Mini fridge on lanai is on & cold.
7/15/20: Exterior good except many spider webs on 3 sides, picture below, interior clean, no problems observed
7/15/20: Exterior good, interior 1 dead bug disposed of, removed batteries from remote, flipped breaker off for HW, no other problems observed, pictures below
7/15/20: Humidity level has been down to an acceptable level of under 60% since making recent adjustments. Will continue to monitor closely. Checked all wood floors throughly. Have not seen any ants or bugs, bait stations appear to be working well.
7/15/20: The lawn has excessive browning throughout see photos below. Brought in 1 package that was left by the front door see photo below. Turned off the waterfall on the pool see photo below. Turned the irrigation timer back on. Poured a capful of bleach into each toilet.
7/15/20: Brought in 1 piece of mail with some junk mail photo below. The lawn needs to be cut again & the pool is clean. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
7/14/20: Unit clean, humidity good, dehumidifier running at 40, no problems observed
7/14/20: Interior clean, tree losing less leaves, did water this inspection, humidity good, no other problems observed. Picture below
7/14/20: Went back to check the ac which has already dropped several degrees from 85 to 82 since leaving the first time. Closing the shutters has seemed to work. It already feels nice & cool again & the air was coming out of the vents at 64.2 which is good.
7/14/20: Exterior good interior clean, humidity good, all clean and well
7/14/20: Exterior good, lawn newly mowed, pictures below interior clean, ran spa, humidity good , no problems observed
7/14/20: Repairs have been completed. The living room light was on & the dining room window shutters were open allowing sunlight in which caused the ac to work harder. Ac thermostat was reading 77/85, I shut it off for a few minutes & closed all the shutters to try & get the temperature back down. Will come back to check the ac before leaving the community. Started the car & let it idle during the service call. Ran storm shutters up & down. Made sure to run the water in all sinks, showers & bathtub during the entire service call. Dehumidifier in kitchen read 42.
7/14/20: Interior clean, humidity good, raised humidistat to 55, turned breaker on/off to run disposal, no problems observed
7/14/20: Unit clean, humidity good, no problems observed
7/14/20: The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely. Dehumidifier in kitchen read 45.
7/14/20: Found 6 large dead bugs, flushed down, humidity very good, no other problems observed
7/14/20: Exterior good, pool water level about 1/3, left water on during inspection, interior humidity good, 6 large bugs disposed of, pictures below
7/14/20: Poured capful of bleach into each toilet. Garage #9528 observations- Humidity & temperature readings were 58.4% & 86.3. Dehumidifier read 57. Refrigerator off doors open.
7/14/20: Checked damp rid bag in master bedroom closet. The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. The toilet in the office bathroom runs, the valve is off & it is tagged as such. I fill a mop bucket with water to flush it.
7/14/20: Unit clean, humidity good, no problems observed
7/14/20: The stain on the master bedroom ceiling over the right side window has not changed in appearance, will continue to monitor closely. Did not flush any toilets. Dehumidifier in kitchen read 47%. Dehumidifier in bathroom read 57%. Watered the 5 plants on the lanai.
