Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/16/20: Started the car & let it idle during the service call.
7/16/20: Photos of remodel progress below. No water in the kitchen or master bathroom. Watered the plants on the lanai. Water is off at 2004.
7/16/20: The garbage disposal was seized again, I was able to free it using the Allen wrench.
7/16/20: Two Grand aire services hvac maintenance reports were on the kitchen counter when I arrived see photos below. Found the upstairs ac thermostat set to 66 & moved it back up to the previous setting of 76. The metal flange for the fire sprinkler on the upstairs bathroom ceiling has fallen & is laying on the floor.
7/16/20: Checked the water pan in the ac return vent.
7/16/20: Master bathroom bathtub has patio furniture cushions in it.
7/16/20: There was a Grand aire hvac maintenance report on the dining room table when I arrived see photo below. Found the ac thermostat set to 79 & the dehumidistat set to on. I put the thermostat back on the original setting of 76 & the dehumidistat on 55%. Ran water through fridge door. Drained water from system after water was turned off.
7/16/20: Brought suv key fob to local Ace hardware for new battery installation & drove the suv within the community. Photo of receipt below.
7/16/20: Wiped all black mildew off the front door & weather stripping with cleaner, before & after photos below. Door needs need new weather stripping soon.
7/16/20: Checked damp rid bucket in master bedroom closet.
7/16/20: There appears to have been some activity in the unit since the last service call, toilets seats were down & two dirty cooking pans with grease in them are on the range photo below. Brought in 1 piece of mail, photo of mail to be emailed.
7/15/20: Pool water level is at 1/3 the skimmer port. The master bathroom sink next to the shower is leaking from a supply line underneath & from the top from under the faucet handles when turned on only, I made sure both valves were shut off & tagged it as such. The master bathroom toilet runs, I shut the valve off & tagged it as such. The garbage disposal switch appears to be broken & is hard to turn on. I have tagged it as such.
7/15/20: The front door was locked when I arrived. Met with Don Franklin for access to the residence, found key on dining room table & returned other key to Don Franklin. The humidity level was slightly high inside when I arrived, I lowered the dehumidistat to 55% to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. Emptied & turned off the ice maker. Turned off the breakers to the range & water heater. Checked all pictures on walls.
7/15/20: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it. The guest bathroom toilet is runs slowly, I shut the valve off & tagged it as such. The handle on the water supply valve for the guest bathroom toilet had a small drip leak when being turned off, I have tagged it as such.
7/15/20: Weeds & grass are growing in all the rocks.
7/15/20: Connected the battery maintainer to the suv using the green extension cord from the shelf in garage. The guest bathroom bathtub hot water faucet handle drips when water is running, it has been tagged as such.
7/15/20: Vacuumed possible gecko droppings, picture below, took batteries out of remotes, humidity little high. Checked to ensure waters to unit and one above are off.
7/15/20: Brought in 11 pieces of mail see photos below. The master bathroom right side sink has a slow drain, I have tagged it as such. Both ac air filters are dirty & need to be replaced size 20x20x1 photos below. Visual check of the boat photo below. Watered the plants on the lanai.
7/15/20: Interior clean, no problems observed, bit warm but humidity okay
7/15/20: Interior clean, no problems observed, poured bleach in HVAC evac tube, front temperature 85.1 humidity 50.3
7/15/20: The pool water level was slightly low at 1/3 the skimmer port when I arrived, I ran the garden hose in it during the entire service call to help bring the water level up. Brought in 6 pieces of mail see photo below. Visual check of the boat photo below. The ceiling fan in the kitchen is on. Made sure to use the water main with the green handles only.
7/15/20: Exterior good, interior clean, humidity very good, no problems observed, picture landscaping
7/15/20: Landscaping bushes have been trimmed around the entire house see photos below. There was another pile of fresh cut grass laying at the end of the driveway again see photo below. Weeds are starting to grow in the landscape beds & pavers in the back yard again. Visual check of the boat photo below. Construction on the vacant lot next door has started for the new dock photo below.
7/15/20: Interior good, humidity good, no problems observed
