Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/14/20: Exterior good, interior clean, humidity good, no problems observed
7/14/20: Emptied the ice maker. Turned off the breakers to the water heater & range. Ran storm shutters up & down.
7/14/20: Exterior good, small 4’ gator hit water too quick for picture, , interior clean, no other problems observed
7/14/20: Ran storm shutters up & down. Dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
7/14/20: Exterior good, pool water level 1/3 skimmer port, ran water into pool during inspection due to heat and high humidity, no rain in forecast soon, interior clean, smoke alarm chirping in guest hall, garage dehumidifier set at 55, light shows filter needs cleaning, pictures below
7/14/20: Brought in 3 pieces of mail from the mailbox & the package left by the front door see photos below. Have been putting all junk mail off to the side. The humidity level was slightly high inside over 60%, I lowered the ac thermostat to 76 to help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. There was excessive water drops most likely from condensation all over the bottom of the ac air handler in the garage see photo below. Poured capful of bleach into each toilet. Boat garage humidity and temperature levels 68.6% & 86.7. Visual check of the boat & trailer. Made sure to leave the water main on for the pool water auto leveler.
7/14/20: Interior clean, fridge water filter light on photo below. Humidity little high, lowered humidistat to 50, no other problems observed.
7/14/20: Removed a problem solved sign dated 7/13 from the front yard. There is some slight debris on the bottom of the pool. Watered the 2 plants by the front door on the inside. Checked all damp rid bags.
7/14/20: Made sure the ice maker was off. Checked water heater & range breakers.
7/14/20: Brought several pieces of mail in & sent out all requested mail. Visual check of the boats, the boat directly behind the house is still missing from the dock photos below. Vines are growing in all the landscape beds see photo below. The alarm keypad still has a message displayed Error sensor #12AFW & an intermittent beeping sound is coming from the living room entertainment center. It is also saying warning a smoke detector is not responding.
7/13/20: Exterior good, just mowed, tree removed, picture of lake, interior clean, humidity good, no problems observed
7/13/20: Wine cooler in kitchen reads 66°. Wine cooler in utility room reads 73°.
7/13/20: Exterior good, picture below, watered plants and moved some back to original area, will finish next inspection, pool clean but water level 1/3, skimmer port, adding water as I inspect, very hot week with no rain in forecast, interior clean, ran hurricane shutter up then down, no problems observed
7/13/20: Weeds growing in pavers. Garage attic no evidence of pests. Child fence open at one end, I locked it up, photo below.
7/13/20: Exterior good, interior clean, no bugs, no problems observed, no mail
7/13/20: Poured vinegar down HVAC condensation evac tube. Humidity is very acceptable today.
7/13/20: Poured vinegar down HVAC condensation evac tube. Pool level was down to 1/2 skimmer port so I ran water in the pool all during my time here. Dry spots on yard photo below.
7/13/20: Exterior good, pool water level 1/3 skimmer port, ran water during inspection due to heat and no rain in forecast, interior clean, no brushes in bathrooms, brought one in and brushed all , no other problems observed
7/13/20: Humidity well under control.
7/13/20: Exterior good, pool pavers with many weeds, water level 1/3 skimmer port, ran water during inspection as no rain in forecast and it is very hot and humid, interior, no problems observed
7/13/20: Exterior good, interior clean, humidity good, no problems observed
7/13/20: Poured vinegar down HVAC condensation evac tube and chased with 1 cup of water.
7/13/20: Exterior good, weeds in Lanai pavers. interior clean, ran shutters up and down, watered front potted plants
7/13/20: Water to remain on per client, water heater to remain on as well. Some weeds growing on the lanai, as photo below.
7/13/20: Exterior good, pool water level 1/2 skimmer port, picture below, interior clean, poured vinegar down HVAC condensation evac tube, no problems observed
