Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,439 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/18/20: Brought in 5 pieces of mail & 1 package from the mailbox see photos below. Removed a Truly nolen sign dated 7/9 from the front yard. Met with irrigation technician Jesse from Conserva irrigation & let into the garage for access to the irrigation timer for irrigation maintenance. I stayed inside the residence until the technician was finished, closed the garage overhead door & locked the front door when leaving. 10:15am-12:15pm.
7/17/20: Went to the residence for a temperature & humidity check per client. The old kitchen sink & garbage disposal were sitting in front & the permit inspection card was taped to the front door when I arrived see photos below. The house was vacant, the refrigerator is plugged in & has been moved out into the hallway next to the ac thermostat. Part of the house is sealed up with plastic inside see photos below. Ac thermostat is set to 78. Temperature & humidity readings were 78.8 & 52.6%. Temperature & humidity readings currently ok.
7/17/20: Brought in 2 pieces of mail photo below. Neighbor with red fiat stopped by to check when I was in the residence. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
7/17/20: Nothing has changed in appearance. Left the lockbox on front door. The living room, master bedroom & guest bedroom have hairline cracks in the ceilings several feet long.
7/17/20: Dehumidifier in kitchen read 49. Found mud daubers in the garage over the right side of the garage door. Table lamps in the living room & front bedroom are on.
7/17/20: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
7/17/20: The alarm keypad was beeping when I arrived, I was able to silence it by pressing the off button. The storage room in the laundry room is unlocked and the door is open.
7/17/20: Removed a can of air freshener, Lysol & a bottle of hand sanitizer from the car & put them on the kitchen counter per client. The lamp on the kitchen counter was on when I arrived. All hanging damp rid bags are full. Bug zapper on lanai is on. Hairline cracks are still in the living room ceiling & master bedroom ceiling.
7/17/20: All damp rid bags are full. The guest bathroom toilet runs, I turn the valve on & back off to flush it. It has been tagged as such. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
7/17/20: The lanai had a puddle of water from recent rain photo below. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it, made sure to use the right side slider only.
7/17/20: Removed a Hughes Exterminators pest control sign dated 7/6 from the front yard. A Hughes Exterminators card was on the kitchen counter when I arrived photo below. The lanai has a puddle from recent rain photo below. Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
7/17/20: Brought all previously collected mail to the post office for forwarding per your instructions. Photo of receipt with tracking number below.

7/17/20: The painters have started & were present at the residence when I arrived see photos below. Poured vinegar down the HVAC condensate drain line. Checked all damp rid bags & buckets.
7/17/20: Checked all damp rid bags. Landscape bushes still need to be trimmed.

7/17/20: Brought in 2 pool service slips dated 7/7 & 7/14. The landscape bushes around the house have been trimmed but I was approached by the neighbor al who asked if the bird of paradise palm tree by the pool cage on the left side could be trimmed as it is encroaching on his property & the landscapers won’t touch it without your permission see photos below.
7/17/20: Weeds & grass are starting to build up in the landscape beds & pavers around the entire house see photos below. Checked light timer by lamp in living room. Made sure not to flush the master bathroom toilet & filled by hand. Poured capful of bleach into each toilet. Low water pressure on kitchen sink faucet.
7/17/20: The driveway has sunken spots. Weeds are growing in the pool pavers. Grout is coming up from the tiles in the guest bathroom on the right side of the toilet. Checked the pool bathroom.
7/17/20: The driveway may need to be pressure washed soon see photo below. The weeds growing in the landscape beds appear to have been sprayed & the landscape plants & bushes have been trimmed around the house photos below. Palm tree on left front corner is no longer touching the soffits photo below. The washable ac air filter is dirty & needs to be cleaned or replaced. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
7/16/20: Checked all damp rids.
7/16/20: Watered the plants on the lanai which were very dry & starting to wilt. The round window in the upstairs guest bedroom has been tagged for leaking. Made sure to lock the front door handle only when leaving.
7/16/20: A lamp in the living room was on when I arrived. All ceiling fans & closet fans are on. Storage room #2 observations- Refrigerator & freezer on & cold. Dehumidifier was on. Fan is on. Temperature & humidity readings were 86.3 & 39.2%.
7/16/20: The dehumidifier in the storage room was off & the water bucket was full when I arrived, I emptied the bucket & found the drain hose plugged up on the other side of the wall. I cleaned out the end of the hose & turned the dehumidifier back on. Mini fridge in the dining room cabinets was on & cold. The mattress has been removed from the master bed & a portable dehumidifier has been placed in the master bathroom shower. Dehumidifier in shower read 40.
7/16/20: The dining room chandelier was on & the downstairs hallway closet light closest to the kitchen was on again when I arrived. Mini fridge in dining room is on & cold.
