Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,707 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!

6/2/25: Brought in one piece of mail with some sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a perishable item inside the refrigerator. Checked water level in endless pool & ran the bilge pump during the service call as the cover had a large puddle of water on it. Visual check of the truck in the driveway. Visual check of the boat photo below. Made sure all the red lights were illuminated inside the boat breaker panel.
6/2/25: Made sure the water heater, range & ice maker were off. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Mini fridge in kitchen is off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
6/2/25: All of the landscaping has been trimmed since the last service call. Brought in one piece of mail which was not a Bank of America document see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I did not see any more dead bugs on the floor. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
6/2/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
6/2/25: Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All storm shutters are closed.
6/2/25: Made sure the water heater & range were off. Monitoring the damaged area of sod in the backyard. The irrigation timer box is locked. All thermostats were set to 80. Guest wing hallway temps were 79.8 degrees & 58.7% humidity. Master bath hall temps were 78.6 degrees & 58.4% humidity.
6/2/25: All the weeds appeared to have been sprayed since the last service call. Removed a lawn care extraordinaire pest sign from the front yard. The lawn still has some slight browning in the backyard but appears to be getting better. Brought in three pieces of mail with some sales flyers see photo below. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
6/2/25: Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
6/2/25: The foyer & interior garage lights were on when I arrived. I turned them off before leaving. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked.
6/2/25: Made sure the water heater & range were off. The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Lamp in living room is on.
6/2/25: Made sure the water heater, range & ice maker were off. Found several windows unlocked throughout the residence & locked them. Hot tub water was clean & control panel light was on. All ceiling fans are off. Checked all light timers. Checked irrigation float in pond. Lanai screen door is locked. Put the key back in the green bin when leaving & closed the overhead door.
6/2/25: The mini refrigerator & freezer in the garage were warm & not working correctly when I arrived. The refrigerator is running but not cooling. Client advised to empty the freezer & turn the refrigerator off. I removed the thawed package of sardines from the residence. Make sure the water heater, range & ice maker were off. Monitoring the old water stain in the master bedroom closely. All ceiling fans are off. Left the utility room light on per the instructions. Both pool cage screen doors are locked. All storm shutters are closed.
6/2/25: Brought in one piece of mail with some sales flyers see photo below. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
6/2/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. Checked the light timer by the front door. Irrigation system is in the auto position. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are off.
6/2/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
6/2/25: Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
6/2/25: The smoke detector in the guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery provided on the kitchen counter & made sure to test it after installing the new battery. Monitoring all old water stains on the ceilings closely. Storm shutter on lanai is closed. Lanai screen door is unlocked. Storm shutters over all the windows are currently open. Used the water main handle on the left side of the garage.
6/2/25: Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Turned the water on & off using the shut off valve in the garage only. All storm shutters over the windows are currently open. Storm shutter on lanai is closed. Lanai screen door is unlocked.
6/2/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 80 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran the storm shutters for preventative maintenance. The lawn has some browning in the front & back yard. All ceiling fans are off. Left the living room sliding glass door unlocked per the client. Will run the storm shutters once per month for preventative maintenance. Storm shutter on lanai is closed.
6/2/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not run any water through the master bathroom shower head per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
6/2/25: Made sure the water heater, range & ice maker were off. Poured one bottle of nuline down the ac condensate drain line for prevent preventative maintenance. Checked light timer in living room. All ceiling fans are off. Owner’s closet is locked. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
6/2/25: The garage door opener was making an intermittent beeping sound when I arrived & I was unable to get it to stop. The display on the garage door opener button had a message concerning battery replacement see photo below. The humidity level was over the acceptable level of 60% inside the residence again. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. I made sure cold air was blowing out of the vents after lowering the humidistat. Will continue to monitor closely & adjust accordingly. Watered the plant in the kitchen sink. All ceiling fans are off. Lanai door is locked. All storm shutters are closed. Green slip in mailbox.
6/2/25: Did not run any water throughout the residence as the water main is turned off by the client & all the drains are covered etc. Portable dehumidifier in guest bathroom read 38. Guest bathroom vent fan is covered. All ceiling fans are off. The neighbor is currently watering all the plants. Storm shutters are on most of the windows.
6/2/25: There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
5/30/25: Brought in a package that was laying by the front door when I arrived see photo below. Made sure the water heater & the ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
