Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,675 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/20/20: Cleaned up a large pile of dead love bugs from the living room floor by the front door see photos below. The lawn still has some yellowing & browning in various locations throughout. Poured a capful of bleach into each toilet.
5/20/20: The pool water level was slightly low when I arrived, I ran water from the hose in it during the entire service call to help bring up the water level. Ronnie from Howard’s pool world arrived as I was leaving & said he would let the hose continue to run in the pool while he is doing the batesoles pool next door & would shut the water off after servicing your pool. Visual check of the boat.
5/20/20: The Areca palms have been removed from the property line see photos below. The suv has been returned to the garage. The desert rose plants in the left side corner of the pool Lanai have what appears to be a fungus or bugs growing on the leaves see photo below. Palm trees in the back yard have large seed pods growing on them. The mini fridge on the lanai was on & reading 36. Watered all potted exterior plants.
5/20/20: Vacuumed up dead ants along baseboards on all tile Floors. Dead ants were in both bathtubs.The master bathroom bathtub has low water pressure, it has been tagged as such. A lamp in the living room is on. The well pump breakers were off & the water main valves were on when I arrived, i turned the breakers back off & left the water main valves on when I left.
5/20/20: The humidity level was high in the residence when I arrived, I lowered the ac thermostat down to 77 to help mitigate the high humidity level. The ac air filter is dirty & needs replaced, will bring a new one on the next service call size 14x20x1. Found several plaster bag worms attached to the walls in the guest bedroom closet most likely due to the high humidity level & removed them see photos below.
5/20/20: The master bathroom sink next to the shower is leaking from a supply line underneath & from the top from under the faucet handles when turned on only, I made sure both valves were shut off & tagged it as such see photo below. The master bathroom toilet runs, I shut the valve off & tagged it as such. The garbage disposal switch appears to be broken & is hard to turn on. I have tagged it as such.

5/19/20: Dehumidifier in bath running at 49, rust stain back, will bring rubber washer For hose, picture below
5/19/20: Cleaned up dropped tree leaves and felt soil for moisture, added water. Added bleach to toilets. Poured vinegar down HVAC evac tube.
5/19/20: Started the car & let it idle during the service call. Moved the shutters up & down. Repairs have not been started inside the residence. Dehumidifier in kitchen read 41.
5/19/20: Was unable to run water in the residence. The red plastic water valve handle on top of the water heater started leaking water significantly when I turned on the brass water main behind the water heater, I shut the water off immediately & tagged it as such. Dehumidifier in kitchen read 50.
5/19/20: The stain on the guest bathroom ceiling has not changed in appearance, will continue to monitor closely. Replaced a full damp rid bag in the master bedroom closet. The toilet in the office bathroom is running, I shut the valve off & tagged it as such.
5/19/20: Turned breaker on for disposal to run then off. Added bleach to toilets. Slight stain on guest bath ceiling, will monitor, picture below
5/19/20: The water main was off when I arrived. Checked all damp rid bags. Watered the 2 plants by the front door on the inside. Could not get the kitchen sink faucet to work, I made sure the handle was on & waved my hand under it but could not get any water.
5/19/20: Wore shoe covers
5/19/20: No insects observed (dead or alive).
5/19/20: Met Sean from Martin air & let into the residence for HVAC maintenance. 9:12am-9:50am. Photo of maintenance report below. The pool pump is still leaking.
5/19/20: Gate locked.
5/19/20: Found a few small dead insects, cleaned up, pictures below
5/19/20: Turned off the breaker to the range, water heater breaker was off. Ice maker was off. Removed batteries from all remotes.
5/19/20: Roofers on roof.
5/19/20: Found a stain on the ceiling in the master bedroom over the right side window, will continue to monitor closely see photos below. Turned off the breaker to the range. Did not flush any toilets. Dehumidifier in kitchen read 51%. Dehumidifier in bathroom read 53%. Watered the 5 plants on the lanai.
5/19/20: No ants were found.
5/18/20: Pool clean, water again good as at 1/2 skimmer port, more weeds in pool pavers. Ran shutter up and down
5/18/20: Put recycle bin in garage preparing for storm season
