Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,939 service calls we have performed 6,634 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/20/25: Made sure the water heater, range & ice maker were off. Watered the plant in the living room. All ceiling fans are off.6/20/25: All lanai furniture is inside the residence. All ceiling fans are off. Wine cooler in dining room read 15. Front load washing machine lid is open to prevent odors.
6/20/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
6/20/25: Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
6/20/25: Entered the residence through the back dining room sliding glass door. I left the sliding glass door in the dining room unlocked for access to the residence for now & made sure the storm shutter was locked when leaving. I was still unable to enter the residence through the small garage overhead door as the keypad is not opening the door. The garage door was still working with the switch inside the garage. The plate on the car is expired. The gutters along the back of the house may need to be cleaned out soon. The plastic gutter downspout extension on the back left corner of the house is broken & needs to be replaced. Monitoring all old water stains on the ceilings closely. Both lanai screen cage doors are unlocked. All storm shutters are closed/on.
6/20/25: The new sod in the front yard is still slightly brown photos below. Monitoring the sections of new sod in the front yard. Removed two problem solved pest signs from the front yard. Ceiling fan on lanai is on. Air purifier by front door was on & read good. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & clear panels on. Put the key back in the lockbox when leaving.
6/20/25: Will be returning to close all of the storm shutters & bring the furniture in from the lanai for storm preparation. The ac system was still off & the thermostat was blank when I arrived. I was unable to get the ac system to turn on & I did not find any tripped breakers. The ac system will need to be repaired at this time. One of the pipes connected to the bottom of the pool pump filter canister is slowly leaking while the pool pump is running. All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/20/25: Brought in two pieces of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Irrigation system is in the run position. Photo of the pool below. Green slip in mailbox. All storm shutters are closed.
6/20/25: There were some chairs & a pool noodle on the lanai when I arrived photo below. Portable dehumidifier in kitchen read 48. Watered the plant on the kitchen counter. All the new landscaping was alive & appeared to be healthy. Green slip in mailbox. Mesh storm shutter on Lanai is closed. All other storm shutters are currently off.
6/19/25: Portable dehumidifier in kitchen read 40. All ceiling fans are on. Checked all damp rids. Wine cooler is off. All storm shutters are closed.
6/19/25: The lock is broken on the living room right side sliding glass door. All ceiling fans are on. All storm shutters are closed.
6/19/25: New parking garage storage room door keys do not unlock the door. One of the sun screens on the lanai is damaged. Client will address.
6/19/25: The plastic was dry & I did not see any evidence of water underneath the white covering on the master bedroom ceiling. The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Master bedroom ceiling has not been repaired yet. Will monitor closely. Portable dehumidifier upstairs read 59. Mini fridge in dining room is off. Watered the plant by the front door per the instructions given & made sure it was dry before watering it. All storm shutters are closed. All storm shutter switches are in the neutral position.
6/19/25: Ran the storm shutters up & down for preventative maintenance. The automatic ac condensate drain line cleaner is 3/4 full. Will replace the refill bottles as needed & take a photo of the QR code for the client. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are closed. Water was on in #2004.
6/19/25: The humidity level was still over the acceptable level of 60% inside the residence. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Wine cooler in dining room was on & cold. Mini fridge & freezer in dining room were both on & cold. All storm shutters are closed.
6/19/25: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
6/19/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
6/19/25: The ac thermostat settings have been changed & the air filter replaced since the last service call. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
6/19/25: The water heater was manufactured on 10/09/2020. The right rear tire on the car has a leak & is consistently getting excessively low. Client is addressing. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Large piece of batts insulation laying on lanai floor. Exterior of car is dirty & will need to be washed when client returns.
6/19/25: The backflow valve connected to the water main in the parking garage leaks when the water main is turned on. Replaced the battery in the doorbell camera with a fully charged battery & put the other battery back on the charger. New louvers are waiting to be installed on the front of the building. Alarm system is deactivated. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed except the shutter over the front door.
6/19/25: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Wine cooler is off & door open. All storm shutters are closed. Front of building is waiting on a section of louvers to be replaced. Turned the water on & off using the water main inside the residence.
6/19/25: All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed. New louvers are waiting to be installed on the front of the building.
6/19/25: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai & back windows are closed.
6/19/25: Watered the three orchids on the kitchen counter. Mini fridge was on & cold. All ceiling fans are off. Furniture is on front porch. Storm shutters on lanai are closed. All other storm shutters are currently open.
6/19/25: All of the plantation shutters & valances have been removed from all of the windows & temporary blinds have been installed. Waiting on new special order ac air filters to arrive size 20x23x1. Wine chiller in master bedroom closet was on & cold. All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
