Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,707 service calls we have performed 27,629 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/5/25: The ac system appeared to be working correctly again since the last service call. All ceiling fans are off. Storm shutters on lanai are cracked open for ventilation. Parking garage storage room door is locked.
6/5/25: Drive by. Met the McCleery’s & let them into the garage for storm shutter panel installation around the entire residence. The McCleery’s stated they would exit & lock the garage side entry door when finished.
6/4/25: Drive by. Opened up the house & turned everything back on for clients return. The smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the battery with a new 9 V battery but it continue to chirp. The smoke detector may have become defective due to being almost 10 years old. Brought in a small package from the mailbox photo below.
6/3/25: Brought in eighteen pieces of mail with a stack of sales flyers see photo below. All ceiling fans are off. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. Lanai screen door is unlocked. All storm shutter panels are on.
6/3/25: Brought in three pieces of mail with some sales flyers see photo below. Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
6/3/25: The plant on the kitchen counter appears to have died. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/3/25: All ceiling fans are off. Checked all light timers. No mailbox.
6/3/25: Half the accordion storm shutters around the residence are open. Made sure the garage overhead door was closed when leaving.
6/3/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
6/3/25: Lawn conditions have returned to normal. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Mini fridge on lanai is off.
6/3/25: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds are growing in the front landscape beds. The deco drain on the lanai has excessive weeds growing out of it & needs to be cleaned out. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
6/3/25: Made sure the water heater & range were off. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 82 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found several windows throughout the residence partially unlocked & locked them. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on. Cones at the end of each driveway. Put the shed key back on the kitchen counter when finished.
6/3/25: The lawn was being mowed when i arrived. The pool pump filter canister leaks while the pool pump is running. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
6/3/25: I did not see the watch anywhere inside the residence. There was a package belonging to an address down the street laying by the front door when I arrived. I returned the package to the correct address. The ac air filter is dirty & needs to be replaced size 20x24x1. There are some large cracks on the lanai floor around the outside of the pool. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
6/3/25: Internet modem was on. Poured approximately 2ozs of vinegar down the ac condensate drain line in the garage for preventative maintenance. All ceiling fans are off. Monitoring the old water stain on the garage ceiling closely. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower. Both lanai screen doors are locked.
6/3/25: The lawn has some browning throughout the entire yard. I was unable to activate the alarm system when leaving as there was a fault code on the display & which would not allow me to activate it. One of the travertine tiles by the pool appears to be sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Left the water main on for the pool water auto filler when leaving. I’m
6/3/25: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. All the plants were wet from rain. Put the keys back in the lockbox when leaving.
6/3/25: There is a large pile of garbage bags along the front of the house. The inside of the residence has not changed in appearance since the last service call. All the new baseboards, casing & windowsills etc are still waiting to be finished. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. Mini split ac is off.
6/3/25: Excessive weeds are building up in the driveway pavers. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
6/3/25: Brought in one piece of mail with some sales flyers see photo below. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.

6/3/25: A new garage side entry door has been installed & the section of metal flashing on the left side of the house has been replaced since the last service call see photo below. No water stains on the master bedroom ceiling. The palm tree on the front of the house has started to lean on the concrete privacy wall causing a large crack to develop. Client is addressing. The wood beams on the front of the house are rotted. The wood siding on the back right side of the house is starting to rot. There is broken glass on the master bedroom closet floor from the closet shelves separating from the wall on one end falling several inches causing the glass to fall off the shelf. It may have transpired from a combination of the vibrations of the new roof being installed & the weight on the shelves. Master bathroom toilet fill valve has quit working. Garage side entry door temporarily boarded up. Old stains from water intrusion through microwave vent in kitchen that leaked on top of the stove & onto the floor from hurricane Ian.
6/3/25: There was some underground utilities work being conducted by the county in the front yard when I arrived see photo below. All ceiling fans are on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off.
6/3/25: Monitoring the old water stains above the garage overhead door closely.
6/3/25: Brought in one piece of mail with some sales flyers see photo below. I did not see any more live ants in the master bathroom today although an excessive amount of dead ants will need to be cleaned up. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
