Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,292 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/22/25: Brought in three pieces of mail with a stack of sales flyers see photo below. I did not see any more live ants in the master bathroom today although an excessive amount of dead ants will need to be cleaned up. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
4/22/25: Contractor access. Met with ac technician will from symbiont heating & air conditioning & let him into the residence for ac repair. I stayed with will until he was finished. He stated that he found a short in the safety float switch wire for the ac condensate drain line causing the entire ac system to intermittently shut off. Will replaced the wire restoring power to the ac system. Spoke with the client over the phone. I made sure the ac system was working correctly again before will left the residence. There were a bunch of small dead bugs with wings on them laying on the carpet underneath the living room windows when I arrived. Client advised they will contact a pest control company. I made sure everything was closed & locked up when leaving. 8:30am-11:00am
4/21/25: The ac thermostat was blank & the ac system was off when I arrived. I did not find any tripped breakers & I was unable to get the ac system to turn on. The ac system will need to be repaired at this time. Will contact the client & advise them of the situation. Photos of both the dock breaker panels below. The residence was recently inspected by a pest control company & may be treated for subterranean termites soon. I did not currently see any insects by the lanai door but it is still difficult to open & close. There were currently no dead bugs on any of the floors throughout the residence since turning off all the lamps connected to light timers. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
4/21/25: Removed a lawn care extra extraordinaire pest sign dated 4/11 from the front yard. The pool pump chlorinator is leaking while the pool pump is running see photo below. The lawn still has some browning in the front & backyard. Both garbage cans have been emptied since the last service call. Brought in one piece of mail with some sales flyers see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Salt container for water softener is 1/2 full. Patio furniture on lanai. All storm shutters are off.
4/21/25: There was a service slip from Kobie complete heating & cooling dated 4/14 on the kitchen counter when I arrived see photo below. The ac thermostat was not holding set temperature. The condenser will not turn on & I did not find any tripped breakers. The ac system will need to be repaired at this time. Will contact the client and advise them of the situation. I turned off the ac thermostat for approximately 10 minutes & turned it back on causing the condenser to turn back on. The ac system started running & appeared to be working correctly again. Monitoring all old water stains on the ceilings closely. Excessive cobwebs etc are starting to build up on the exterior of the house & may need to be pressure washed soon. Client is addressing. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house. I put the key back in the lock box when leaving.
4/21/25: Brought in two pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. There is a small section of soffits damaged & hanging down on the middle of the right side of the house. All ceiling fans are off. Some of the screens on the front porch have large tears in them. Bottom of doorframe on garage side entry door is rotted. Put the key back on the lanai when leaving.
4/21/25: Brought in two pieces of mail with some sales flyers see photo below. The ac air filter was dirty and needed to be replaced. I replaced it with a new filter provided in the closet by the front door & wrote the date of installation on it. The humidity level was well below 60% inside the residence. I raised the thermostat to 76 for now to save energy. The drywall ceiling directly above the right side of the garage overhead door is starting to sag from the nails coming loose causing it to lay on some of the garage overhead door equipment. Several sections of soffits around the residence have white tape temporarily placed on them. Client is addressing. Mini fridge was on & cold. All ceiling fans are off. Large hairline cracks are starting to show in the stucco on the front & back of the house again particularly underneath the windows. Checked all light timers. Lanai screen door is unlocked.
4/21/25: Made sure the water heater, range & ice maker were off. The ac air filter is dirty & needs to be replaced size 20x20x1. Mini fridge and utility room is off & door is open. Will put the no rust concentrate & bleach per the instructions in the tank on the left side of the house when needed. New palm trees on each side of driveway appear healthy. Lanai screen door is locked.
4/21/25: Sprayed silicone lubricant in the tracks & ran the storm shutter down & up for preventative maintenance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a small can of door paint on the front porch. Storm shutter on lanai is open. Will run the storm shutter on the lanai up & down once per month & spray the tracks with pledge for preventative maintenance. Deep freezer in utility room is off.
4/21/25: There is a container of muriatic acid & a small stack of extra pool tiles on the lanai photo below. Made sure the water heater was off. Did not run any water in the master bathroom shower per the client due to the shower head leaking. Client will address when they return. All ceiling fans are off. Checked light timer in living room. Shed is locked. Empty lot is being maintained. Clear storm panels are on over the Florida room windows & one of the garage windows. Green slip in mailbox.
4/21/25: Ran the storm shutters down and up for preventative maintenance. Weeds are starting to build up in the landscape bed. Ran two cups of water through the refrigerator water dispenser. Checked light timer in living room. All ceiling fans are off. Will put the Nuline drain cleaner in the ac condensate drain line once per month for preventative maintenance. All storm shutters are open. Will run the storm shutters on the lanai up & down once per month for preventative maintenance. The power pole in the backyard is leaning. Power company is addressing.
4/21/25: There are some large hairline cracks in the stucco on the wall & underneath some of the windows on the right side of the house see photos below. Made sure the water heater & range were off. I ran the hose in the pool during the service call to help keep the water level up. All ceiling fans are off. Pool safety fence is installed. All storm shutters are off.
4/18/25: Made sure the water heater & ice maker were off. There are a few perishable items inside the refrigerator see photos below. Water softener pump lcd screen was on. Water softener salt container is 1/2 full. Lanai screen door is unlocked. Will pour 8ozs of Nuline down the hvac condensate drain line for preventative maintenance every 90 days if applicable. Will start the car every other service call.
4/18/25: Made sure the water heater, range & ice maker were off. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
4/18/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
4/18/25: Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was on in unit #201.
4/18/25: All ceiling fans are off.
4/18/25: Made sure the water heater & range were off. Found the living room sliding glass door unlocked & locked it. The master bathroom light was on. I turned it off before leaving. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
4/18/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a perishable item inside the refrigerator. Arched window in living room is still waiting to be replaced. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
4/18/25: Mud dauber wasp nests are starting to build up on the front entryway ceiling see photo below. Watered the plant on the lanai & used the right side slider only. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
4/18/25: The battery maintainer connected to the car had the red fault light on. I unplugged it & plugged it back in removing the fault light for now. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below.
4/18/25: Brought in one piece of mail with some sales flyers see photo below. The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries removing the low battery warning from the display. Left everything as is when leaving. Monitoring all old water stains on the ceilings closely. Front load washing machine door is cracked open to prevent odors. All ceiling fans are off. Pool pump timer is set to run between 8:00am-7:00pm. One of the pool cage screens has a tear in it. Both pool cage screen doors are unlocked. All storm shutters are open.
4/17/25: Contractor access. Met with Ryan from Sleuth leak detectors & let him into the residence for possible water leak detection in the concrete slab. Ryan found that the 90 degree ac condensate drain line pipe section behind the air handler has a small crack in it where it goes into the wall causing it to slowly drip behind the wall & will need to be repaired by the ac company. The area where the leak was originally found was still dry. The wall that the condensate drain line goes into may need to be cut open to repair the pipe & inspect for mold. The ac company will need to repair the leaking condensate drain line at this time. Made sure everything was closed & locked up when leaving. 2:30pm-4:30pm.
4/17/25: Both garbage cans were full & down by the street for collection when I arrived. All of the landscaping has been trimmed recently. Made sure the water heater, range & ice maker were off. All ceiling fans are off. There is a hairline crack starting in the stucco underneath the mid guest bedroom window. Green slip in mailbox. All storm shutters are open.
4/17/25: The entire front yard has been prepped for new sod recently see photos below. Made sure the water heater, range & ice maker were off. The battery maintainer on the Camaro was reading bad battery when I arrived. Client advised to unplug the battery maintainer for now. All ceiling fans are off. Water softener salt container is 1/2 full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered all the plants on the lanai.
