Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,455 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/30/21: Weeds are growing in the front landscape beds. Client advised they will take care of the weeds. Note from client in guest bathroom shower about not shutting completely off. Vacant lot behind house is being maintained.
8/30/21: Found the key under the planter on the right side of the garage. Made sure the water heater & range were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The gfi outlets in the kitchen were all tripped and I was unable to reset them which appears either one or all of them are bad. I was unable to connect t the battery maintainer to the vehicle as the electrical outlets in the garage appear to be tied in to the tripped gfi outlets in the kitchen & I could not get power to any of the outlets. I could not find any tripped breakers in the breaker panel. Found one of the windows in the den unlocked. I locked it before leaving. Locked the lanai screen door.
8/30/21: The ac thermostat was off when I arrived & the condensate drain line pump on the air handler in the garage was constantly running. I found that the condensate drain line appears to be clogged which turns the ac off as a safety measure. I tried riding a breaker to turn the pump off to keep it from burning out but was unable to figure out how to turn it off. The condensate drain line outside appears to need to be routed a better way as it currently goes all the way to the ground & lays on top of the ground most likely aiding in it getting clogged see photos below. The ax will not turn on, it appears the drain line will need to be cleaned out at this time. Will contact the client and advised them of the situation. The spa water level was full when I arrived. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
8/28/21: Brought all the lanai furniture cushions inside per the client. Closed any open storm shutters. Made sure the water heater, ice maker & water main were off. It felt really warm inside the residence with the current ac settings when I arrived. I lowered the dehumidistat from 60% to 50% for now to circulate air & help mitigate the high humidity level.
8/28/21: Met with pest control technician Jacob from Johnny bugs & let him into the residence for pest control service. I turned on several lights throughout the residence & stayed with the technician until he was finished. I turned off all the lights, activated the alarm system & made sure all the doors were closed when leaving. 10am-10:30am.
8/27/21: There is a hairline crack several feet long in the stucco below the man cave window on the lanai. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
8/27/21: Brought in two pool service slips dated 8/16 & 8/23. Weeds & grass are growing in all the landscape beds. Watered the two plants on the lanai.
8/27/21: The pool water was green again when I arrived see photo below. Brought in five pieces of mail see photo below. Visual check of the trailer. Checked the light timer by the front door. Turned the water on & off using the breakers in the garage.
8/27/21: Had to pour a bag of salt in the water softener. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance
8/27/21: Dehumidifier in kitchen read 50. Checked the light timer in the living room.
8/27/21: The garbage disposal is tagged for not working.
8/27/21: The guest bathroom vent fan appears to have had previous water damage on the ceiling around it & the repair is falling apart. It does not currently feel damp to the the touch. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
8/27/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/27/21: The water stains on the master bedroom ceiling have not changed in appearance since the last service call.
8/27/21: There are several large fire ant mounds in the landscape beds along both sides of the walkway. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
8/27/21: The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai & made sure to use the right side slider only.
8/27/21: Checked all damp rid bags. Had to replace three full bags in the living room, laundry room & hanging on the den door handle. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
8/27/21: Brought in three new large damp rid buckets & placed them in each location the client had damp rids placed see photos below. Made sure light in garage wasn’t on.
8/27/21: Construction progress photos below. The guest bathroom toilet is still being worked on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
8/27/21: Weeds are growing in all the landscape beds. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
8/27/21: Checked all damp rid bags.
8/27/21: Checked all damp rid bags. Poured approximately 2ozs of bleach mixture down the HVAC condensate drain line for preventative maintenance.
8/27/21: There was a large section of pool cage screen in the pool again when I arrived see photo below. It appears to be the section that just got replaced. Weeds are growing in the pool pavers. All the ac air filters throughout the residence appear to need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
8/26/21: No charge drive by. Brought the car key fob back after having a new battery installed at batteries plus. The key fob was working correctly again & I was able to start the car. I started the car & let it idle while conducting inspections for other clients in an adjacent building. I also moved the car approximately 1’-2’ to help the tires. I shut the car off after letting it idle for approximately 20mins & put the key fob back in the garage storage room. I reconnected the battery maintainer & made sure the garage doors were closed when leaving.
8/26/21: Met with ac technician Tim from Modern Services & let him into the residence for HVAC repair. I stayed with the technician until he was finished & confirmed if the ac was working correctly again or not. The technician stated the the evaporator coils have a large leak & have lost all refrigerant. The technician stated that the evaporator coils will have to be replaced & will need to be ordered. The technician stated that they would be able to replace the parts as early as Monday if ordered today. The technician also stated that the capacitor on the condenser outside is weak & will need to be replaced as well. I turned on all ceiling fans to help circulate air until the ac gets repaired. I contacted the client and advised them of the situation. Client made contact with the ac company who will be back out to the residence on Monday to repair the ac system. I made sure the residence was locked up when leaving. 2pm-3pm.
