Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,455 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/26/21: No workers were present when I arrived. The floor on the front lanai is covered in dead millipede worms. The inside of the residence has not changed in appearance since the last service call.8/26/21: Checked all damp rids. Had to empty & refill the small buckets in the bathrooms.
8/26/21: All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
8/26/21: The upstairs humidity level was over the acceptable level of 60% when I arrived. I lowered the ac thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not lock the deadbolt per the client. Plants on the lanai appear to be healthy.
8/26/21: Brought in four pieces of mail see photo below. The master bathroom right side sink is tagged for a leaking trap.The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 82.7 & 74.6%.
8/26/21: I found the condensate drain line was full & had tripped the safety float switch on the ac when I arrived to pour vinegar down the line. The ac was off and did not turn back on until I lifted the float switch out of the drain. It appears the ac needs to be serviced at this time to see why the drain line has so much water in it to prevent the acceptable from turning off again. All storm shutters are partially open. The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants by the front door.
8/26/21: The right rear tire on the golf cart is flat, severely dry rotted & will not inflate.
8/26/21: Started the suv & let it idle during the service call. It felt warm & the humidity level was over the acceptable level of 60% inside the residence when I arrived. This is the second week in a row where the temperature was starting to rise inside the residence. The air is starting to feel warm coming out of the vents & it appears the ac needs to be serviced at this time. I lowered the thermostat to 81 for now to keep air circulating. Will continue to monitor closely & adjust accordingly. Watered the orchids on the lanai.
8/26/21: The front left tire on the Saab was low when I arrived. I checked the tire pressures on both vehicles and inflated them all to the specifications on the drivers doors using my cordless inflator see photos below. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
8/26/21: Closed the shutter over the front door when leaving. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
8/26/21: Checked the water pan in the ac return vent.
8/26/21: Master bathroom bathtub has patio furniture cushions in it.
8/26/21: Ran water through fridge door. Drained water from system after water was turned off.
8/26/21: Brought in a package that was laying by the front door when I arrived see photo below. All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
8/26/21: Construction of the new pool has started since the last service call see photos below. It appears some irrigation lines have been damaged photo below. Client advised they had their irrigation technician prep the irrigation system before the new pool installation. Brought in three pieces of mail see photo below. The alarm system was tripped & had a warning that the garage side door had been opened on the display when I arrived. I cleared the alarm with my code & made sure the garage door was closed & locked. Client advised that the irrigation technician accidentally tripped the alarm by opening the door. Weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/26/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
8/25/21: Watered the plant in the kitchen.
8/25/21: Poured vinegar down the HVAC condensation evac tube. Pulled weeds on the lanai. Browning of he yard is no better no worse than past service calls. Found 3 tripped circuit breakers, photos below. The car charger was charging.
8/25/21: I found no new issues to report from those reported from previous service calls.
8/25/21: Water 3 plants as instructed. Front area reads 54.2% humidity and the temp is 93.7 degrees. The front passenger side tire of the car in your carport spot is a little low.
8/25/21: I found the mode on the thermostat set to off when I arrived I’m assuming this happen during a power failure as the range indicated we had one I had to reset the clock. Humidity was a little higher than we like to see it above 60% it was at 63% so I made sure the system is running and cooling before I left.
8/25/21: Replaced the Damp-Rid bags. Mildew around water line, cleaned with brush.
8/25/21: Browning of the yard not improving.
8/25/21: The tree that was previously growing under the soffits on the right side of the house is starting to grow back see photos below. Brought in one piece of mail see photo below. Brought in two pool service slips dated 8/12 & 8/19. The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.
8/25/21: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by the next service call.
