Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,455 service calls we have performed 29,076 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/31/21: Did not see any more evidence of rodents inside the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
8/30/21: Construction of the new pool has started since the last service call see photos below. The front left tire I inflated on the vehicle recently is already starting to get low again. It appears to be leaking air quickly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/30/21: The lawn has been mowed again since the last service call. Weeds are growing in all the landscape beds & driveways. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. All the damp rid bags in the closets are full. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 89.6 degrees & 64.6% humidity. Visual check of the boat & trailer photo below.
8/30/21: The pool water level was low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Weeds & grass are growing in all the landscape beds & pavers. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
8/30/21: The water main was on when I arrived. Weeds & grass are growing in all the landscape beds see photos below. The lawn still has a brown spot in the back from the pool overflowing during storms. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.7 degrees & 47.6% humidity. Master bath hall temps were 80.0 degrees & 51.3% humidity.
8/30/21: An animal is digging a large hole in the front left landscape bed behind the landscape bushes see photos below. Brought in one piece of mail see photo below. Weeds are growing in all the landscape beds. Both the left & right side master bathroom sinks have been tagged for leaking from the traps when water is running. The garbage disposal is tagged for leaking. I discontinued using it. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
8/30/21: Left a lockbox on the front door when leaving for hvac maintenance. The gutters along the back lanai appear to be full of leaves & have some weeds growing out of them see photo below. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
8/30/21: I was able to push the section of soffits that was falling above the garage rear entry door back up into place. Photos of the birds below. There were no seeds on the floor.
8/30/21: The entire lawn has been mowed & all the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
8/30/21: The weeds that were growing in the landscape bed, driveway & pavers appear to have been sprayed since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
8/30/21: Weeds, grass & vines are popping up in all the landscape beds again from all the rain & sunshine see photo below. The damp rid bucket inside the vehicle is approximately 75% full & may need to be replaced soon. The brown spot in the back lawn is almost 100% gone photo below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
8/30/21: All the weeds have been removed from the landscape beds. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
8/30/21: Photo of the pool below. The water valve above the water heater has excessive corrosion on it. Watered the plant inside next to the front door.
8/30/21: Met with the ac technician from Modern services & let him into the residence for hvac repair. I instructed the technician to call me when finished & to lock the front door handle when leaving. 12:30pm-1pm.
8/30/21: The humidity level was well under 60% inside the residence after making the last adjustment. I raised the dehumidistat to 55% for now. Will continue to monitor closely & adjust accordingly. The new ac air filters were not in stock & had to be ordered. Will be bringing the new air filters on the next service call.
8/30/21: Removed an undated pest sign from the front yard. The weeds & grass that were growing in the landscape beds appears to have been sprayed since the last service call see photo below. Made sure the battery maintainer connected to the car wasn’t hot. The alarm system appeared to be working correctly. Checked the light timer by the front door.
8/30/21: Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
8/30/21: The inside of the guest house needs to be cleaned. The water main handle drips when turned on.
8/30/21: Brought another air dryer, large damp rid bucket & a 50’ extension cord for mold prevention in the boat see photo below. The vehicle still has mold on the interior & will need to be professionally cleaned. Will be sending the warranty information for the air dryer via mail.
8/30/21: Grass & weeds are growing in the front landscape bed. Checked all damp rids. All damp rid bags are full. Photos of boat & motor below.
8/30/21: The community landscapers were present trimming all the landscape bushes when I arrived see photo below. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
8/30/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
8/30/21: Removed an undated ranson sign from the front yard. Brought in a Tropic pest control service slip dated 8/26 that was on the lanai when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The weeds & grass that were growing in the landscape beds appear to have been sprayed since the last service call. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
8/30/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
8/30/21: Removed an undated tru green sign from the front yard. The pool water level was slightly low. I set the timer to run for 30mins to help bring the water level up. Watered all potted plants. Left the water main on when leaving per the client.
