Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,760 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/11/21: Pool construction progress photos below. The registration on the boat is expired see photo below. The ac was back on & it appeared to be working correctly since being repaired after the last service call. Will continue to monitor closely & adjust accordingly.10/11/21: Grass & weeds are growing in the front landscape bed. Checked all damp rids. Photos of boat & motor below.
10/11/21: Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. There were some brown spots in the front lawn on each side of the driveway when I arrived see photos below. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
10/11/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
10/11/21: Some of the landscape bushes may need to be trimmed soon see photos below. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
10/11/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
10/11/21: The right front tire on the red car was low when I arrived. I inflated the tire to 32psi using my cordless inflator see photos below. The pool water level was very low again when I arrived. I set the timer to run for 120mins when leaving to help keep the water level up. Watered all potted plants. Left the water main on when leaving per the client.
10/11/21: Brought in one piece of mail see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
10/11/21: All the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a palm tree touching the soffits & facia on the right side of the house. The gfi outlet in the kitchen is tripped & will not reset. I have tagged it as such.
10/11/21: The spa appears to have a leak as the water level was low again. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
10/9/21: Unpack, setup and test new dehumidifier. Drive time plus setup time.
10/9/21: Drive by to check humidity level
10/9/21: Drive by. Watered all the new plants per the clients instructions. All the plants appeared healthy see photos below. I sprayed some water on the front lawn for preventative maintenance.

10/8/21: Both toilets have excessive iron building up in the tanks from the city water causing the water to come out orange & can eventually start to stain the bowls orange see photo below. Iron out tablets will be needed to remove the iron buildup from the tanks. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The humidity level was well under 60% inside the residence again. I raised the thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. Weeds are growing in the front landscape bed.
10/8/21: The guest bathroom sink has a drip leak from underneath where the trap connects to the bottom of the sink when water is running see photo below. I have tagged it as such. There is a hairline crack several feet long in the stucco below the man cave window on the lanai. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
10/8/21: Brought in two pool service slips dated 9/27 & 10/4. Watered the two plants on the lanai.
10/8/21: Turned the irrigation system back on per the client see photo below. Started the car, moved it out of the garage & let it idle during the service call. The plastic switch broke for the garbage disposal when I pressed it to turn the disposal on causing it to fall underneath the sink see photos below. I tried putting it back but it would not stay in place. The switch still works & the garbage disposal can still be turned on & off using the switch but it’s no longer in its correct position. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/8/21: Dehumidifier in kitchen read 51. Checked the light timer in the living room.
10/8/21: The garbage disposal is tagged for not working.
10/8/21: The guest bathroom vent fan appears to have had previous water damage on the ceiling around it & the repair is falling apart. It does not currently feel damp to the the touch. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
10/8/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/8/21: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided above the desk in the kitchen see photo below. There are several large fire ant mounds in the landscape beds along both sides of the walkway. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
10/8/21: Checked all damp rid bags. Had to replace full bags in the master bedroom, guest bedroom, kitchen pantry & the laundry room. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
10/8/21: Removed a Hughes Exterminators pest sign from the front yard & there was a Hughes Exterminators service card on the kitchen counter when I arrived see photo below. Checked all damp rid buckets. Made sure light in garage wasn’t on.
