Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,789 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/29/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported. Watered 0 plants on the lanai.
3/29/21: Some new digging in the back yard near the shed’s front door, photo below.
3/29/21: The car appears to have a low back passenger tire, photos below. Turned the thermostat to 76 based on the high guy inside. I waited until the system turned on and the humidity began to drop.
3/29/21: Poured vinegar down the HVAC air handler evac tube chased with water.
3/29/21: The humidity level was below 60% inside the residence when I arrived. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. There are hairline cracks in the stucco underneath the front guest bedroom windows. There appears to be a piece of roof shingle missing on the front center gable of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
3/29/21: There were several live ghost ants on the kitchen counter by the sink when I arrived. I placed a Terro ant bait station next to the ants on the counter using one that was provided in the kitchen. Will continue to monitor closely. The boat motor appears to have been leaking oil or hydraulic fluid& the seats are getting moldy see photos below. Rabbits have been digging holes in the yard. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
3/29/21: Brought in a package of toilet bowl cleaner for the bathroom see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac to 70 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photos of the boat & motor below. Checked all damp rid buckets which are currently approximately 50% full.
3/29/21: The water level was low in the spa again almost below the jets. I ran water into the spa during the entire service call again to help keep the water level up photo below. Weeds are growing in the driveway & lanai pavers photos below. The humidity level was below 60% inside the residence when I arrived. I raised the thermostat to 72 for now. Will continue to monitor closely & adjust accordingly. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
3/26/21: Removed a Truly nolen pest sign dated 3/3 from the front yard. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom see photo below. The weeds growing in all the landscape beds are brown & appear to have been sprayed since the last service call. Adjusted all light timers for dst. The humidity level was under 60% inside the residence again when I arrived. I raised the ac thermostat up to 76 for now. Will continue to monitor closely & adjust accordingly. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23. The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
3/26/21: The garage door was unlocked when I arrived. Made sure the water heater, range & ice maker were on off. The ac air filter was dirty. I replaced it with a new filter provided in the utility hallway closet next to the air handler & wrote the date of installation on it.
3/26/21: Removed a Ranson sign from the front yard. Made sure the water heater & range breakers were off. Unplugged the night light in the half bathroom & put it back in the box in the master bathroom closet per the client. The ac thermostat was set to 78 when I arrived. Brought in 1 pool service slip dated 3/23 see photos below. Photo of the pool below. The hose spigot that was previously leaking by the pool pump equipment on the right side of house has been replaced photo below.
3/26/21: The gold Toyota sedan was blocking the driveway again when I arrived. The old refrigerator has been picked up. The residence smelled clean & has been cleaned on both floors since the last service call. The downstairs half bathroom toilet runs, I have tagged it as such. The plastic water main handle outside along the walkway is broken on one side making it hard to turn on & off & needs to be replaced photo below. Removed the lock box from the front door when leaving.
3/26/21: The drain cover on the bottom of the pool has been put back into place. Brought in 2 pool service slips dated 3/16 & 3/23. The palm tree on the left side of the house has some branches starting to lean over the property line & may need to be trimmed soon. The gutters above the master bathroom have leaves in them & may need to be cleaned out soon. There are some hairline cracks in the stucco underneath the windows on the right side of the house. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. There is still a section of dead grass by the mailbox from the yard debris pile.
3/25/21: No charge drive by. Plugged the water heater disconnect back in downstairs in the electrical room by the elevator & replaced the old ac air filter. I wrote the date of installation on the new air filter which is good for approximately 1 year.
3/25/21: Moved the golf cart forward 6”-12” for the tires per the client. The front doors needs new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 74.6 & 46.4%.
3/25/21: There appears to have been some activity inside the residence since the last service call. There appears to be a new ac air handler installed see photo below. The living room sliding glass door blinds were open, the guest bathroom toilet seats were down again & the ac thermostat has been raised up to 78. The humidity level was slightly over the acceptable level of 60% inside the residence from the ac sitting idle for to long without coming on. I lowered the thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 2 pieces of mail with some sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
3/25/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet runs, it has been tagged as such.
3/24/21: Put the empty garbage cans back in the garage. Casa pools was servicing the pool when I arrived.
3/24/21: The back flow preventer on the water main downstairs on the front of the building has not been repaired yet & still leaks when the water main is turned on. The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
3/24/21: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. There appears to have been some activity inside the residence since the last service call. The laundry closet & ac doors that I leave open were closed when I arrived & there was a little dirt on the tile floor in the front entryway when I arrived?
3/24/21: There were more notice’s from management on the front door when I arrived see photos below. The humidity level was below 60% again inside the residence, I raised the thermostat to 69 for now. Will continue to monitor closely & adjust accordingly. Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
3/24/21: The water main was on again when I arrived. There appears to have been some activity inside the residence since the last service call. The toilet seats were down in both bathrooms, the blinds for the living room sliding glass doors were open & the century link box on kitchen counter was opened. The weeds that were growing in all the landscape beds are brown & appear to have been sprayed recently see photos below. Brought in a stack of sales flyers from the mailbox. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
3/23/21: Landscapers were on site planting, photos below.
