Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/8/21: The garbage disposal is tagged for not working.
10/8/21: The guest bathroom vent fan appears to have had previous water damage on the ceiling around it & the repair is falling apart. It does not currently feel damp to the the touch. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
10/8/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/8/21: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries provided above the desk in the kitchen see photo below. There are several large fire ant mounds in the landscape beds along both sides of the walkway. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
10/8/21: Checked all damp rid bags. Had to replace full bags in the master bedroom, guest bedroom, kitchen pantry & the laundry room. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
10/8/21: Removed a Hughes Exterminators pest sign from the front yard & there was a Hughes Exterminators service card on the kitchen counter when I arrived see photo below. Checked all damp rid buckets. Made sure light in garage wasn’t on.
10/8/21: Sprayed an active hornets nest over the front door. The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai & made sure to use the right side slider only.
10/8/21: The inside of the residence does not appear to have changed since the last service call. The guest bathroom toilet is still under repair. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
10/8/21: The plates on the car & boat trailer are expired see photo below. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
10/8/21: Removed a signature pest control sign dated 9/27 from the front yard. Checked tire pressures on the car & inflated them all to the manufacturer specs on the drivers door using my cordless inflator see photos below. Brought in two pool service slips dated 9/28 & 10/5 photo below. Photo of the pool below. Client advised they may have the roof cleaned when they return.
10/8/21: The guest bathroom sink right side faucet handle is loose. I have tagged it as such. Checked all damp rid bags.
10/8/21: Will replace the ac air filter on 11/5 per the client. The purple Nissan sedan was in the driveway again when I arrived.
10/8/21: The missing pool cage screen has been replaced since the last service call see photo below. Weeds are growing in the pool pavers. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
10/8/21: Drive by. It appeared to have rained sometime throughout the night in your area when I arrived. I still gave the plants a little water for preventative maintenance in case it did not rain enough. All the new plants appeared healthy see photos below.

10/7/21: Was unable to perform an inspection today. Workers were present inside the residence when I arrived. I did not go inside the residence or make my presence known per the client.
10/7/21: I was unable to drive the vehicle today as it would not start. I tried both key fobs but the vehicle would still not start. I’m not sure if the battery is dead in the vehicle. Checked all damp rids. Had to replace a full bag in the master bedroom closet.
10/7/21: There was a Fire & ice heating and air conditioning service slip dated 9/29 on the kitchen counter when I arrived see photo below. A new front door storm shutter key has been placed in the garage storage room for clients return.
10/7/21: Brought in seven pieces of mail with a stack of sales flyers see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both dehumidistat’s to 50% for now to circulate air & help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom right side sink is tagged for a leaking trap.The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 82.9 & 74.0%.
10/7/21: The temporary tag on the vehicle is expired. The right rear tire on the golf cart is flat, severely dry rotted & will not inflate. All the golf cart tires appear to be severely dry rotted.
10/7/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
10/7/21: Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
10/7/21: There was a Fire & ice heating and air conditioning service slip dated 9/29 on the kitchen counter when I arrived see photo below. Checked the water pan in the ac return vent.
10/7/21: The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. The blades appear to be rusted causing it to be problematic. Master bathroom bathtub has patio furniture cushions in it.
10/7/21: Ran water through fridge door. Drained water from system after water was turned off.
