10/12/21: Removed several active hornets nests from the soffits. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. Vines & weeds are growing in the landscape beds. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
10/12/21: Both the garbage cans were full & down by the street when I arrived. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
10/12/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. All the floors will need to be cleaned from the previous rodent activity throughout the residence. The door between the garage & home is closed. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
10/11/21: It appears the armadillo hole is active even though I poured several ounces of cayenne pepper down the hole and placed a bunch off mulch in the entrance last service call. The cayenne pepper is usually effective in keeping the armadillo away, but not in this case you may have to have a trapper out to mitigate this issue. I sprayed and killed about 10 hornets and their nest above your front door entrance, photo below.
10/11/21: Watered the 3 interior plants. Ran shutters up then down. Ran the dishwasher on rinse cycle.

10/11/21: Several pest droppings in the guest bathroom and utility area as reported previously. Some chafing of roof tarp on the floor of the kitchen from the broken skylight as reported previously. The roof tarp is shredding again, so photos. Weeds on the lanai are getting out of control, photos below.
10/11/21: It was warm inside the residence & the ac was blowing warm air when I arrived. I did not find any tripped breakers & could not get the ac to blow cool air. The condenser will not turn on & the ac system appears to need service at this time. I contacted the client & advised them of the situation. The lawn still has a brown spot in the back from the pool overflowing during storms. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 87.7 degrees & 58.5% humidity. Master bath hall temps were 88.0degrees & 60.0% humidity.

An animal is digging a large hole in the front left landscape bed behind the landscape bushes. Both the left & right side master bathroom sinks have been tagged for leaking from the traps when water is running. The garbage disposal is tagged for leaking. I discontinued using it. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
10/11/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. As report previously several smoke detector batteries are chirping. I pulled all the weeds on the lanai.
10/11/21: The gutters along the back lanai appear to be full of leaves & have some weeds growing out of them. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. I could not find any live ants inside however there are many live ants running along the front of the house.

The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
10/11/21: Watered the 1 plant on the lanai. There were 2 pieces of mail, neither appeared important. The wine cooler was reading 50. Dehumidifier was not running & check bucket light was on again. Since I know the hose has very little resistance it must be something about the dehumidifier that keeps filling the bucket and shutting this off. The #22 circuit breaker remains off. The GFI receptacle the car charger I was plugged into is not working, I cannot reset it. I tried but could not go as another outlet, they all appear to be covered by cabinets and the cabinets are much too heavy or close to car.
