Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,060 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/27/21: The dehumidifier read 55 and was running.
7/27/21: Ran the storm shutters up & down. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 44. Watered the plant in the kitchen & rotated it.
7/27/21: Photo of lake below. A photo below of a cactus blown over.
7/27/21: The palm tree on the front of the house appears to be dying see photos below.
7/27/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure the other toilet tank wasn’t running. Both toilets are off at the tank valve. Grass growing in the cracks of the pavers on side lanai, photo below.
7/27/21: The pool pump was on & running. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 50 and water was draining from the hose. Mini fridge in the kitchen was on & cold. Used company issued booties inside. Ran water in the sink on the lanai. Visual check of the boat photo below.
7/27/21: watered the 3 interior plants. The guest bathroom tub water deflector end was corroded and when I turned the water on and it just fell off, photo below.
7/27/21: Turned off the irrigation timer per the client. The sprinklers along the driveway quit running after I turned the irrigation timer off. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom bathtub shower handle leaks when turned on. I have tagged it as such. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 69.9% & 85.2. Made sure to leave the water main on for the pool auto leveler when leaving.
7/27/21: There was a silver jeep in the driveway when I arrived see photo below. Visual check of the boat photo below.
7/27/21: Client advised they will arrange a new hose for the pool auto filler. Visual check of the boat photo below.
7/27/21: Removed a problem solved pest sign dated 7/18 from the front yard. Brought in one piece of mail with some sales flyers see photo below. Checked all damp rid bags. Replaced both bags in the master bedroom closet, a full bag in the back guest bedroom closet & a full bag in the guest bathroom hallway closet. There is some Areca palm debris on the bottom of the pool. Watered the two plants inside by the front door. Checked all light timers. There is mildew from condensation on the air handler in the garage. The stucco is splitting on the front right corner of the house which appears to be a section of metal corner bead approximately 2’ from the ground.
7/27/21: There is green pollen starting to build up on the pool cage & may need to be pressure washed soon see photos below. There is some browning in the lawn on the right side of the house. The master bedroom & back guest bedroom lights are on. Did not run any water per the client.
7/27/21: Portable dehumidifier in kitchen read 55. The guest bathroom sink is tagged for leaking from the trap when water is running.
7/27/21: The humidity level was back under 60% inside the residence after making the last adjustment to the thermostat. Will continue to monitor closely & adjust accordingly. The lawn still has some minimal brown spots on the left side & in the back. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
7/23/21: The pool water level was low at approximately 1” above the bottom of the skimmer port & a little cloudy when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Drove both SUV’s & the golf cart within the community again to keep the schedule. The lawn still has several brown spots throughout. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
7/23/21: Weeds are starting to grow in the pool tiles see photos below. Started the Toyota, moved it out of the garage & let it idle during the service call. I armed the alarm system when leaving.
7/23/21: Drove the suv & golf cart within the community again to keep the schedule. The new half bathroom has not been completed yet photo below. The water main was on when I arrived. I left it on for the contractor when leaving.
7/23/21: The ac system was on & appeared to be working correctly since being repaired after the last service call & the humidity level was back under the acceptable level of 60% inside the residence. I found the thermostat has been lowered to 74 by the ac technician. I raised it back up to the original setting of 80. Will continue to monitor closely & adjust accordingly. Brought in one piece of mail see photo below. The refrigerator door seals had some mildew on them most likely from when the ac was not working & the humidity level went up inside the residence. I wiped off the door seals with some bleach cleaner & some paper towels. Was unable to change the passcode on the garage door opener as I could not find any of the instructions. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
7/23/21: The carper & andrews painters were at the residence when I arrived & there has been some construction inside the residence since the last service call see photos below. Drove the suv & golf cart within the community again to keep the schedule. The lawn still has some browning on the right side see photo below. Brought in a one piece of mail photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house.
7/23/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Had to replace all bags throughout the residence. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
7/23/21: The ac system was on & appeared to be working correctly since being repaired after the last service call. I replaced both ac air filters after eight weeks with the new filters provided per the client & wrote the date of installation on the new filters. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 80 for now to help save on the energy bill.
7/23/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
7/23/21: Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
7/23/21: Opened the latch in the master bedroom closet to visually check the ac air handler.
7/23/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The metal roof appears to be rusting on the edges looking down from the balcony.
