Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/2/21: Pulled an undated pest control sign from the yard. Killed 2 more wasps in a new wasp nest in the right exterior corner of the overhead door jamb.
11/2/21: Watered the 3 interior plants. Circuit break 24 to the fridge was tripped. Reset it and the fridge came back on. Called client to inform and removed the packaged meats, photo below.
11/2/21: Opened all the storm shutters, put all the furniture back out on the lanai, put the curtains back up on the lanai & brought in two pieces of mail see photos below. Photo of the pool below. The bungee cords on the tarps are all dry rotted.
11/2/21: There was a trail of ants on the floor in one of the guest bathrooms when I arrived. I placed two Terro liquid ant bait stations provided from the pantry on the bathroom floor to kill the ants. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by the next service call. The master bathroom toilet has a crack in the bowl on the top of the right side.
11/2/21: The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
11/2/21: Poured vinegar down the HVAC condensation evac tube. I left the door between the home in the garage unlocked as requested
11/2/21: Connected the battery maintainer to the car. The computer was already off when I arrived. I closed the lid. Picked up the check from the kitchen counter. Made sure the water heater, range & ice maker were off.
11/2/21: Dehumidifier read 50 and was running. Poured vinegar down the HVAC condensation evac tube.
11/2/21: Checked the tires on the car & inflated them all to 32psi. There was an Amplified termite & pest control invoice dated 10/20 on the kitchen counter when I arrived see photo below. Turned on the water heater, range, ice maker & left the water main on when leaving for clients return. Ran the storm shutters down & back up.
11/2/21: Portable dehumidifier in kitchen read 38. Watered the plant in the kitchen & rotated it.
11/2/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call.
11/2/21: Removed a problem solved pest sign dated 10/27 from the front yard. Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool auto filler is broken & currently turned off. The pool water level is currently at the optimal level of half the skimmer port. There are some brown spots in the lawn on the back on each side of the pool cage. Visual check of the boat photo below.
11/2/21: Removed a problem solved pest sign dated 11/1 from the front yard. The landscape bushes on the right side of the house around the air conditioner may need to be trimmed soon. There is green pollen starting to build up on the pool cage & may need to be pressure washed soon. There is some browning in the lawn on the right side of the house. Did not run any water per the client.
11/2/21: All the landscape bushes & trees have been trimmed recently. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered the dehumidistat to 50% & the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The tires on the car appeared to be getting low. I checked & inflated them all to 32psi using my cordless inflator see photo below. Visual check of the boat photo below.
11/2/21: The lawn is browning in the back yard see photo below. One of the juniper trees in the front yard appears to have died see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
10/29/21: New sod has been put down in numerous locations all throughout the lawn. Ran the storm shutters up & down. The plastic cover for the pool pump timer is broken off. The garage overhead head door closest to the house has started squeaking & may need to be lubricated soon. There is a hairline crack several feet long in the dining room ceiling just to the right of the kitchen table. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
10/29/21: Photos of the new driveway paver installation below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran the storm shutters up & down. Weeds are growing by the pool. Started the Toyota, moved it out of the garage & let it idle during the service call.
10/29/21: Made sure the water heater, oven & ice maker were off. Found several sliding glass doors & the master bedroom doors unlocked. Branches from the rubber tree on the left side of the house are starting to rub against the pool cage screens. There appears to be some sections of facia rotting on the back of the house above the south pool cage screen door.
10/29/21: The pool company arrived to service the pool while I was at the residence. There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
10/29/21: Removed a Truly nolen pest sign dated 10/25 from the front yard. Some weeds are starting to grow in the pool pavers. Moved the golf cart outside of the garage & checked the water level in the batteries. The bungee cords holding the tarps on the hot tub & outdoor kitchen are starting to dry rot & will need to be replaced soon. Brought in two pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house. Photo of pool below.
10/29/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
10/29/21: Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
10/29/21: The metal roof appears to be rusting on the edges looking down from the balcony.
10/29/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
10/29/21: The wine cooler in the kitchen was on & cold. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered both thermostats to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
