Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/18/21: Checked all damp rids. Had to empty & refill all small buckets & replaced a full bag in the guest bedroom closet.
11/18/21: Drive by. Removed the towels from the refrigerator & turned it back on per the client. The block of ice that was attached to the inside back of the refrigerator was gone & there does not appear to be any vents where the ice was see photos below.
11/18/21: The water main was on when I arrived. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
11/18/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran water through fridge door. Drained water from system after water was turned off.
11/18/21: Brought in three pieces of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The switch for the garbage disposal has quit working properly & now has to be held down to run the disposal. I have tagged it as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
11/17/21: Drive by. Brought all important mail collected during the service call to the post office for forwarding. Photo of the receipt with tracking number below.
11/17/21: Drive by storm prep reversal. Removed the clear storm shutter panels from the front windows & placed them back inside the garage where they were originally found. Opened all accordion shutters & placed the furniture back out on the lanai in the position it was found see photos below. It also appears that some new front doors & screens have been installed recently see photos below. The storm shutter over the front door is extremely difficult to open & close. All the accordion shutters are in need of some repairs or maintenance, pins no longer working, dirty tracks etc.
11/17/21: Brought in six pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. One of the master bathroom bathtub faucet handles is loose. I have tagged it as such. The pool cage & screens have green pollen starting to build up on them and may need to be pressure washed soon. Weeds are growing in the landscape bed by the pool again. Checked all damp rid buckets.

Cleaned up several more dead millipede worms from the floors in various locations throughout the residence. It also appears that management is not cleaning the stairwells on a regular basis & it is full of dead bugs.
11/17/21: Corrected the zip code on all the prepaid mailing envelopes to 03303 per the client. Brought in a large stack of mail, magazines & sales flyers. Sent out several pieces that appeared important. The humidity level was over the acceptable level of 60% inside the residence when I arrived for the second week in a row from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.

11/17/21: Drive by. Put a lockbox on the front door with a key to the residence inside for plumbing repairs.
11/16/21: Ran water into the pool during the service call. Found the pool heater on, shut off. The valve on top of the water heater was off restricting flow to the fixtures, I turned it on. Made sure each toilet valve was off. Checked all doors and windows.
11/16/21: The armadillo hole still appears to be filled in with no activity.
11/16/21: The MB toilet flushed today. The vented door for the HVAC Air handler is in need of cleaning the slats.
11/16/21: Someone has been here since the last service call on 11/2. All toilet seats were down, the stairwell light was on , the downstairs thermostat setting has been changed and the table was back up against the door with shoes under it.
11/16/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
11/16/21: There is an active wasp nest just above the pool heater, photo below.
11/16/21: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube chased by water.
11/16/21: Brought in a new one gallon container of vinegar for the hvac condensate drain preventative maintenance see photo below. One of the valves above the water heater has excessive corrosion on it & has started to drip leak see photos below. It will require a licensed plumber to repair. Will contact the client & advise them of the situation. Did not see any more live ants inside the residence after placing down several ant bait stations on the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
11/16/21: Ran the storm shutter up & down for preventative maintenance. The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
11/16/21: Ran the storm shutters down & back up. Started the car & let it idle during the service call.
11/16/21: Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided next to the air handler & wrote the date of installation on it. The front door handle & the left side living room sliding glass doors were unlocked when I arrived.
11/16/21: The pool water level was extremely low & the pool pump was starting to run dry when I arrived. I set the water timer to run for 60 mins to help bring the water level back up. One of the garbage cans on the side of the house had a bag of garbage in it. The recycling can is full of cardboard. Made sure the water heater, range & refrigerator were off. The lawn has some browning in the backyard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
