Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,124 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/20/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
8/20/21: The wine cooler in the kitchen was on & cold.
8/20/21: Will need a container of vinegar for the ac condensate drain by the next service call. Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
8/20/21: Watered the two live plants on the lanai. The guest bathroom toilet is tagged for filling slowly.
8/20/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
8/20/21: Wine chiller in the kitchen is off & door is open. Mini fridge in bar area is off & door is open. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
8/20/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Watered the four plants in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/20/21: The deadbolt lock on the front door was hard to turn when I arrived. I lubricated the lock making it easier to lock & unlock. Made sure the water heater, range & ice maker were off. Ac air filter was replaced on 6/30. The toilet in the guest bathroom runs. I have tagged it as such. The ceiling fan in the master bedroom is on. Watered the plants in the kitchen. The two plants in the kitchen sink appeared to be dead when I arrived see photo below.
8/20/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
8/20/21: The refrigerator is tagged for not working. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
8/20/21: Photos of construction progress below.
8/20/21: The ac condenser is still loud when running. Was unable to start the vehicle today as the construction workers had the power to the garage door opener turned off & the garage full of building supplies. Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below. The ac air filters will need to be replaced after construction is completed
8/19/21: Brought the car key fob to batteries plus & had them replace the dead battery see photo below. They also put a lifetime replacement sticker inside the fob for proof of lifetime purchase. Just bring the key fob to any batteries plus location if the battery is dead for free replacement. The lifetime replacement warranty has been placed in the clients name & phone number: Robert Luehr 720-226-0101. Will bring the key fob back with me next Thursday when I’m at placida to start the car, let it idle & move it to help the tires.
8/19/21: No workers were present when I arrived. The inside of the residence has not changed in appearance since the last service call.
8/19/21: The entire car has been cleaned & detailed see photos below. There was no evidence of any mold inside the car. Drove the car within the community. Brought a new air dryer, 50’ extension cord & large damp rid bucket for mold prevention in the vehicle see photos below. I ran the cord along the ceiling from the outlet the garage door is plugged into. Turned on the water heater, ice maker & left the water main on when leaving for clients arrival. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
8/19/21: There was a can of soda exploded in the refrigerator when I arrived see photos below. Nothing else is frozen in the refrigerator. Refrigerator temp is currently set at 38F & the freezer set to -2fF. The refrigerator will need to be cleaned. Checked all damp rids. Replaced a full bag in the hallway storage closet. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Watered the three plants according to the instructions given by the clients.
8/19/21: Brought in one piece of mail see photo below. Portable dehumidifier in kitchen read 48. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters are cracked for ventilation.
8/19/21: Checked all damp rids. Had to empty & refill all twelve buckets. Dehumidifier in kitchen read 55. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
8/19/21: The ac thermostat had a warning on the display to change the uv lamp.
8/19/21: Brought in a package that was laying by the front door when I arrived see photo below. Watered the orchids on the lanai.
8/19/21: The lights over the fireplace were on when I arrived. I shut them off before leaving. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
8/19/21: There was no moisture on the refrigerator door seals after turning on the humidity control inside the refrigerator. Closed the shutter over the front door when leaving. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
8/19/21: Replaced the full damp rid bucket in the vehicle with a new damp rid bucket see photo below. All storm shutters are closed.
8/19/21: The downstairs ac air filter was recently replaced on 8/12. The alarm keypad on the wall in the foyer will not stop beeping & I can not figure out how to turn it off. Did not run any water per the client.
8/19/21: The car key fob battery was dead when I arrived & I was unable to start the car during today’s service call. Will be taking the key fob to batteries plus for lifetime battery replacement. I contacted the client & advised them of the situation. Moved all storm shutters up 1/4 of the way then back down. Left one shutter cracked open for ventilation. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
