Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/2/21: Checked all damp rids. The bag in the master bedroom closet was full. I had to replace it with a damp rid bucket as there isn’t anymore damp rid bags available.
12/2/21: The tag on the vehicle expires soon see photo below. Made sure the water heater, range & ice maker were off. The front door handle was unlocked when I arrived. Plants on the lanai appear to be healthy.
12/2/21: Checked the water pan in the ac return vent.
12/2/21: The master bedroom closet light was on when I arrived. I turned it off when leaving. The humidity level was back under 60% inside the residence since the last service call. Will continue to monitor closely & adjust accordingly. Ran water through fridge door. Drained water from system after water was turned off.
12/2/21: Brought in a small stack of sales flyers. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
12/2/21: Made sure the water heater & range were off. Read all notes provided by the clients throughout the residence. The living room & master bedroom right side sliding glass doors were both unlocked when I arrived. I made sure to lock both before leaving. Checked the light timer in the living room. Checked all small damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back where they were found when leaving the residence. Turned off both water main handles when leaving.
12/1/21: Removed a Turf Enough lawn care sign from the front yard. Brought in an adt business card that was attached to one of the front windows when I arrived see photo below. Water pressure has been restored to the residence since the last service call. The humidity level was back under 60% inside the residence since the last service call. The living room sliding glass door tracks have concrete in them & may need to be cleaned out to prevent damage to the lower wheels on the door see photo below. The gutter downspouts need splash guards to prevent erosion of the ground beneath them. Darryl with Water world purification systems arrived at 11:30am to inspect the well system. I stayed with Darryl until he was finished & confirmed that the well & water purification system were working correctly. Darryl found that the water purification system was bypassed & not completed yet. Darryl also confirmed that the irrigation water lines are separate from the house & it is ok to turn the valve off to the house when leaving. The pressure switch was ok & did not need to be replaced. Darryl stated that there was too much air in the water storage tank which caused it to short cycle. Darryl bled the air out of the tank through a valve on the top enabling the pressure switch to work correctly again. After Darryl was finished I went back inside the residence & ran the water again with the water softener on to remove any odors. I left the irrigation timer off when leaving per the client. Contractor access + inspection. 10:45am-12:45pm.
12/1/21: Brought in a package that was by the front door when I arrived see photos below. One of the master bathroom bathtub faucet handles is loose. I have tagged it as such. The pool cage & screens have green pollen starting to build up on them and may need to be pressure washed soon. Weeds are growing in the landscape bed by the pool again. Checked all damp rid buckets.
12/1/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Cleaned up several more dead millipede worms from the floors in various locations throughout the residence. It also appears that management is not cleaning the stairwells on a regular basis & it is full of dead bugs.
12/1/21: Several areas of the lawn have some browning on top see photos below. Brought in a large stack of mail, magazines & sales flyers. Sent out several pieces that appeared important. Visual check of the boat photo below.
12/1/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Both damp rid buckets in the master bedroom closets are full & need to be replaced.
11/30/21: The armadillo hole still appears to be filled IN with NO apparent activity.
11/30/21: The MB toilet tank wobbles a bit but I cannot see that it leaks.
11/30/21: There is a city building permit card taped to the front door, photo below.
11/30/21: Found 3 lights on inside (dining room, hall leading to the garage and the master bathroom light over the toilet). Several items have been moved around mostly from bathrooms. Slider blinds are all open. I also found the water main valve on upon arrival.
11/30/21: Thermos used to 75 degrees, reading 74. Both of my hygrometers have the temp at or above 76 degrees, could be calibration of the thermostat is a bit off.
11/30/21: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube chased by water.
11/30/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
11/30/21: The water valve above the water heater is still leaking from a microscopic hairline crack in the side of the valve which I have circled with a marker see photo below. It is recommended to have the valve replaced at this point. I have tagged it as such. I left the lockbox with the key inside for the plumber when leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
11/30/21: The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
11/30/21: Made sure the water heater, range & ice maker were off.
11/30/21: Floor construction progress photos below. The pool water level was low again approximately 1” from the bottom of the top skimmer port when I arrived. I set the water timer to run for 60 mins to help bring the water level back up. The lawn has some browning in the backyard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
11/29/21: Ran water into the pool during the service call. Made sure each toilet valves was off. Checked all doors and windows.
11/29/21: Stayton Pest control sign in the front circular plant area dated 11/15/21
11/29/21: The shutters have been removed and put away on the shelf. The under cabinet lights in the kitchen were on upon arrival, I shut them off.
