Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,144 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/25/21: The tree that was previously growing under the soffits on the right side of the house is starting to grow back see photos below. Brought in one piece of mail see photo below. Brought in two pool service slips dated 8/12 & 8/19. The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.
8/25/21: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by the next service call.
8/25/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run for 2 seconds.
8/25/21: Poured vinegar down the HVAC condensation evac tube. Found an active pest hole under the AC condenser pad, photos below. Treated entrance with cayenne pepper which hopefully will prevent the return. Eventually this hole will need filling.
8/25/21: All the vines that were growing in the landscape beds appear to have been sprayed since the last service call see photos below. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared important including the chase mail client was requesting see photo below. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
8/25/21: Weeds growing on the lanai as previously reported.
8/25/21: The cover for the front door storm shutter has been reattached see photo below. The electrical outlet for the mini fridge on the lanai is tagged for not working. Breaker #2 for the refrigerator in the garage is off & keeps tripping. There is still a brown spot in the front lawn. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Watered the two plants in the kitchen. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
8/25/21: Two unlatched pool child safety gate, I latched them. Photo of golf clubs below. Home is not very dusty, I tried to write my name on the dining room table (dark) and the glass top breakfast table. That’s not to say they are clean but not as dusty as one might think for all the time in between visits. The GFI the van was plugged into was tripped and I am unable to reset it so I plugged it into the receptacle under the electrical box using the black extension cord that was on top of the gray cabinets.
8/25/21: The residence appears to have been cleaned since the last service call. One of the shower heads in the master bathroom was broken when I arrived see photo below. It appears the house cleaner may have accidentally broke it while cleaning. Removed a problem solved pest sign dated 8/18 from the front yard. Brought in one piece of mail see photo below. The back yard has some brown spots in the lawn. The backflow preventer on the irrigation plumbing on the left side of the house by the water main is leaking. Portable dehumidifier in kitchen read 45.
8/25/21: Brown spot in the back yard just off the lanai door has not improved from previous service call. The water main was on upon arrival. The garage keypad did not open the garage door, however there is a key to the entry door just inside the home front door.
8/25/21: Both damp rid buckets in the master bedroom closets are full & need to be replaced.
8/25/21: Problem solved was treating the lawn when I arrived. Visual check of the boat photo below.
8/25/21: The hedgerows on the left & right sides of the house may need to be trimmed soon see photos below. There is a gutter seam leaking on the lanai to the right of the white security camera. Weeds are growing in the landscape beds. Mini fridge on lanai was on & cold.
8/25/21: Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai.
8/25/21: The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. The blades on the disposal appear to be rusted which cause it to become problematic & start seizing up.
8/25/21: The battery maintainer connected to the vehicle was working correctly again after the last service call. Photos of the current guest bedroom construction below. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly.
8/25/21: Swept dead millipede worms off the front porch. Brought in three pieces of mail see photo below. Made sure to turn the water main off to the house only when leaving.
8/25/21: The weeds that were growing in the pool pavers appear to have been sprayed since the last service call. The oscillating fan in the garage was off when I arrived. I unplugged it from the WiFi outlet & directly into the outlet & it came back on. I plugged it back into the WiFi outlet as the client may have turned the fan off remotely. Irrigation system is off.
8/25/21: The contractor appears to still be working inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on. Left the water main on for the pool water auto filler when leaving.
8/24/21: Dehumidifier read 40 and was running. Poured vinegar down the HVAC condensation evac tube.
8/24/21: Poured vinegar down the HVAC condensation evac tube. Replaced the HVAC filter because the thermostat had an error message saying it need replaced.
8/24/21: I found 2 large dead bugs inside the master closets and about 25 small dead bugs around the master bath toilet. The vent along the hall was removed, photo below.
8/24/21: Debris on top of and bottom of pool. No pool cage work yet. Found water damage under master bedroom large window no worse, as reported last service call.
8/24/21: A couple active wasp nests around the home, example photo below. Something may be going on in a negative way next door, see photo below.
8/24/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
