Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

12/14/21: Met with the Fidelitone delivery drivers from Crate & barrel & let them into the residence for new furniture delivery. I stayed with the delivery drivers until they were finished & made sure it was placed in the living room where the clients instructed see photo below. I did a visual check of the new furniture for any obvious rips, tears or stains. I gave the delivery drivers the tip from the kitchen counter & made sure to lock the front door when leaving. Also brought in a package that was laying by the front door see photo below. 2:45pm-3:45pm.
12/14/21: Both lanai screen doors are locked. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, none found. The right side kitchen sink had several inches of water in it, I drained and wiped out the film that had started to form. The humidity is higher than I like to see. This can be problematic especially with the mild days we are having.the AC system may not run frequently enough to remove the humidity so I moved the theory from 80 to 78 to help mitigate.
12/14/21: I poured vinegar down the HVAC condensation evac tube chased by water. The light over the sink was on wit a note saying it was ok to leave on. Poured a couple of ounces of bleach in each toilet after flushing and brushing.

12/14/21: The MB toilet tank wobbles a bit but I cannot see that it leaks. The master bathroom toilet tank does not fill and would not flush today.
12/14/21: The humidity is too high inside your home so I moved the thermostat to 77 degrees from 83. The mild temperatures outside will never drive the temp inside high enough to turn the AC on when set to 83. Hume will continue to build if it is not removed by running the AC system. A setting of 77 should run the system several times each afternoon and remove some of the excessive humidity.
12/14/21: Both levels of the home have higher than desired humidity levels, I turned the thermostats to 77 degrees to help mitigate this condition.
12/14/21: The humidity is higher than we like to see it, should be below 60%. Humidity is higher this time of year inside because thermostats are set several degrees above the temperature outside during the daytime. In order to use your humidistat as the control feature for your AC to make sure that it runs I lowered the temperature to 74°. This will ensure that the humidistat is controlling when the AC turns. I stayed until the unit turned on and started to cool before leaving.
12/14/21: Closed the lanai blinds. Found a dozen ant hills along the front of the house, photos below.
12/14/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
12/14/21: The leaky water valve above the water heater has been replaced since the last service call see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I removed the lockbox from the front door when leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
12/14/21: Dehumidifier read 40 and was running. Poured vinegar down the HVAC condensation evac tube chased by water. A few dead ants on the master bedroom window sill.
12/14/21: Ran the storm shutter up & down for preventative maintenance. The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
12/14/21: Started the car & let it idle during the service call. Ran the storm shutters down & back up. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I found the thermostat has been raised to 78 since the last service call. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.

12/14/21: Floor construction progress & furniture photos below. It appears some thresholds are still needed photo below. One of the master bedroom window blinds was laying on the floor when I arrived photo below. I put it back up on its bracket in the window. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool water level was low again approximately 1” from the bottom of the top skimmer port photo below. I set the water timer to run for 60 mins to help bring the water level back up. The lawn has some browning in the backyard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
12/13/21: Ran water into the pool during the service call it was within 1 inch of the bottom of the skimmer port, I was able to raise the level another inch. The pool is collecting dirt on the bottom near the spa, photo below. I Made sure each toilet valves was off. Checked all doors and windows. The humidity level was high so i turned the thermostat down to 75 to help start to mitigate the humidity. I waited until the temp and humidity began to come down before leaving.
12/13/21: Watered the 3 interior plants. Circuit break 24 to the fridge was NOT tripped. I kept the thermostat at 75 degrees to help mitigate the higher humidity that is common this time of year. The plant along the garage as you walk into the home (bougainvillea) needs trimmed. As mention before the bush on the right corner of the garage needs trimmed as well, photos below.
12/13/21: Watered all the potted plants on the lanai inside and outside of the hurricane shutter, 15 in total. Watered the 4 plants in the master bathroom. Poured vinegar down the HVAC condensation evac tube then chased with water.
12/13/21: The humidity was high on both levels , more so upstairs than downstairs. I lowered the thermostat 1 degree downstairs and 2 degrees upstairs to help mitigate the higher humidity.
12/13/21: The water main was on upon arrival, off upon departure. There was a noticeable smell of moisture in the air upon entry, I knew the humidity would read high and it did (68%). I have turned the thermostat 73 as I believe the main culprit is the mild temperatures outside not raising the indoor temperature high enough to turn the AC system on. I waited until the AC ran long enough to begin removing the hump, it was down to 66% when I left.
12/13/21: I could not find the gecko you spoke of by phone, but I did see 4 very small droppings on the floor around the TV. There should be far more if it was inside all this time so I believe it is getting in then going out. The humidity is high so I turned the thermostat down to 75 from 78. This should allow the humidistat to control whether the AC runs or not and also should lower the humidity especially during the day.
12/13/21: Visual check of the car, battery maintainer lights were on. Turned the thermostat to 76 from 78 to help mitigate the higher humidity inside.
12/13/21: The client requests the water remain off. The dehumidifier read 52.
