Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,378 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/21/21: Brought in fifteen pieces of mail with a notice from the Charlotte county property appraisers dated 12/6 see photos below. Found the mailbox key after contacting the client. The kitchen drawer on the right side of the refrigerator appears to need adjustment as it was not opening & closing properly see photo below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 20x20x1 photo below. There are no replacements inside the residence. The living room sliding glass doors were unlocked. The right side sliding glass door handle is loose. The top screw holding it in is broken off & the bottom screw is loose see photos below. The living room & all the master bedroom windows were unlocked. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. The water main handle was difficult to use but I was able to turn it off when leaving.
12/21/21: The rusted & broken water main handles have not been replaced yet. There are large fire ant mounds in the landscape beds on each side of the driveway. The pool cage & screens may need to be pressure washed soon. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
12/21/21: Very strong wind gust this morning. There was a large section of metal soffits missing on the back of the house when I arrived see photos below. I found the missing soffit pieces laying on the ground & put them in the garage for now to keep them from blowing around. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The back flow preventer on the water main outside was not leaking today. All the shutters over the windows are closed except for the guest bathroom window.
12/21/21: The lawn needs to be mowed. Turned on all the breakers with a white sticker, made sure the refrigerator doors were closed & ice maker on, put batteries back in all remotes, turned on the water softener & left the water main on when leaving per the client. The smoke detector in the master bedroom hallway was chirping when I arrived. I replaced the battery with a new 9v battery provided on the kitchen table & tested the smoke detector after installing the new battery. The landscape bushes on the front left side of the house may need to be trimmed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap. Visual check of the treehouse.
12/21/21: Removed an active hornets nest from the soffits. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
12/21/21: Very strong wind gusts this morning. The water level was over the dock. Brought in a stack of sales flyers. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
12/21/21: Very strong wind gust this morning. There are several sections of soffits pushed up on each side of the shed see photos below. The solar panel for the security camera was hanging from the soffits when I arrived see photo below. I put it back up in the gutter for now. Left the water main on when leaving per the client.
12/21/21: Made sure the water heater & range were off. All previously tagged items in the residence appear to have been repaired since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the ac thermostat to 74 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors on the lanai are locked. The storage shed may need to be pressure washed.
12/21/21: The water main was on when I arrived. The exterior of the house may need to be pressure washed again soon see photos below. Weeds are growing in the landscape beds see photos below. The security system updated while I was inside the residence. The humidity level was under 60% inside the residence. I raised the thermostat to 73 for now. Will continue to monitor closely & adjust accordingly. Visual check of the new plants see photos below. The plants were wet from recent rain.
12/20/21: Watered the 3 interior plants. Circuit break 24 to the fridge was NOT tripped. I moved the thermostat at 73 degrees to help mitigate the higher humidity. This is common during this time of year with the milder temperatures outside.
12/20/21: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in several pieces of mail, of which 3 I thought you may need to do there are photos below. Left one of my hygrometers inside had to go in twice.
12/20/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The humidity is very high inside the home. I turned the thermostat back to 75 and the humidistat to 60 from 55 as the humidity is much lower this week. The bush on the side of the house is getting out of control and creating a bridge to the roof for pests, see photo below.
12/20/21: Humidity level was higher again today so I moved the thermostat back to 75. The screen tear reported several weeks back is getting larger as reported last service call. There is a freshly dug gopher turtle hole in between the front of the house and the front decorative wall 2 photos below. The back title hole is still active as well as I saw the turtle retreat into it while I was here. Water main was on upon arrival, off upon departure.
12/20/21: The humidity is right where I like to see it so I kept the settings as they were set when I arrived. I found no live ants inside or out. I believe the lawn has not been cut for the past two weeks because the trimming I had to do last call to get to the water main is still in the lawn, photo below. Bushes are getting pretty wild on the one side of the house, photo below. Some popcorn ceiling texture cracking in the bow window area, photo below.
12/20/21: The humidity level is high even at the 77 degrees setting this call so I moved it to 75 and I will monitor again in 2 weeks. I waited until the humidity had been brought down by 3% before leaving to ensure the AC was working properly. There is a freshly dug and active armadillo hole in the landscaping just off the right corner of the lanai (if you are standing inside the lanai), photo below.
12/20/21: Poured vinegar down the HVAC condensation evac tube then chased with some water as the system doesn’t run as frequently enough to produce the water chaser on its own. Brought several fliers in from the mailbox. Removed an Impact pest control service sign from the front landscaping. The pool level is 1/3 the skimmer port. There is a sealed unaddressed letter/card on the furniture out back, photo below.
12/20/21: Removed a lawn care extraordinaire sign dated 12/10 from the front yard. There is still some browning in the front yard. Brought in two pieces of mail with a stack of sales flyers see photo below. The weeds that were growing in the walkway pavers appear to have been sprayed recently. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
12/20/21: I went straight to the pool to check it’s level even before going inside to set hygrometers. It appears someone has been here since my last service call as the secondary door just inside the garage entry door was open, toilet seats in the half bath and guest bath were down and I believe the blinds hand been set differently. The pool level is above 2” from the bottom of the skimmer port, photo below as requested.

12/20/21: Removed an undated custom lawn & ornamental pest control sign from the front yard. Brought in four pieces of mail with a stack of sales flyers see photo below. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged when finished. The alarm system appeared to be working correctly. Checked the light timer by the front door.
12/20/21: Brought in a new package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 70 & the dehumidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.

I lowered the ac to 72 & turned off economy mode for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the guest house needs to be cleaned.
12/20/21: The Areca palm branches are taking over the walkway on the right side of the house see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat but the ac would not turn on. It appears the ac system needs to be serviced. Will contact the client & advise them of the situation. The outside of the house & all the railings may need to be pressure washed soon. Pool construction progress photo below. The registration on the boat is expired.
12/20/21: An Arrow environmental services employee was on the property when I arrived. The network interface box on the left side of the house was open when I arrived see photo below. The lid appears to be broken. The roots have been removed from the potted plants on the lanai since the last service call. The humidity level was over the acceptable level of 60% on both sides of the residence when I arrived. I lowered both thermostats to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. There are some brown spots in the lawn on the left side of the house & on each side of the driveway. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
