Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,389 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/3/22: The residence appears to have been cleaned since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/2/22: Drive by. Brought in three packages that were by the front door see photos below.
2/2/22: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in several pieces of mail, one appeared important, photo below.
2/2/22: The soffits are getting to the point where they could be power washed see photo.
2/2/22: The master bathroom toilet fills very slowly. The pool edge appears to need scrubbed, photos below. The pool lanai screen has been repaired.
2/1/22: The humidity level was well under 60% inside the residence. I raised the thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
2/1/22: Put the empty garbage cans back inside the garage. Made sure the water heater & oven were off. Ran water in the sink on the lanai. Left the water main on when leaving per the client.
2/1/22: Turned the pool heater on to test it per the client. The pool heater would not turn on & had a service light on the display see photo below. Turned the refrigerator off & propped the doors open per the client. The refrigerator & freezer appeared to be working as they were cold inside. Raised the ac thermostat to 85 per the client. The pepper trees are starting to grow over the fence in the backyard again. The gutter along the back of the lanai is leaking in the middle causing a stain on the ground. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
2/1/22: Made sure the water heater & range were off. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
2/1/22: There are large fire ant mounds in the landscape beds on each side of the driveway. The pool cage & screens may need to be pressure washed soon. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
2/1/22: The left side kitchen sink trap is tagged for leaking when water is running. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
2/1/22: The ac thermostat had a blank screen when I arrived. I found the batteries were corroded & replaced them with two new AA batteries enabling the ac thermostat display to come on again see photos below. Both screen doors on the lanai are locked. The storage shed may need to be pressure washed.
2/1/22: Checked all light timers. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
2/1/22: Made sure the water heater, range & ice maker were off. The laundry room & rear entry door handles were unlocked. There are still several sections of soffits pushed up on each side of the back shed see photos below. The hot tub is on & running. Vehicle has been removed from the property. Left the water main on when leaving per the client.
2/1/22: The house has been pressure washed since the last service call see photos below. Made sure all the breakers with a green sticker were off. Visual check of the new plants see photos below. I gave each plant a five gallon bucket of water to help keep them alive.
1/31/22: The tires on the vehicle appeared to be getting low. I inflated them all to 35psi using my cordless inflator. The faint water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Pool construction progress photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai is currently under construction.
1/31/22: Brought in one piece of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
1/31/22: The humidity level was well below 60% inside the residence when I arrived. I raised the ac to 76 for now. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. Photos of the boat & motor below.
1/31/22: Client is aware of the low spa water level. Mud dauber nest are on both entryway ceilings.
1/31/22: Brought in one piece of mail with some sales flyers see photo below. Poured approximately 2-3ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not run water in the right side guest bathroom sink as it is waiting to be repaired.
1/30/22: Drive by. Put both garbage cans down by the street for collection.
1/29/22: Drive by. Closed the lids on both garbage cans & brought in a package that was by the front door see photo below. There was also a notice from the postman in the mailbox concerning the numbers on the mailbox see photos below. It is very windy this afternoon the garbage cans may need to be brought inside the garage for now to keep the lids from blowing open again. Will contact the client & advise them of the situation.
1/28/22: Weeds are growing through the pavers on the back patio see photo below. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
1/28/22: Made sure the water heater was on the lowest setting. All ceiling fans are off. All closet doors are open. Both the guest bedroom windows & one of the dining room windows were unlocked. Mini fridge in dining room was on & cold. Will water the cactus on the next service call.
1/28/22: Met with Walter the roof inspector & let him into the residence for roof inspection. Walter stated that there is a section of roof missing roof shingles & only underlayment is present. Photos of the dryer outlet & vent area below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level level. Will continue to monitor closely & adjust accordingly. The irrigation timer is in the run position. Wiped out the kitchen sink with paper towels after running water per the client. Left the water main on when leaving per the client.
